My unit had a major mold/leak/structural problem and Texas Urban Realty simply put plywood over the damage. They would not let us out of our lease without losing all deposits. We had to ask the City of Austin to help us. The City did fine the property management company, but could not help us ensure our place is safe to live or seek recourse outside of legal action. They take awhile to respond to service requests and don't seem invested in keeping the property nice for tenants. For example, the shared lawn area doesn't have real grass, only dirt and weeds that aren't mowed until they're tall and overgrown. They also destroyed my personal garden and pulled up plants during an infrequent mowing session. As My fiancé said, that's what we get for trying to invest in the property ourselves. Absolutely infuriating. They stole what little joy we tried to create in our home.

We had the…read moreunfortunate experience of 11+ years with this company and are now dealing with $20K+ in repairs due to their lack of management. Properties are barely inspected when tenant's move out and never inspected during the lease. We were constantly requesting pictures of the property and updates on the condition of the property and only getting minimal information and blurry pictures causing damages to go unreimbursed to the owner. Licensed contractors were rarely used causing unsafe conditions for our tenants and we recently discovered overcharges on repairs by their "handymen". They are good about finding renters who consistently pay on time, but the damage to the property due to tenant's lack of basic maintenance required and the management company's refusal to check on the property occasionally during leases has been been very costly. EDITED: Emails to prove that costs were never the main determination on whether to do a repair. SAFETY and necessity were taken into consideration in addition to costs as well as the RECOMMENDATIONS of the management company. Only dealt with Greg if there were issues getting communication with our assigned account manager, which were CONSTANT (again-can prove in emails!).
