Over the summer my husband and I signed a lease for a home that was "move in ready" when we needed it to be. We then paid all of the fees and drove our family across the country to our new home. We had spoken with Lakin about our move in time and date and she said everything was perfect. The evening we told her we would arrive we had not heard anything from lakin about how we would access the home considering she never told us when we could pick up the key. We pull up to our "home" very late in the day to discover someone fully still living in the home we had paid for. We then start calling and texting lakin and no answer.. until we threatened to get the police involved and she answered super quickly. She then claimed she had no idea what was going on and the people in the home must've been squatters and she now has to file a police report. She continues to offer us other properties that are "ready tonight" as if we would ever trust anything this woman has to say again. Weeks and weeks go by waiting for our money to be returned to us since we had to find a whole new home to live in. (We drove across the country with our 2 children and dog and had nowhere to go) Fast forward 6 months later we got a call from a debt collector saying we owe up to 10k in "missed rent" payments on a home we never even stepped foot into. Thanks to Spence properties we were able to find a home perfect for our family and they worked very quickly knowing our situation. Point of this review is to PLEASE not do business with these people. They obviously have no care for their tenants

I can't even begin to put into words how absolutely phenomenal they were! We worked with Kim specifically as our property manager and she was so great. We really liked how their process was set up. If there were any concerns with the property, Kim told us immediately. We ended up moving overseas for 3.5 years and during that time frame, we switched tenants. I can't imagine dealing with all of that while being overseas. We experienced minor tornado damage to the property and Kim was on top of it. She was always open and honest. She kept things fair for both us as the owners, as well as our tenants. We fully trusted Kim and never once had to worry about anything. It was such a huge load off to know we had that! She really was such a blessing. We decided to sell the property in 2021 and got teamed up with Donna. Donna was just as incredible as Kim from the very beginning to the very end. She made the entire selling process super easy. She was open and honest about our options and walked us through every step and answered every question we had. We live out of state and knowing we had someone we could trust to take care of selling the property was a relief. From our end, the selling process was easy. We know that's because Donna is such a phenomenal agent and took care of the heavy load of things on her end. In the eight years that we worked with Assurance Realty, whether on the Property Management side or the Real Estate side, we knew we could trust them completely. The rental company used to be 360 Blue. They were acquired by Natural Retreats, an acquisition not so good for consumers! For the first time ever, we needed to cancel our reservation. WARNING to anyone booking a rental - the non-refundable booking fee is outrageous and obscene. It's so bad, that I will look for other rental agencies in the future and carefully check their contracts. We are still 100+ days from the intended vacation, so charging big dollar cancellation fees seems ridiculous. Beware!!

We checked into black filthy floors including crumbs and a past guests press on nails under the bunks. The counter tops were gritty with sand and the beds were stained including bugs, hair and crumbs/sand in them. After driving from Michigan it's not what I expected such a nice property to look like. We were exhausted and had to try and clean the unit the best we could as it was late. I did call their after hours emergency. They sent an inspector who agreed the unit should not have looked that way all the while complaining of her own medical issues. She brought all clean bedding but we still had to vacuum all the mattresses and change all 7 beds ourselves. Brooks and Shorey promised to send a cleaning crew first thing Sunday morning. I had to call multiple times before they showed up. I felt we deserved better and at least one nights fee comped. Of course they wouldn't do that. Would not recommend booking through Brooks and Shorey.

On move in date only thing that was changed is the carpet was removed and the dirty walls were painted over. Maintenance was terrible. My dryer was slightly broken and it took two months and eventually it to break for them to come fix it. There are a lot of hidden fees that you don't know inform you on when you sign. You pay a pest control fee but pest control only comes once every 3 weeks. The apartment is infested with roaches. They will complain about window units and stuff being stored on the balcony but will have broken washer and dryers outside in the breezeway for months at a time. Bottom line Coastline claims it's a luxury apartment but in reality it's closer to section 8 housing. Stay away
