When I first moved in. The very first night I used the bathroom in the middle of the night. I turned on the lights, roaches everywhere!!!!!! Like everywhere !!!! I never in my life have seen roach infestation so bad! It took months of me trying to fix the problem. Also dog poop everywhere! Literally everywhere! Grass, sidewalks, parking lot. Pools are always closed! This summer I felt like the two pools always closed! Lastly, when I reluctantly renewed my lease. They increased my rent to 2,200 for a Pearl. When I looked online Pearl models listed at 1700 a month. I asked leading agent my rent want being Increased? I was already paying $500 a month more. He said, he had no control, that's corporate they will always increase your rent. The cheaper rent was to get new people in. Forget loyalty ! read more

Absolutely Do Not Recommend Emerald Palms I've been living at Emerald Palms since December, and it has been a nightmare from the start. If you're considering moving here, don't. The moment I moved in, I was greeted by an infestation of small roaches. I had to request fumigation almost immediately, and it didn't take long to realize that wasn't going to be the only issue. Since then, it's been one thing after another. The A/C needed repairs. The shower wouldn't heat properly. The dryer stopped working. The carpet smells old and musty, and there are holes underneath where the flooring is weak. Every month, there's a new maintenance issue, and it seems like nothing gets resolved completely. Worse, this place is not secure. The gates have been broken since I moved in, and there are no security cameras on the property. My car was broken into, and someone stole the rims and tires--left it sitting on bricks. And it wasn't just me. Another resident had the same thing happen the very same night. Now the complex is trying to pressure me with a deadline to come up with the money ($2,500) to fix the damage or else my car will be towed. All of this happened because they failed to provide even the most basic security measures. Emerald Palms is falling apart from the inside and unsafe on the outside. I currently live in this place, been there for 4 months I admit I love the location and how peaceful it feels, now the thing is that there is not one day that I can get home and find it ok, the A/C is always broken, had to by fans because we couldn't sleep at night, is so f*** hot,and still pay around 300 bucks in electricity despite we're never there, the washing machine sound like is gonna blow every time, the fridge barely works, the kitchen disposal!! Forget about it, one of my bathrooms is stuck since we moved, the management of this place is hilarious!!!!!!!! At 30 days after asking for sufficient stuff, they had not approved us. My wife and I have over 740 credit, and make almost 7 times the rent. I live in Emerald Palms I renewed my lease and it has been yet a total nightmare. You have to pay for parking (which I'm willing to do) but the leasing office never communicated with the parking app so I can renew. I sent Julissa multiple emails (again) on fixing the issue until I had to go down to the leasing office, I called and the person I spoke to couldn't find my address and/or appt and hung on me. This community and managers are unresponsive and never helpful. They only way to speak with someone is in person because they never answer phone calls, emails or voicemails. The gate is always open so anyone can just drive right in with out any permission. If you call and ask for help about neighbors being loud any issues, the people working in the office just shrug you off and tell you to email the property manager. Maintenance request are always ignored. The trash dumpsters are always full and smell horrible. The property is a mess with garbage and litter everywhere. If I can input 10 stars I would with no hesitation. My wife and I were eager to find a home. We had to push back from purchasing a home so we needed to jump on leasing contract quickly. The day we walked into Emerald palms we were clueless to the amount of love we were about to receive from ARLY & JULISSA. Both leasing managers were a raise of sunshine during our process, from beginning to end. In less than a week they found us a unit (for which there was a specific unit we fell in love with) and they took that extra mile to make sure we got into the townhome we wanted. In less than ONE week they got us moved in with keys in hand. A wonderful experience is what we got from them. A very sophisticated, helpful and graceful experience. Besides Arly and Julissa being two incredible human beings, we can't express enough how grateful we are to these two remarkable women that gave us nothing less than a top notch customer service and humbly acted quick to find us a home. They lied about the unit being tiled, they gave us the wrong address to move into, they forgot to mention the day we were going to move in, the office was closed, and work orders: prepare to wait months if they even feel like it, sometimes I would have to follow up 5-6 times just for them to look at the problem. And security deposit? They'll make a lame excuse to keep your $500 which only makes sense to them. It would be generous to say their office staff has 3 brain cells combined. I don't understand why they make you pay for a parking and the gates are always open. I moved 5 months ago, and they keep with the same lie "The next week we are going to open the pool". I paid for my parking and always park in the correct way but surprise that the TOWING COMPANY told me that THEY KEEP CALLING FOR TOWING MY CAR EVERY DAY!!! The office staff is so unprofessional you and put a service call to get something fixed they don't call back don't respond they just leave you in limbo. They are taking like $200 from my deposit to "replace the carpet" because appearantly we left it stained when we didn't. They were going to use that money to change the carpet for the next tenants. This place is so annoying my grandma lives here and every time she tries going to the pool it's not open and when i try to call to see their hours nobody every answers the phone! They don't ever answer the phone! Why?! The gate is always open because it is always broken, (the gate is always open, its suppose to open and close, anyone goes in and they dont keep track of it) If a crime were to happen they wouldnt even be able to keep track of who has been in and out of the place, they don't have guards there and the only good thing about it is the gym... barley. I'm a current tenant here and honestly. It's been one of my worst experiences with management as well as the apartment itself. My dryer has not been working since I move in over a year ago. I've been up to the office 7 times for them to fix it over the past year. They have sent people out to look at it but nothing has been done. Instead of being cheap and trying to put a bandage on the situation, the dryer needs to be replaced. I voiced this to them and still nothing was done. It is January 4th 2023. The pool has been closed since July of 2022. If we are to pay $2000 a month for rent with these amenities included, the amenities should at least be working. They aren't. I am no longer able to pay my rent online due to technical issues. I have to drop off my rent check in person every month. This isn't a huge problem but once again I reached out to management and they have done nothing. I've looked at the worse issues that other tenants have experienced in these reviews and it's absolutely ridiculous. The other issue I see is that there is an up trend of broken down cars in the parking lot. My issue is that these cars are never towed and sit for months but yet if someone has a guest by the next day their cars have a sticker on them. I understand it is tenants responsibility to register their guests cars. That same responsiveness to guest cars needs to happen with the cars that are non functional and sit for months. It brings down the value of the property. In summary, this property neither fixes the small problems nor the big problems. Management is very nonchalant towards Tenants issues. My neighboor next door his pick up truck got stolen from the parking lot...the association clean their hands..thanks god his contract was almost done and he moved out 7. Association personnel is rude except for Yolanda she is a sweet heart. My contract is done in a while and of course am out of here...the gate is always open anyone gets. This is quite possibly one of the worst places you could choose to live in Miami. We took on a 15-month lease. Less than a month in, we already wanted to run for the hills. The staff in the office is only friendly up until your signature is on the lease, and believe me, they are kissing your butt like there's no tomorrow up until that point. That's fine, it's a business. After the lease is signed, don't expect anyone in that office to be kind, courteous, or helpful at all. First day, shelves fell down in the closet. Filed a work order. They said it would take 2 hours, and it took 3 days. When they finally fixed it, it took about 5 minutes. Also, the workers did not speak English, so it took more time to pantomime what needed to be done, rather than for them to do it. Secondly, lawn work is done at 7am. And OFTEN. Don't expect to ever sleep in here. Third, they RANDOMLY close the office, which is the only place you can reload your laundry card. So if you need to do laundry, you'll probably end up at the 24/hr laundromat more than once. Fourth, your neighbors... you can hear them all. The walls are so thin, you hear your right and left neighbors, and your upstairs and/or downstairs neighbors as well. And even the smallest sound. Our upstairs neighbor had 3 kids and the woman of the house wore heels ALWAYS... so between her clacking and the kids NEVER GOING TO BED and RUNNING ALL NIGHT, we rarely slept. We complained to the office multiple times and even spoke to the loud neighbors (who stopped answering the door after the first time we spoke to them) and nothing was ever done. Also the AC unit is absolutely garbage, my son who is 3 is always sick because of the AC and I know it's the AC because else where he's not sick but here it's constant. I wish I could give this place a high rating. They did not allow me to transfer my lease to a bigger apartment. The option was available before but they took it away. I became pregnant and ended up just paying the break lease. I cleaned the apartment, patched all the walls, CLEANED, and they still charged me over $700 for cleaning fees on top of my lease. When moving in, I was told I was not able to see the actual apartment but was sent a floor plan and video which had tile but when I moved in, saw it was all carpet. I can hear every footstep of my upstairs neighbor. The A/C needs cleaned air smells moldy, maintenance comes but they just pencil whip it a/c is never cleaned. There is a car who's alarm goes off multiple times a day, nothing has been done about it. She usually parks right in front of our bedroom so it's usually the first thing I wake up to in the morning. Also when I first moved in they said they only have food trucks come once a month into the property. The food trucks come a few times a week now. They hook you in and later start raising up your rent and sending you notices. 1) when I did my welcome package the lady miss calculated and only charged me 1 security deposit. I paid it and moved in. When it came time to pay my next rent they added another month and said I had to comply or else I would be evicted. I showed them the paper the lady had given me and that she miscalculated. I paid exactly what I was told to pay at the time I moved in. Still, they made me pay the additional month. 2) they do not let you pay with check anymore. Mid way through my lease they forced us to pay "online" using their system. Which charges $42 each time you pay. 3) one month the online system wasn't working and they still gave the "4 day notice". 3) during these hard time when almost all of us have been at home because of the virus, they sent out a notice saying we have to pay to register our vehicle. "This is a new procedure "! Or your car will be towed. How heartless and irresponsible is this? My rent started at $1567 and is now up to $1700 for a simple 2 br apartment. And that's not to mention that they come into your apartment whenever they want to do "an inspection " when really they are looking for items and ways to take your money. Don't be fooled into renting here. This is the worse place you could live. The smell, and mold in the apartments. You will not live in peace. If you read those 4-5 star reviews they are all fake. Made up by the staff. Do your homework before you come here. There was a family 5 months ago who had mold on their apartment. Had kids and they would simply clean and do nothing. Avoid moving into this complex if at all possible. Being polite does not always automatically make for good customer service. That being said I've had quite a few issues with the lack of communication with the staff here. In the year I've lived here. First of all if you want something fixed in your unit don't bother using the online maintenance request feature. It's ignored, I have an ice maker ticket still in since the spring....it makes ice but something is wrong with the line and the water was literally poisoning me and my guests. But bottled water and your own ice. Next I had an issue where I had someone try to steal my identity, I moved all my funds to a new bank account and updated my online profile here. For some reason I wasn't able to delete my old account info. My rent has never been late EVER. I paid on time, I TOLD THEM in person the system wouldn't let me take off my old account. My old account was changed a bounced check fee. I asked for it back since they were paid rent on time and once again asked for help to close the account. Miraculously I was able to remove the account but was told there was nothing they could do. Someone at corporate granted me a refund but that's only after I had to get into with them in the office because that was so stupid and robotic. My last personal issue is my lease ended on January 11th and I paid my rent as soon as it posted on their site. I then went down to the office to let them know I'd be staying on a month to month basis most likely only for two months as I have a new job offer and will be relocating. Mind you I paid my rent the moment it was posted. I got no new notifications of some other fee on my account after it was zeroed out. I'm assuming it's the rate adjustment for the rest of the month (by the way month to month they raise the rent on you $400 ). Regardless if that what I owe fine but nope not a phone call, an email nothing I just got a letter attached to my door handle saying tomorrow they plan on entering the apartment, starting the eviction process, charging $50 and any pending legal fees and yada yada. Never in my life have I lived somewhere so tactless and unprofessional. If you never need anything (oh but you will). Maybe this place will work for you but it really does suck. The walls are paper thin, you can literally hear someone talking like they're the next room. I wanted to do month to month because I'm taking a new job with the government but unsure of my new start date or even the location, however it seems I'd rather pay to break a lease at another complex than deal with this horrid complex any longer, I'll be searching tomorrow morning. I lived here for the past 2 years and enough is enough. I have moved to three different units for different reasons within emerald palms. First unit - overpriced due to `Remodeling` which was shitty work to begin with. The sink detached from the granite and I had to fix it myself. Sewer water backflowed into the tub . They never fixed the problem they just said it seems to be ok now. You can heaR absolutely everything upstairs. From the toilet flushing, to the bed rocking, to people yelling. Second Unit - I moved to the townhouse cause I thought maybe it would be better since I won't have any neighbors above. Everything was ok until Hurricane IRMA. The humidity got inside and mushrooms started growing on the walls which looked like mold. I had the manager which is very unprofessional assess the problem and she made us feel like we were just trying to move again, which is the last thing we wanted cause let's face it , who the f**k wants to move every 4 months. She resolved the situation by moving us to a different townhouse in which everything was old and outdated and damaged.I lived in this townhouse the longest and the Water heater and AC broke every month in which the carpet upstairs got stained with water which penetrated the downstairs ceiling. I give the workers 2 stars because at least they fixed it but make sure you know spanish to communicate with them. The pool was filled with teenagers doing drugs and having sex during after hours which they never enforced because there is no security guard or cameras. So finally I decided to move this fall to a much better place. I could keep going and going about how terrible this place was but my review would be even longer. This place made me go into depression. I felt that I worked very hard for my money and should at least felt proud in the place that I lived. I never invited friends because it was beyond embarrassing having them see the ceiling damages that were never fixed but reported countless of times. To sum up think twice before moving here. Ps. Before we decided this was the place we liked, my husband and I read some bad reviews of past neighbors from Emerald Palms about their complaints with the old administration. Even though we were pretty skeptical after reading them, since we liked the place so much we decided to give it a try. We have been living here for a couple of months and since the day we moved in we have had any issues or complaints with the new administration company at all. Just a small issue with a door and as soon we notify them they sent the repair guy to fix it immediately. They are all very nice. My complaints are with some neighbors. If you want to move here or if you live here already keep in mind you are not the only one living here. Try to be a little more civilized and considerate to your neighbors and the place we ALL call home. When you park, those white lines that divide the parking spaces are there for a reason. Instead of taking 2 parking spots with only 1 car, take 1 like everybody else. For the ones that also live here just like you and come home after a long day at work can also have a decent parking space as you. If you have a dog, bring a bag and PICK IT UP AND CLEAN AFTER IT. Because its YOUR DOG, its not my business or responsibility, neither I or my family have to tolerate your lack of consideration. It is YOUR PROBLEM not mine. Please keep it always in mind because like a lot of other neighbors, I personally will be taking pictures and reporting it to the administration. Emerald Palms - Apartments Near Me - Miami, Florida

This is not a gated community, the gates are left open most weekends, and there is no guard at any time. When I first moved in there was for the first year but a new company began managing the property and they got rid of the guards that manned the entrance from 6pm to 6am. The gates are constantly broken by visitors who try to piggy back into the property and the security cameras are clearly not rolling because no one is ever fined or held accountable for the damages. The manager is completely unprofessional, sarcastic, and cynical. Perhaps most residents are unhappy with management and they are rude when they interact with them so they've adopted a defensive attitude and treat everyone the same regardless of how small you try to make yourself seem to her to avoid her lashing. Because there is no security people from outside the community come to the pools (one which was closed for almost the entire summer) and trash the patios, play loud music, smoke and get drunk around the children. There's also no solution to rowdy/loud tenants. There are way too many accidents happening right outside of the gate. To some degree management is at fault. There's a bus stop at the gate of the property and parents come in their cars and park all around the entrance, so if you're trying to make your way out to work during this time it's impossible to see if there is oncoming traffic and pull out of the property safely because these parents are blocking visibility with their vehicles while waiting for the bus to pull up. This could have been resolved easily but they choose to not get involved despite the high frequency of accidents. I at one point was hit by a car while crossing the street, in the crosswalk, while walking my dog...not managements fault but just a warning as to how bad and dangerous this entire intersection is. Often times local businesses or random people come onto the property to dump their garbage on the property; again, no security to stop this. At one point I witnessed a physical fight between tenants and people who came into the property but didn't live there. These tenants were always having conflicts and shouting matches OUTSIDE of their home and in front of many, many other residents who would report the incidents and yet they were never kicked out of the apartments. The two stars are for the spacious bedrooms and high ceilings, nice main pool area, and a newly constructed playground... However... this property has multiple buildings and they're all from different eras! Some are carpeted, some aren't; some are more spacious than others; some have modern appliances and nice countertops and others are very dated; some have washer/dryer in unit others don't. I was tricked into believing I was moving into an updated apartment but wasn't able to see it because it was occupied. After signing the lease and seeing it for the first time I found hideous countertops and tacky cabinets inside. The main pool is beautiful, and the property in that area looks nicely trimmed and well kept...but this is not true for the entire property. Look around each building and you'll find that you can't make it through some areas without rubbing up against plants. TLDR: For the price, it's not worth it. Management is impossible to communicate effectively with and you have to accept that you'll have to bite your tongue about any problems you may encounter once you've signed a lease. read more

Emerald palms is a great place to live each apartment includes special house guest at no extra charge! Mine came with worms! :) Being new in town I found this amenity extra helpful. After a long day of work you can come home a relax by the pool. Just make sure your out by 5 because that's when the pool closes and you don't want to get evicted now do you??? I was lucky enough to get the romance deluxe package. You can guarantee this package will always put you and your special someone in the mood with the sexy, soothing sound of fresh water running through your toilet you will never get rejected. you will also never get bored living here because something will be broken and you will have to call the apartment complex repeatedly to get anything fixed. In all seriousness this apartment complex is terrible. the door fell off the laundry room (never fixed, obviously), our washer broke, our washer flooded, two of our three restrooms flooded, our stove vent broke, as I already said my toilet was running and that was never fixed (they even thought I was lying about it running so I sat in the restroom with my phone and took a video of it running to prove I wasnt lying), the gate was broken for awhile, they told me they would set up a gate code for me so I could call my phone and get into the gate and they set it up to the wrong number when I asked them to fix it they never did, and the ac wasnt working for awhile and this was all just during our 7 month lease. we should have known not to move here when they gave away our apartment AFTER we mailed in our deposits. They only had apartments available that cost more once we actually arrived in Miami. I even went to talk to management so they could make up for everything and they told us they was nothing they could do and that we shouldnt be upset about our apartment issues when people are dying all over the world!!! They actually said that... What a joke!! I just saw what the new management posted... that's all a lie I spoke to management several times and they were NEVER helpful. I lived here for two years. It was very inexpensive so if that's what you are looking for this is your place. But if you would like to be treated with respect and have some transparency with the leasing staff I would keep looking. Even though there were three bedrooms available they would not allow us to transfer to one of them and would give no reason. Rather than email or call residents when they have an issue they send someone around late at night to post notes on the door. The fake wood floor in our apartment was in poor condition when we moved in but because we got some paint on the floor I expected to have to pay for some of that. Even though I had the apartment professionally cleaned they charged me $700 for the paint on the floor. The floor in the entire apartment was not worth $700.00 and it is ironic that they charged me the exact amount of the deposit. It wasn't until I moved out that I saw they had done this same thing to someone else. Don't move here if you want to live somewhere where the leasing office answers the phone, gives you 24 hours notice to enter your apartment, and understands the concept of customer service. There are many apartments in this area that will give you that and my family and I are so happy to have moved away from the nightmare of the last two years. It was actually a shock to be treated with such respect at our new apartment and I wish I had broken the lease and moved much earlier. This is by far the worst apartment complex and it is a scam! We rented their "Hospitality Suite" (joke, right?) for our trip and they had NO SMOKE DETECTORS... Um safety violation?!! Ants and cockroaches everywhere, no lights, cable was missing? Apparently it is not included since they didn't pay their cable Bill for a few months, according to Comcast when we called. Guess they steal it since they can't afford to give us our security deposit back even though we have 2 signed. contracts from the management company stating they owe it to us. #Grandpeaks and #Emeraldpalms will not honor their contract! read more
