I feel sorry for people who buy their homes w/o inspections or use an inspector like the ones that I've used in the past. I had no idea that this is how it should be done... The house that I ended up purchasing was inspected by Adam for the SELLER before he put it on the market. I was BLOWN AWAY by the extensive amount of detail, pictures, and the summary + explanation of issues to address immediately, or in the near future, that was in Adam's report. It was clearly evident that Adam had gone through the house with a "fine-toothed comb" and disclosed even minor issues. I've purchased a few homes before, and received a checklist-type report a few pages long, no pics, no recommendations or explanations, once even after an inspector went through an entire 4,000sqft house in only an hour with my husband. Worthless. After I purchased the house, Adam actually went through the entire report with me (since it was done pre-sale for the seller), while going through the house and explaining everything clearly and thoroughly. I cannot stress enough how INCREDIBLY helpful this was, and was obviously above and beyond what he had to do. NO COMPARISON!!

His experience and sharp eye saved us from one disaster of a home and made us feel very confident in another that turned out to be just perfect. Though we had to pay him for each property, it was well worth it. We can not fathom possibly having made a multiple 200k+ mistake over a couple hundred bucks of service fees. I would have used Jerry several more times had we not found the right property for us. Do I like putting my money out the window for a home inspection multiple times? Of course not. That's why you learn to have a sharp eye for yourself prior to hiring a home inspector. Thank you Jerry for your hard work & professionalism. We really liked how you were easy to speak with and made us feel you really were there for us. You have a guaranteed life-long referral from us! ____________________________________________________ NEW CONTENT BELOW - LEFT ABOVE INTACT SO YOU CAN SEE HOW MY OPINION HAS CHANGED ____________________________________________________ After my wife & I bought our home and actually started living in it we discovered a few very simple things Jerry SHOULD have easily noticed; things that could have given us a few thousand dollars' worth of bargaining power in negotiations. A small list: Our bathroom fans - they're not properly vented to the roof. They vent to the attic. Jerry told us that our master bathroom vent was definitely vented properly to the roof while the others were not (3 bath total). Later I found this to be false. They're ALL vented into the attic - something that WILL eventually cause wood rot on the structure in the attic if not corrected. He could have found this out in minutes had he actually gotten into the rather easily accessible attic. Jerry doesn't get in the attic, or even on the roof for that matter. He uses binoculars and finds other minor things to notate to make it appear as though he's being thorough. NONE of our outlets are GFCI (ground fault circuit interupt). We have a hot tub and this is something that it's 100% NECESSARY to have one on. Jerry never mentioned it. SAFETY ISSUE!! I'm griping about this because when we used him for the 1st of our TWO home inspections he was quick to point this very same thing out there. The caulking on the exterior of the house is in bad shape and needs repair - again, something easily noticed by a trained eye that should have been mentioned. Are these relatively small things? Yes - however when purchasing something as expensive as a house they can really add up to some serious leverage when discussing with the seller what needs to be fixed/updated or having the price adjusted based on your need to do the things yourself. His fee was $385 after a $100 add-on cost for a radon test. You can do better - keep looking for a different person - and find someone younger & healthier who can actually get in the areas NECESSARY for properly inspecting a home - DON'T BE SHY ABOUT WANTING THIS - CONSIDER HOW MUCH MONEY YOU'RE PUTTING OUT THERE IN YOUR FINAL PURCHASE. You need it done right, the FIRST time - you'll really only get ONE SHOT at an inspection on the home you want.
