    I rented with RCPM for two years and three months…read more Perhaps two or three times, I had to make late payments for rent - but I never once failed to pay my dues in full, including their $80 late fee. Perhaps this is due to the fact that I have always rented through my adulthood, but I have never once had to change my own A/C filter at any other residence. It was not communicated to me that I, the renter, was responsible for this - furthermore, it was simply something I was not taught. When my A/C malfunctioned the first year, they responded to my call for maintenance and then informed me that I needed to change my filter and waited too long to do so, so they sent me a bill for $250 (yes, we are talking about the same air filters that are $10 or less at any grocery store). And after this, they did not even replace it - I had to do that after paying their bully money. That was when I first learned that they would exploit me at virtually every conceivable opportunity. My unit was a duplex; the first neighbor I had was an erratic, drug-abusing, deeply mentally ill criminal who regularly stole from my mailbox or anything that was delivered to the porch, harassed me daily for the whole of the eight months we were neighbors. Even with the ring camera evidence I provided (after purchasing one for this purpose) my landlords did nothing to remove this man from their property and I essentially was on my own dealing with it. I personally had to get him hauled away by the police. Mind you, the neighbor was "evicted" in November; it was not until I made a well-timed call to law enforcement the following February that he finally was taken away after squatting all those months with no action from RCPM. After all of the money (at least $500) lost from his theft and stress endured from this situation, I set up a meeting with my landlords and plead my case to them. They granted me a one-time credit or $100 to next month's rent. Okay, I thought, better than nothing. When this year rolled around, the property experienced a leak - which was in the middle of the yard, halfway to the street and clearly had nothing to do with me - causing my utilities to skyrocket to over $900 a month for about four months on end. Not only did I front every bit of that money to utilities while they took that much time to fix the issue - I still never missed rent, not once. I had to plead with them, implore them time and time again for week after stressful week for assistance and when it was all said and done, they credited to my rent a single bill totaling around $480 to my rent for a month. That may sound nice, but considering I spent nearly $3500 total paying for water I was not using, it is safe to say that this property manager owed me dearly. Still I was kind, undemanding, and let bygones be bygones. The leak returned short months later, spreading across the carpet in both of my unit's bedrooms. I should mention - I have an emotional support certified German Shepherd. She managed to break through the spare bedroom door - a self-made doggy hole that I had already begun shopping to replace. When the carpet leak persisted, I finally relented and called them to request maintenance, fully expecting that they would use this as an opportunity to charge me exorbitant rates to fix despite both my lack of culpability in the leak, their forgiven several-thousand-dollar debt to me, and my efforts to self-fund repairs at least of the door to start. Hours after maintenance left, they sent me a non-negotiable eviction notice without a word. This company does not care for its tenants a single iota beyond what they can provide - or, rather, what they can bully out of you. Never in my life have I had to endure such egregious, unethical, and entirely diabolical treatment from any landlord. They stole thousands from me. They treated me as though they owned me. And even through all of the hardship that I had endured at their hands, they responded by making myself and my dog homeless. I reckon they decided they had squeezed me for all I was worth and were not making enough profit off me any further. RCPM is a sociopathic entity. They will use and abuse you until they decide your usefulness has run its course and then they will utterly dispose of you. I fear renting in any capacity solely due to the way that this property manager treated me. I write this not to attempt to cause them harm, but to have some small chance at sparing someone else this stress, loss, and heartbreak that they will make a point to put you, as a renter, through. Whomever reads this: you deserve better. Their rent may look affordable compared to other properties in Huntsville. I implore you: do not fall for it. It is not worth what it will cost you in the long run and the hands of these frankly vile, megalomaniacal, greed-fueled people. Do not be exploited: do not rent from RCPM.

    I had some maintenance work done at this house I am renting and needed an exhaust fan installed due…read moreto it not having one. They management sent a technician out to address this issue pretty quickly and I thought that was a good thing at first. After I get home from having the technician come out to install this exhaust fan, I noticed walking into my bedroom that there was debris from drywall all over my floor in the bathroom and part of the flop I. The bedroom. there was also debris from the drywall on the mirror in the bathroom, the toilet, the sink, and some even in my bed for some reason. I informed weaver holding about this issue regarding how the technician left the property from the installation and they commented back saying: "Thank you for taking the time to share your feedback regarding the recent exhaust fan installation. We appreciate you bringing your concerns to our attention. After reviewing the photos provided and conducting our own assessment, My observation indicates that the dirt and debris shown in the bathrooms and the bedroom floor are not a result of the vendor's work and appear to be consistent with tenant-related cleanliness rather than damage or mess caused during the installation. Based on this review, cleaning of these areas will be the tenant's responsibility. That said, we do acknowledge your concerns regarding the condition of the bathroom ceilings. The vendor who installed the exhaust fan was not responsible for ceiling repairs or painting. To address this, we will be issuing a separate work order to the appropriate vendor to paint the ceilings in both bathrooms to ensure they are properly finished. We appreciate your patience as we coordinate this additional work and your cooperation in maintaining the interior of the home. If you have any further questions or notice issues directly related to completed maintenance work, please feel free to contact our office. Sincerely, Rod Weaver" I am leaving this review because I don't appreciate that they people I rent from tells me that cleaning behind someone they sent to the house I am renting from is my responsibility as if they are paying me part of the money to do the repair. telling me it my responsibility to clean up is a no brainer that I already knew. Instead of asking more questions or trying to see what happened they simply say it not the installers fault to clean up behind themselves let alone put a simple paper or plastic down before cutting into someone's ceiling. The workmanship was bad along with all the debris left everywhere uncluding square cut out of the ceiling in the bathroom trash can. But they look past all that to tell me it's my job to clean up. I have never seen a company send someone out to do any kind of drywall ceiling repair or install and not have to put something down to walk on first so they done remake a mess, let alone leaving it the way they did and just get away with it. I want to know who the technician was they sent so I know to not use them for potential future repairs needed anywhere. And I am extremely disappointed at the company I chose to rent from.

We have lived in the property for a little over 2 months and items that were supposed to given to us in working order are still not repaired. Rod Weaver along with his other associates should not be allowed to work with people especially considering they lack serious customer service and to be quite frank any integrity what so ever. Renters beware, the home we rented was completely misrepresented as photos posted were not an accurate description. I reached out to Rod many times and even welcomed him to come see the home prior to moving so he could see with his own eyes the issues that were present. Saying the home was not clean is an understatement to say the very least. He stated " I will not expose myself to COVID-19 by entering the home." Kind of ironic as then expected us to expose ourselves, children, and movers as the home had clearly not been properly clean and sanitized before us moving in. The blinds were broken and covered with a thick layers of dust, walls were marked and all scuffed. Flooring was dirty and carpet stained. The previous tenants had left garbage in the garage as well as other items. Black Mold in the Shower, Dishwasher wasn't working, Dryer was broken, Refrigerator taped together and making loud noises, these are just a few of the issues that we have encountered. We had to completely re-grout the shower because the mold would not come off even after using 2 bottles of bleach. Our move in day was December 29 and we couldn't even sleep there for a week in a half due to the amount of cleaning and sanitizing that had to be done. At the very least they could have taken accountability and apologized but at no point has anyone from Weaver Holdings apologized or uttered any words of kindness or remorse.

Yet we never received any paperwork to end our lease and I'm still receiving payment invoices. I've been told that it's just an administrative issue -- so fix it!! I've rented for 30 years of my life and this is by far THE WORST experience I've ever had with a management company. I'm thankful that the home owner was great--and just as frustrated with them. I don't understand if the blame falls with the property manager (who comes across as a nice guy) or the company. It's just really poorly operated.
