A little background - I am…read more64 (almost 65), single with several chronic medical conditions - diabetes, vascular disease, congestive heart failure, bone on bone knees, failing eyesight and alopatia. I have had all the toes on my right foot amputated. I am alone and on Social Security as my income, which is lower than poverty level. The previous landlord was neglectful in fixing anything that broke down in the house to the point that there was black mold growing in the dishwasher, which landed me in the hospital. On top of that the rent was $1,400 and my income was $1,773. Obviously, I couldn't make ends meet. I asked her to lower the rent, but she didn't even respond to my request. Then she served me with an Eviction notice. I was on the verge of being homeless, with 2 big dogs and a cat. Then I got a notice that the current landlord was fired, and Endeavor took over the property. Lindsey, the new landlord with Endeavor paid me a visit to discuss my situation. Turned out I knew her from a tour when I escorted her at Remington Arms here in Huntsville. I explained my situation, and she listened to my story. 2 days later she contacted me - she had gone to the owner of the property and told him about my circumstances. She let me know that the owner decided to cut my rent in half, forgave the unpaid rent that I had accrued and replaced the dishwasher and oven/stove, fixed the toilet, did an inspection and will be following up on the areas of the floor that need to be addressed. I broke down crying!! The kindness of these people is something I had never experienced in my life!!! I went from fear as to what my future held to joy and humbled gratefulness. God had sent an angel to my rescue!!! This is a place that I will live in until my end. Thanks to Lindsey and the owner of the property my future is no longer fraught with dire worry and stress. I am so grateful that Endeavor took over management, and I tell everyone I know about how wonderful they are as landlords and truly compassionate people. Lindsey and Brittney did a thorough onboarding inspection of both properties to advise me on the current condition of each home (this was never done by the prior management company) and provided feedback on what to expect down the road. On day one, they had hit the ground running with a large unit turn in one of the properties, keeping me in the loop every step of the way with all the maintenance they had to facilitate to bring the property back up to snuff. They promptly found a replacement tenant with a 10% increase over the rent the prior management company was able to negotiate. Their monthly financials are easily accessible through an online portal and they include electronic copies of invoices for easy reference. Year-end financials and 1099s are also available through the portal, making tax returns a breeze. Most importantly, they are always prompt to respond to emails (24 hours MAX, most of the time they respond within an hour) from me or my tenants, and any time an issue arises, they reach out to me with possible solutions in lieu of simply presenting the problem. I can't give them enough kudos for their professionalism and eagerness to get the job done!

    I rented with RCPM for two years and three months…read more Perhaps two or three times, I had to make late payments for rent - but I never once failed to pay my dues in full, including their $80 late fee. Perhaps this is due to the fact that I have always rented through my adulthood, but I have never once had to change my own A/C filter at any other residence. It was not communicated to me that I, the renter, was responsible for this - furthermore, it was simply something I was not taught. When my A/C malfunctioned the first year, they responded to my call for maintenance and then informed me that I needed to change my filter and waited too long to do so, so they sent me a bill for $250 (yes, we are talking about the same air filters that are $10 or less at any grocery store). And after this, they did not even replace it - I had to do that after paying their bully money. That was when I first learned that they would exploit me at virtually every conceivable opportunity. My unit was a duplex; the first neighbor I had was an erratic, drug-abusing, deeply mentally ill criminal who regularly stole from my mailbox or anything that was delivered to the porch, harassed me daily for the whole of the eight months we were neighbors. Even with the ring camera evidence I provided (after purchasing one for this purpose) my landlords did nothing to remove this man from their property and I essentially was on my own dealing with it. I personally had to get him hauled away by the police. Mind you, the neighbor was "evicted" in November; it was not until I made a well-timed call to law enforcement the following February that he finally was taken away after squatting all those months with no action from RCPM. After all of the money (at least $500) lost from his theft and stress endured from this situation, I set up a meeting with my landlords and plead my case to them. They granted me a one-time credit or $100 to next month's rent. Okay, I thought, better than nothing. When this year rolled around, the property experienced a leak - which was in the middle of the yard, halfway to the street and clearly had nothing to do with me - causing my utilities to skyrocket to over $900 a month for about four months on end. Not only did I front every bit of that money to utilities while they took that much time to fix the issue - I still never missed rent, not once. I had to plead with them, implore them time and time again for week after stressful week for assistance and when it was all said and done, they credited to my rent a single bill totaling around $480 to my rent for a month. That may sound nice, but considering I spent nearly $3500 total paying for water I was not using, it is safe to say that this property manager owed me dearly. Still I was kind, undemanding, and let bygones be bygones. The leak returned short months later, spreading across the carpet in both of my unit's bedrooms. I should mention - I have an emotional support certified German Shepherd. She managed to break through the spare bedroom door - a self-made doggy hole that I had already begun shopping to replace. When the carpet leak persisted, I finally relented and called them to request maintenance, fully expecting that they would use this as an opportunity to charge me exorbitant rates to fix despite both my lack of culpability in the leak, their forgiven several-thousand-dollar debt to me, and my efforts to self-fund repairs at least of the door to start. Hours after maintenance left, they sent me a non-negotiable eviction notice without a word. This company does not care for its tenants a single iota beyond what they can provide - or, rather, what they can bully out of you. Never in my life have I had to endure such egregious, unethical, and entirely diabolical treatment from any landlord. They stole thousands from me. They treated me as though they owned me. And even through all of the hardship that I had endured at their hands, they responded by making myself and my dog homeless. I reckon they decided they had squeezed me for all I was worth and were not making enough profit off me any further. RCPM is a sociopathic entity. They will use and abuse you until they decide your usefulness has run its course and then they will utterly dispose of you. I fear renting in any capacity solely due to the way that this property manager treated me. I write this not to attempt to cause them harm, but to have some small chance at sparing someone else this stress, loss, and heartbreak that they will make a point to put you, as a renter, through. Whomever reads this: you deserve better. Their rent may look affordable compared to other properties in Huntsville. I implore you: do not fall for it. It is not worth what it will cost you in the long run and the hands of these frankly vile, megalomaniacal, greed-fueled people. Do not be exploited: do not rent from RCPM.

Despite these repeated requests, I have not received my deposit or an itemized statement explaining any lawful deductions. It's now July 16th, still no response. I could never simply call the office. I had to text the property manager REPEATEDLY until he responded. I couldn't have been more thrilled to move out. Yet we never received any paperwork to end our lease and I'm still receiving payment invoices. I've been told that it's just an administrative issue -- so fix it!! I've rented for 30 years of my life and this is by far THE WORST experience I've ever had with a management company. I'm thankful that the home owner was great--and just as frustrated with them. I don't understand if the blame falls with the property manager (who comes across as a nice guy) or the company. It's just really poorly operated.

I was only a renter -- not staff, not management, not his personal accountant -- yet somehow Scott managed to dump his own responsibilities onto me like I was supposed to be running his business for him. He messed up my rent for an entire year. Not a month, not a quarter -- an entire year. And when I dared to ask for clarity or documentation, he tried to flip the blame onto me, as if it was my job to fix mistakes he created. The level of unprofessionalism is unreal. And anytime you push back or point out an inconsistency, Scott immediately goes into his predictable routine: "Shannon Mitchell is my lawyer." He throws that name around like it's supposed to intimidate someone, when really it just shows he has no confidence in his own work and hides behind someone else the moment he's challenged. Scott tries to act like a bully, but the act falls apart fast. It's all bluster, no substance. He comes off like someone desperately trying to cover up how unqualified he is. The wild part? He seems totally unaware of how badly he represents the company or how much chaos he causes simply by doing his job poorly. Golden Rule Real Estate itself is a disaster zone of inconsistency and zero accountability. Paperwork never matched, numbers were all over the place, and every document had to be treated like it came from a random generator. Errors weren't rare -- they were the entire experience. If you value your sanity or your wallet, avoid this company at all costs. There are plenty of property managers who actually understand professionalism. Golden Rule -- and definitely Scott -- is not one of them. Ok then why did you just send me an email threatening to sue me for this honest review I've posted? Very shady in my opinion. My rent was mishandled for a full year, promised work-for-rent agreements were mismanaged and underpaid, and my personal tools were never returned despite promises.
