Open garbage dumpsters in the maintenance yard near the center of community. This site is not maintained, smells and is rat infested. The site is also surrounded by senior retirees with limited resources. Their homes have been made worthless and they are forced to live with this abuse. I had been staying in a camper at Pioneer village due to Hurricane Ian. At the end of the program Florida was able to donate the campers to the victims of Hurricane Ian but the management company of pioneer village wouldn't allow them to stay long enough past the program ending date of 7-31-24, even if I paid the lot rent daily. I don't understand how pioneer village has any say over what happens to someone else's property but I will say that the owner of ELP has no heart to throw people out on the street, most being disabled. In Trinity Florida there is an ELS property Country Place. They do not care about senior citizens and increase the lot rent every single year and it is outrageous. I just recently sold my home there and I will never buy an ELS property again. The lot rent is high and the gate was always broke all the time. They just get by with barely fixing things or not replacing at all. Do yourself a favor never buy a manufactured home in any of their communities. Management of Colony Cove is terrible. The General Manager is a vindictive BULLY. File a complaint with upper management and you are in for retaliation. After filing complaint, General Manager showed up at my house with an envelope. Not home but have a camera system. He rang bell, then left after 45 seconds placing card in door. Turns out it was an ELS Thank You notecard. Hand written was a message that said. Thank you for your recent comments. If you would like to discuss further make an appointment with the General Manager. The note was unsigned. These were delivered to 4 or 5 residents that complained about the same issue. read more

I own a park model in Ramblers Rest Resort. Ive owned in the park since 2020. Last year I turned in paperwork to purchase a second unit. I was turned down before the day was over. My 50.00 background check was not returned, but cashed. I was told the reason I was turned down by the manager Jean, and office staff Chris was because the three months of bank statement (50k) attached to the application, was not accepted even though its one of the four options of proof of income, on the actual application paperwork. I asked for a copy of my file. Chris told me it was not my file it was her file, and no. So they ,Jean, and Chris wanted 2 years of my back taxes. The people who wanted my personal information can't even get the front safty gate working properly or gate passes made. I have now asked several other owners based on my experience, what theirs was..... 99% of the other owners just bought the second unit with no questions asked. So DISCRIMINATION is the only possible answer. I did qualify.The job of the office is not to pick and choose who's paperwork gets submitted. Their job is to make sure the people who buy are qualified! Not based on skin color, sexuality, religion or anything else. I was then, and am now still qualified! So I'm sad to say if you are made of something other than ,what the employees view as acceptable, you are turned down for you second unit, or first, or visiting, or return visiting to Ramblers Rest Resort 1300 N River Rd in Venice Florida. Lot rent is over $950.00 per month and it goes up every year. I moved in 4 yrs ago and was paying $ 650.00 per month the only amenities we get is having our lawn mowed, basic cable and water. The home owners are responsible for all the upkeep of surrounding trees and bushes. During hurricane season in Florida they make no attempt to trim branches on the trees, it is the homeowners responsibility. Eventhough they are not our trees. There are potholes in the neighborhood and when I drove into one because it was filled with water I had a blowout on my brand new car and they refused to reimburse me. My air conditioning broke after one year of use and although it is covered under warranty it will still cost me over $500.00 to repair for the labor cost read more

ELS is a horrible property manager. I pay almost $1000 month for lot rent which is supposed to cover amenities. Poor was shut down about 25% of last year. They lie about fixing things and act surprised to hear that something is still broken. They are horrible communicators and instead of meeting with our entire HOA board they only want to meet with 2 at a time and only twice a month... There are WAY too many problems to address things with no follow up twice monthly. They want to build a trailer park adjoining our park and have one entrance for both. Not a good option for our park. We are considered a golf community. (It's part of our name... Pine Lakes Golf and Country Club)... But the pro shop is closed 4 out of 7 days a week. I see not one review gave more than one star... If I could give ELS zero stars that would reflect better how I feel! read more

The management company Equitylifestyle shows no respect for the residents. They have let the park structures fall into disrepair and feed us empty promises. The main clubhouse shows years of neglect. They will inspect your property and give you deadlines for improvement, but ignore their responsibilities. Had reservations at campground in Palmetto, Fl starting Dec 1, 2022. Due to circumstances beyond our control, had to cancel. While their policy is no refund of security deposit if cancelled later than 60 days out, no refund. Horrible policy, they will fill the opening within 1 hour of cancellation no doubt. Made the supreme mistake of purchasing a manufactured home in a retirement community owned by this company in southern New Jersey. Everything that you have read about the management here from other reviewers is absolutely true. Their employees are rude and unprofessional, and lack people skills. Each year, they raise the land fees, while providing absolutely minimal services.Their lawn maintenance is an absolute joke, as the people that are hired actually destroy the lawns and flower beds because they are incompetent and careless when they "mow" the lawns and weed whack. Further- though we "homeowners" are paying exorbitant land fees each month , Equity expects for us to maintain their land and to take care of trees. As an example- I have a tree behind my house that is in danger of falling on it. Equity refused to do anything about it, claiming that if the tree should fall on my house, "insurance will cover it". I ended up hiring someone to take care of the problem. Equity refused to reimburse me, though the tree is on their land. Sorry- this just seems to me as if these are shabby business practices. And- certainly indicates to me that Equity doesn't care for the well being and safety of the people that purchase homes in their parks. Save yourselves a headache, and never rent or purchase an apartment or home from this greedy and money grubbing company. It's quite obvious from my experience with Equity that they are NOT interested in building and maintaining "communities". You're just an investment to them. read more

We have had numerous plumbing issues, water heater was faulty. We got a $641 Duke Energy Bill. They knew the Water Heater was faulty. Anderson Inspections did the inspection. Recommended by the Seller. They passed it. After moving in we had a heater problem, water heater top heating element was not working. He said he tested the temp of the hot water. No way did he. He is liable and ELS should be held accountable too. I put in numerous complaints even had someone forward my complaint to the Regional Manager. Nobody to this day has contacted me. My sister had a medical issue and needed to go to the hospital at night, so my father came over and prior to this management at the facility said we needed to park at the facility parking (this has been stated to numerous people and witnessed equally by more people.) As my sister has several spots for her vehicles and that they weren't permitted to park on the grass or side of the road either, so we complied. While watching my niece management had my fathers truck towed, and when he called the local police on the topic they said it was repossessed, when we get the truck from the compound the next day as my mother is disabled and has several medical issues and needs reliable transportation they changed their story and said it was because he were trespassing. While also at the New Generations towing facility As such I told them Florida law Chapter 810, section 810.08 since Covington Estates is not a Home Owners Associations a Leese can grant the right to stay, which he did for two and a half hours to watch our niece. When asked the management of the facility they said we weren't allowed too and can only be permitted to stay there if we had a special permit granted to my family during normal business hours and their office at Covington Estates closes at 5. Upon further inquiry into this matter Equity Lifestyle Properties said that since we have a sign that says no Overnight Parking we are permitted to removal your vehicle regardless. read more

Been 11 months on a new home sale. Have had more than 300 hours of work done on a NEW home. Also the foundation and sidewalk are STILL damaged. I have contacted the viewpoint management via phone, left voicemails. Maintenance, emails and even called ELS customer service. Not a single return call or email from anyone. Cant even file a complaint with ELS as they only have voicemail....they sure raised my rent awfully quick though. Also, the gym (1 of3) just reponed....m-f 6am to 4pm. Wth kind of hours are these? I still work for a living...m-f....Absolutely NO activities or amenities whatsoever. So why is my lot rent going up if all this was taken away? Can't wait to get out of here. Thousand Trails is EXTREMILY misleading. I Signed up a year ago and while talking to the sales rep, I was told it is a much better deal to go sign a 4 year contract. I did just that. The first year has gone by and every time I want to book a campground, I am told there is no more room available. Also, the two times we did camp with them, I kept getting approached by sales reps to buy more. I believe this is a complete scam that is very difficult to use. read more

After four years of on-time rent payments and leaving the unit very clean and ready to rent, Equity Lifestyle Properties ( aka/dba Lake Haven Mobile Home Park, Dunedin,Fl) refuses to refund my security deposit. As of 3/2/18, they are in violation of Fl Statute Law and my rights as a former tenant. As if that weren't enough, Lake Haven has NO records of my lease and financials. stay far away from any property that equity owns. i purchaseda mobile home was told several times that the roof had been sealed the ac was serviced. was told this by the sales manager. roof was never sealed ac never serviced. four days after sighning lease i noticed a crack in living room wall which i brought to the managers attention . the manager told me to cover it with spackle. i never did move into the home. i continued to pay the monthly lot rent. i was late two weeks when i went out to pay the lot rent i was planning on paying the late fees well the office manager had no clue as to what the late fees were soi paid what i had been paying. the next afternoon i was servrd papers . they were suing me for eviction. during the time i sighned the lease and the time i got papers saying i was being sued i had a home inspector come out to the home . his report showed the roof was never sealed it is the orignil roof, house is sinking off the foundation. the home is worse with each passing day.everyone needs to know this is an awful company they are only interested in making money. read more
