    Deceptive, uncaring staff that misrepresents their units and services, and the secretary never seems to know anything. I was shown an older home that was fully decorated. The paint was bad, but the realtor insisted multiple times before I even saw it that this was something that would be fixed before we moved in. I wasn't super concerned about paint, so I went to see the home. The inside looked ok enough; there were some issues, but they seemed minor. When the previous tenant moved out, and it came time for move-in, I was horrified. The unit didn't even look the same. The decorations had hidden major issues. The sagging roof and sloping foundation became very apparent. We found out that there have been serious talks about just demolishing the home. The closet door that my realtor "left open for" me has EXTREME trouble opening, due to the shifting foundation. The wiring is back, and when someone plugs something in, you know it, because the lights flicker. There are cracks in the walls that were covered, and now that the previous tenant's shower curtain is gone, I can see how chipped, rusty, and discolored the bathtub is. To top it off, only one side of the water works, so you can't control the temperature. I have 2 small children, and this does not work. The dishwasher that I saw is not actually functional. It has been turned into a "floating countertop" instead (???). The painting and siding we agreed upon was not done prior to move in, and the staff now says that that is something that they don't have to do. Someone was finally. sent out the Monday after our lease started to complete this job. The house also was not professionally cleaned, as there are thick layers of dust on EVERYTHING. I've had a headache since I moved in from it. I also never received verification that this home doesn't have harmful asbestos, or lead, which is concerning What angers me the most is the staff. Each time I've called they've been rude. They're quick to interrupt and try to rush you off the phone. When you ask them questions, they "don't know," or blame the home owner, or worse, put you on hold before you can say anything and then leave you there to rot. The secretary, Theresa, never has any answers, yet never wants to transfer you to someone else. She conveniently didn't have the manager's name when I asked for a manager, and couldn't transfer me, because the manager was "busy." She couldn't give me a time that the manager would be available, and told me that the manager "would call me back or not," and that that would be at the manager's discretion (what?!). She constantly rewords my questions and tries to give those as answers instead of actually answering my questions. I'm sick of being run around. It's month 1, and I'm already counting the days until my lease is up. I'm so frustrated, and they have done nothing to try to make this experience any better. Never rent from them.

I've had leaks in multiple places for months, a window broken since December letting in wasps like it's an open invitation, and a washer that hasn't worked since February. And that's just MY unit. This place is falling apart everywhere you look. Come take a drive and see for yourself. The worst part is Maegan Buss, the property manager. She has this unbelievable talent for taking a serious issue and acting like it's nothing. You can be standing there with photos, videos, timestamps literally begging for help, begging for basic repairs, even asking for reasonable compensation and somehow she'll twist the entire situation around and retell it like you're the one misunderstanding things. She'll rewrite the whole timeline of neglect you've been dealing with and try to hand it back to you like it's perfectly normal and the property is "in great shape." It's truly shocking.. like are you trying to convince me, or yourself? Because wtf!? The sweet, friendly girl from the tour? Yeah, she doesn't exist once you sign the lease. Every resident I've talked to has the same story. This is a property‑wide problem. Don't trust the positive reviews. I'm a CURRENT resident, and I'm telling you exactly what it's like.     1 star -- Maurey Bell is running a predatory scam under the guise of property management…read more Bell Properties doesn't just "mismanage" homes -- it's a full-blown grift engineered by its owner, Maurey Bell, to extort tenants and line her pockets. I was a perfect tenant for over three years. I gave written notice in January that I was terminating my lease early. I vacated in February after coordinating everything in good faith with her leasing coordinator. What did Bell do in return? She pretended the termination never happened. She stalled listing the house for 29 days. She left it listed for 5. She leased it to someone who wouldn't move in until August -- just to keep charging me rent. Then came the threats. Bell charged me over $1,200 in phony late fees and is still holding my $1,400 security deposit hostage. Not a single final accounting. No communication. Just harassment and lies. When confronted, Maurey Bell admitted she saw the termination email -- then denied getting the certified letter I sent. She promised her office would contact me. They never did. But they sure kept racking up fees in the tenant portal. This isn't incompetence. This is intentional fraud. This is Maurey Bell weaponizing the lease agreement against tenants who move out, even when they follow the rules. She has no regard for Texas property law, no shame, and no ethics. Do not rent from this company. Do not trust this woman. Bell Properties is a bottom-feeding operation, and Maurey Bell is the one holding the shovel. UPDATE - In Response to Maurey Bell's Comment: Thank you, Ms. Bell, for publicly admitting that the lease was terminated. That acknowledgment directly contradicts your earlier private messages claiming it was not--and undermines the entire basis for your continued billing and refusal to provide a final accounting. Let me now remind you, and anyone reading this, of what Texas law actually says--since your business practices seem to operate in open defiance of it: Texas Property Code § 91.006 requires landlords to mitigate damages when a tenant vacates early. That means you are legally obligated to make reasonable efforts to re-lease the property. You sat on the listing for 29 days, listed it for just 5, and then signed tenants who couldn't move in until August. That is not mitigation. That is opportunistic stalling to extract rent. Texas Property Code § 92.103 - § 92.109 governs the return of a security deposit. The statute gives you 30 days to issue a final accounting and return the appropriate balance. You failed to do either. You are not allowed to hold a deposit "until the lease ends" unless you're actively calculating damages, which you clearly are not. The lease itself (Section 27E) confirms that the tenant's liability ends when the unit is relet--not at the end of the term. You signed a lease you don't follow and apparently haven't read. Your claim that my decision to move absolves you of your legal duties is laughable. You don't get to ignore binding Texas statutes and then hide behind boilerplate phrases about "adult responsibility." You are a licensed real estate professional who knows better--or should. You've now gone on record, publicly, misrepresenting tenant rights and your own obligations. That's useful, because I will be sharing this with the Texas Real Estate Commission, the Texas Attorney General, and--if necessary--a civil court. You can't gaslight your way out of this one.

    Pat Butler is the worst person I have ever met. He's sarcastic and mean to his renters. He never answered any of my calls or emails when my toilet broke or when I found mice in the kitchen. He locked me out of my apartment before my lease ended, when I still had my property in the apartment and he still has yet to return any of my calls or emails. Contrary to what his website states, he is NEVER available when needed, can only be reached through e-mail, and often takes weeks to respond. Once he does respond, he is rude and extremely passive aggressive. He will refuse to meet with you in person or speak over the phone. He will refuse to take care of emergency maintenance, unless you can somehow make him feel threatened that you will take legal action. I lived in the Bryan/College Station area for just over 8 years. I lived everywhere from Southwest Pkwy, to Wellborn, Spring Loop, Walton Drive, and lastly behind Northgate in a CVB property for about 3 years. Pat was a terrible, impersonal landlord. Not only did he take out almost $200 from my security deposit for late fees that I have records of having already paid, he also refuses to respond to any of my calls, texts, or e-mails for the past month. I've heard Twin City Properties or even Finders Keepers are much better realty services in town. I would give ZERO stars if yelp would let me.

We trusted "at home properties" to show me and my children a good reputable place to live. They showed us 2 apartments only and said we were limited on options. We'll long story short 3 years later, they were THE worst company we never got maintenance done etc and walls foundation if tge whole place were falling apart, They re -did university oaks Blvd side walk in the front, and A LOT of bugs started coming out in our place. We sprayed sent ppl etc and the bugs started getting worse. When I asked the at home properties to help with the sit, all they could do is talk about how I should get with the neighbor attached to the duplex and schedule a spray with them becsuse they said the bugs would go from their apartment to our When we would spray. Last but not least, after we had to leave with 2 months left of $1000 rent payments, we cleaned it good and everything and they are now trying to charge us $13,000! They are trying to charge us for electricity being on while they renovate and everything! They have been the worst nightmare and now I am filing a complaint with TREC and finding out there are so many like me in the community. We have to take a class action lawsuit or help ppp that move into these neighborhoods by the school it's not right and they are getting away with things.

After deciding to go with the property they showed me, the process for necessary paperwork was done quickly. The apartment was ready earlier than expected and was move-in ready and very clean. I was even surprised to find Gatorade in the fridge during our move-in day!
