Getting any service to repair things in the Apt was like pulling teeth. The employees are generally poorly trained, rude,and incompetent. We were charged over $ 500.00 for electric the first month due to an error on their part. It took a month of phone calls and letters to fix the issue. THEY WILL NOT RETURN YOUR SECURITY DEPOSIT - and will send a nasty letter trying to get more from you. Look at the other reviews and they will say the same thing. I am writing this review in response to a PERSONAL phone call eric davis had with me earlier today. I received the phone call in regards to negative comments that I had made to a person after I heard they had plans on renting with Eric davis. Eric began by telling me that I should not be talking bad about his company because our situation had been "resolved". Our situation was that for over six months there was FECES leaking on to our stove. Only after six months of complaints did any real action take place. They fixed the leak and paid for one month of our rent. During this negotiation eric davis felt it was needed to more or less black mail us due to the fact that we had a kitten in the apartment and we were not paying an increased fee. Or fee was also OVER 100 DOLLARS MORE PER MONTH more than people renting the exact same house a few townhouses down from us. Most other rents were between 75 and 50 dollars less expensive than what we had been paying. Mr. Eric Davis. This is a personal message to you if you are reading this. If you are unhappy with the negative reviews and comments being left on your yelp and through word of mouth, try fixing the problems instead of harassing past tenants. Over all, the houses we rented were poorly built and incredibly expensive. Any problems that we did have were met by rude and aggressive responses, as if the shit covered stove was our fault. Eric claimed that he had 600 students renting from him and that he can't see to everyone that has a problem. In that case Mr. Davis, I would recommend either hiring people that can handle the work load of managing 600 students or stick to renting one house at a time. 1 star out of 5! Been renting from them for 6 months now. Had no AC in the summer and no heat all through the winter despite many maintenance requests. They've now sent a multitude of HVAC guys, electricians, and even a plumber to try and provide us with some source of heat other than the 1x1ft space heaters they sent us to compensate; and all they have accomplished is waking us up at 8am to make a mess in our apartment and provide us with no sort of time frame for when we can expect heat. One of the electricians even told us that they replaced our entire AC unit, but they replaced the wrong one. We're paying more for electric in our tiny apartment than we did when we lived in a house, all to go to sleep freezing in January and sweating in August. They even called my mom to tell her I haven't paid my rent, though I'm 23 years old and pay for it myself. All in all, the unanimous 1 star reviews on this site are pretty accurate! read more

I am a student at SU and have rented a house close to campus for the past 3 years. I found the staff to very attentive to my needs and when I had an issue with a roommate, they were able to actually relocate me with a different group of girls that I get along with much better. Very happy with the services and were very quick to replace our refrigerator when it decided to kick the bucket. Melanie was very polite and helpful. 5 stars! read more

Eric Davis Property Management is by far the worst real estate management team I have ever been associated with. Eric Davis made the process of re-renting out my room difficult. I had to physically drive all over maryland to get signatures on the new lease agreements as well as all other paper work. The fact that this company is not invested in the 21st century with faxing or emailing lease agreements is ridiculous. Eric Davis, from my experience, seems to discourage students from re-renting their rooms out. If you are a student at SU I highly recommend dealing with any other management team. Students who graduate in December will have a very difficult time finding new tenants solely due to the difficult process made by Eric Davis. If you do business with them all i can say is GOOD LUCK. (they only get a star because i have to on yelp. they're not even 1/4 of a star) you will not get any security deposit back no matter what. they are unprofessional and unorganized. They will screw you over. I got locked out of my house in the middle of december and they refused to let me in and said I told them not to send anyone out and when I said you never even spoke to me, they said it was my fault for getting locked out. (This is a lease violation btw) They cant fix anything but when they review the house one speck of dust and they have to repaint everything. I lived with them for a year and I never once met Mr. Davis. They dont give a crap about their tenants, they're cons. read more

By far, the worst experience I could have had. My two roommates and I had a twelve month lease with Eric Davis at the Willowtree Lane properties in Fruitland, MD, paying $535 a month, per person. After talking to neighbors upon moving in, we realized we were the only suckers who got roped into paying that astronomical amount of rent for a really so-so living space. The lowest we've heard, as of now (summer 2014) is $390 per month, per person. Low-ball your offer and do not budge! They will absolutely ask you to not tell your neighbors what you are paying for your town home if you get a lower cost than those around you. Within the first six months of living in the property, we noticed a mold problem that was spreading in our kitchen. After pulling teeth to have anything done about it, a serviceman was sent out to PAINT OVER IT multiple times. After the problem didn't just "go away," a roommate contracted MRSA, and more fighting with the property manager, they broke into the wall and found a leaking sewage pipe from the upstairs bathroom. We received one month rent free for our three month long battle... how generous. Aside from that issue, at one point we had a notice taped on our door informing us that we needed to stop parking on the street, "as there is enough parking for every town home and the three tenants inside." This is not true and we had to call the office to inform them of their own mistake... they walked right past the parking spots on their way to tape the notice on our door. Once school starts up, there are not enough parking spots for the amount of people they've leased to and you WILL have to park on the street and the Fruitland Police Department DOES ticket for this. Upon signing the lease, we did not have a fee for trash, but it was noted that this may change. Now, alongside our quarterly water bill, we also pay a $30 per person trash fee. The water bill comes to you through the Eric Davis office, but "something happened," making it so that we received a call, rather than an actual bill, informing us that we had about five days to come up with $220 or our water would be shut off. We move out this month, but just received an email notifying us that we have to pay a company to come clean the carpets - but if we mention Eric Davis, we get 10% off! This is one of the many things that were never pointed out to us during our conversation about the lease agreement. Assuming we will probably never see a dime of our security deposits back, this place has run each of us about $6,540 into the ground, for the most lackluster experience ever; and that amount includes a month rent free. Overall, if you're planning on leasing with Eric Davis, or have already signed your life away to them, prepare yourself for problems to be met with an attitude by office staff and total negligence when it comes to benign tasks. read more
