First of all, the parking situation here is just ridiculous. If you're a student and do not have a car it's fine because you are a 5 min walk away from the metra. Otherwise, prepare to pay for metered parking 6 days out of the week and drive around in circles trying to even find a spot. Second, this building has a horrible bed bug problem and they probably have for a long time. I notified the manager Mary Joyce of this issue in Feb 2026 and I am FINALLY leaving in July 2026 still with bugs in the unit. I'm not sure if the severity is due to poor treatment from the exterminators or just a lack of acknowledgement of the situation overall. Also, if you are a night shift nurse like me, don't even bother. You won't be able to sleep with the constant ambulances and construction work outside. Living here has done nothing but stress me out. LIVE ANYWHERE ELSE IF YOU CAN. Especially if you are a woman -- it is not safe. These are the most unprofessional, greedy, unhelpful people in the business. Highlights of their terrible business practices include: 1. I received no prior notice when management called the electrician to come to our apartment since they wired the electricity wrong, and they unlocked the door and let themselves in early in the morning when I was asleep. I woke up when two men I did not recognize entered my bedroom and said I had called the electrician, when I had no knowledge of the situation. The same maintenance person took pleasure in breaking into our apartment with no notice several times during our time living here: knocking once, giving barely two seconds for us to respond, and then forcing entry. 2. I accidentally forgot my keys and locked myself out the day I had to get blood drawn for a medical procedure and nearly passed out. I called both the normal office and emergency line over and over and left several messages between 9:30am and 10:30am (it was a Monday), but they could not be bothered to pick up the phone during business hours. I had to walk to the library and wait hours until my roommate could let me in. They never got back to me. This was the only time I locked myself out in the two years I lived there. 3. They randomly removed all of our mail and removed our names from the mailbox in the middle of our two-year lease. They put some stranger's name on the mailbox. They never returned our mail nor provided an explanation for this behavior. read more

My daughter was shown an apartment by Ryan Berry. She disclosed to Ryan that she was not working and was in medical treatment. He showed her an apartment and stated that it would be no problem provided I cosigned the lease and provided proof of sufficient funds in my bank. The morning when all was in place Evanston Neighborhood properties required she pay $150 application fee which she did. A few hours later she was told her application denied even though all criteria had been met. Looks suspiciously like all they did was take a fee for nothing. Rude. Dismissive. Disorganized. We flew in from out of state to look at apartments with them. Tours had been scheduled 5 days prior for 4 different apartments. They had been confirmed on call twice with their leasing agent and by email with Mary Joyce once. On the day of the tours, we arrived and were told that all the apartments we wanted to look at had been rented out. We asked them if there was anything else we could look at. We were told everything was either occupied and not available for showing or out of our budget (we were willing to go up to $2500/month for a 1 bedroom and told them so). 2 kids/pre-teenagers were the only people assigned to help us. They showed us an occupied studio at 1310 Chicago Ave. The tenant said she hadn't been informed of a tour and was frustrated. They also showed us a 2 bedroom at 1406 Elmwood. Superficially, the buildings looked fine and the laundry room was clean but neither of these properties were on the list of the apartments we had originally scheduled to tour. We then left and looked through their website again. All the apartments we had originally scheduled tours for were still available. We returned to their office and tried to ask why we were told those apartments were not available when their website said otherwise. Their employee Ryan was extremely dismissive. He confirmed that the availability on their website was accurate but offered no valid explanation for why our tours were canceled/why we were told there is no availability and kept talking over us. Given that we specifically flew in from out of state to look at apartments, this was an extremely frustrating experience. Reading these other comments however, am glad we decided to not rent with them! When I moved in, the apartment was filthy. The property manager said sorry and didn't offer any help or price reductions due to the state of the apartment. There was also mold in the shower, some doors didn't close/lock and some windows didn't open. Additionally, they started a massive construction project outside my window without notice. Now, I get woken up to construction noises at 7am Monday-Saturday and have to deal with banging and yelling until 6pm. There is also scaffolding obstructing all of my windows and construction workers can easily look into my 2nd floor apartment. The property manager declined my request to terminate the lease or recieve reduced rent. Other things that suck about this place include (but are not limited to): -I've seen cockroaches in the basement on multiple occasions -The shower can't stay at a constant temperature -Sinks and toilets clog periodically (even without use) -Heating is spoty and it drops to about 62 degrees at night over the winter -The toilet occasionally makes loud sounds and sprays toilet water all over the bathroom -The sink water occasionally smells like rotten eggs I strongly urge you to live anywhere else. read more

So I've been a tenant for three years. In so many ways a good building: it's quiet, maintenance staff are always responsive to service requests. However, their corporate office is beyond worthless. ENP recommends tenants use a particular phone app to pay rent. I did that, and a canceled automatic payment went through that shouldn't have - basically double-paying the rent. Tammy at the corporate office explained in multiple ways how this is just not their problem. When I insisted on a refund, she offered to do so only if I would pay a $50 fee. She added that she had no idea when this would even happen, and recommended I just let the overpayment ride until next month, because "the accountant is out of the office." She also suggested I NOT use the app to pay. Great - maybe they should put that on the website and the welcome packet for new tenants. And this is where they lost me as loyal customer. I get it, they must have so much ongoing demand for rentals that retaining good tenants isn't a priority. But this shabby, indifferent customer service just isn't acceptable. My bathroom flooded on Sunday and several days later, maintenance is nowhere to be seen. My last maintenance request took weeks to be fulfilled, and in such an old apartment, these requests are regular. A week after the flooded ceiling was painted over, you can already see water stains. Do not rent from these people, they are greedy slumlords. From the time we moved into our basement apartment there was a leak in the ceiling. They never fixed it - the worthless maintenance people blamed it on our upstairs neighbors kids splashing water on the floor while bathing. We filed repair requests on the leak at least half a dozen times and every time was the same story. There was also a broken lock on exterior door, they said it was not necessary for the lock to work and never fixed it. They wouldn't let us move into a different apartment even though they never fixed these major issues, because moving into the apartment they had open would have caused our rent to go down. We finally got fed up and left the apartment after there was a break in right outside our front door because we felt unsafe due to the broken lock. There were multiple break ins from our neighbors and the final straw was when our neighbors upstairs were robbed at gun point. We moved to texas and tried to work with the company to pay back our two months we owed. They refused to talk to us and never called us back. They then hired a sleazy law firm( who refused to call us back) to sue us and got a judgement against us and garnished wages from my paycheck. Stay far away from this slum lord. read more

This is the WORST place I have ever moved too. I am a college student moving from California. Please read reviews because they are telling the truth. Mary us the most rudest lady I have ever meet in my life. These people rented me a unit with mold, water damage, cracks in the walls. Not to mention the had a person still living in the unit and refused to hand over my keys because this person did not want to move out. I asked for a prorated rent and never received even thought it was confirmed via phone. I got here and I literally do not want ti live here because everything is broken and unsanitary. The staff are extremely rude and talk down to you. They make it very difficult for you to pay them. I've made a few phone calls asking for clarifications and every time I hated the experience. The staff were also very unresponsive to email after we moved in. I hated communicating with them and didn't realize how much I dreaded it until I moved out and felt relieved because I didn't have to communicate with ENP employees anymore. There were regular cockroach problems even after we were told that there was no problem. In terms of price, you can find higher quality apartments for a lower price around the same neighborhoods as their properties. What an incredibly skeezy company. And I just went through the initial application period! I originally was excited to apply for apartments with Evanston Neighborhood Properties, especially after having genial conversations with Mike and Catherine in their office, and having a back-and-forth email with Catherine. However, things went sour fairly quickly. I was initially told that the application fee was a mere $50. In going on their website and applying, you are then also charged $100 for a background check. Then an extra $1 for good measure. I wanted to apply for two apartments, so guess how much I was charged -- $302. Why charge another $151? Not sure -- but didn't feel good! Then I read even more reviews about the property on Yelp, Google, etc. Mold, mice, roaches, non-working heater, dilapidated construction, etc. WOW, what had I gotten myself into? A scam, obviously. I called my bank to put a stop on any charges from the company. I emailed Catherine, who just recently had been so nice and now was being tense and kurt. She sent me random one-off messages to talk with her supervisor -- who I called, and the supervisor was confused as to why Catherine would email me to call her as well. Then, I receive an email from my bank that the charges had gone through -- but that Evanston Neighborhood Properties had used a different name to place the charges through, so they wouldn't be detected and stopped. I am currently working with my bank to ensure that my money is returned back to me in full, and am in talks with a lawyer regarding clarity to ensuring that ENP never has the ability to do this again. Ineffective Maintenance & Unresponsive Management Overview: I moved into the property at 1518 Sherman Avenue (formerly known as Sherman Grove Apartments) in August 2014. It had a lot of issues because it is an old building but LDP Management, the former management company, worked magnificently to make up for the building's shortcomings by always responding promptly and effectively to any issues that came up. In the summer of 2018, Evanston Neighborhood Properties (ENP) began managing the property. The issues of the apartment were exacerbated by the poor management by ENP and their generally incompetent maintenance team. In addition to issues typically taking at least 4 visits to be resolved, the majority of the maintenance team was extremely rude, and urgent complaints made to management were mostly ignored (or dismissed if they bothered responding at all). Below I will detail the nightmarish experience I had with ENP for 2 years (2018-2020) until I needed to move immediately, in the midst of a pandemic no less. Also, if you are considering apartment #5, it was advertised and priced as a 1 Bed/1 Bath, but near the end of my time there, I was informed that because the "bedroom" has no windows, I legally live in a STUDIO apartment and should have been charged as such. Make sure you are being charged for a Studio if you choose Apt #5. Here is a high-level summary of the issues I experienced at this property: Maintenance Team - Rude, Messy, Incompetent Maintenance During Office Hours & Online Maintenance Requests They were routinely late or no-shows with no apology or explanation. I would often have to repeatedly call/email about the same issues because they either wouldn't return my call or would say that it will be addressed but for days or weeks nothing is done. The worst is that sometimes they would eventually tell me nothing will be done and/or that I should just "deal with it." They didn't clean up after performing maintenance, sometimes even damaging my belongings during maintenance. E.g. they left oily handprints on the ceiling, from a 2018 ceiling fan replacement, that I can't reach to clean. SEE PICTURE: "Oily Handprints (Jul 24, 2020)" Leaking Kitchen Sink: The kitchen sink was leaking water and overflowing into the cabinet below and onto the floor. I called maintenance for 2+ weeks, leaving messages, until someone addressed the issue but left behind yet another mess. SEE PICTURE: "Flooding Kitchen Sink & Cabinet (Feb 25, 2019)" They often will not perform the work properly so I would have to keep calling about the same issues. For example, after the first of many 2019 visits to address the issue of the radiators shutting off frequently throughout the winter months, the main radiator spouted hot steam and boiling water onto the areas surrounding it until maintenance had to come back within hours to resolve it. Emergency Maintenance: Despite the info sheet provided by ENP clearly stating that No Heat, No Electricity, Sloan Toilets, and Flooding all constitute an emergency; I had to repeatedly argue that they were urgent with the emergency maintenance worker and that he needed to come fix the issue. Even after acknowledging that they were in fact emergencies, they would take hours to respond/address the issue - even when the issue was no heat in winter. Management Team - Neglectful and Ineffective Complaints made to management about the unacceptable behaviors of the maintenance personnel and their poor service were ignored even when they required urgent attention, like no heat in winter. Issues brought to their attention via e-mails and phone calls were generally ignored. Even when they responded, it was typically in a way that led me to feel that they lacked the desire to resolve the issues and lacked transparency and integrity. Major Issues with Apartment Kitchen Faucet Water Quality Issues: Low pressure, brown colored water has been coming out of the kitchen sink faucet with gravel-like debris accumulating in the aerator since the water heater was serviced in December 2019. This issue has persisted since then. I have to let water run for at least 3 minutes for this to clear out before using it, and the water pressure is about half of what it was before the servicing. I have been a tenant with these guys for almost 5 months now. There are definitely pros and cons. Management is pretty great. They are easy to contact when a problem arises or if you have a question, they quickly respond to maintenance requests, and if you need to go in to the office to pick something up people are nice and well organized. My complaints are with the building I live in. It's their largest property 1000 Main. The building is old... Apparently over 100 years old. The floors are incredibly loud. I know my neighbor above me through his walking and other random noises. But I can't here my neighbors to the sides. The stairs sound like they haven't ever been replaced. And unfortunately there are bug problems. Centipede and cockroach. Centipedes win over the cockroach population though which is a little better I guess but I would rather not have either. Management has had exterminators come through but it doesn't clear it up completely. I believe it's just because the building is so old. The building is quite beautiful architecturally but it definitely has it's problems. Other properties might be better with ENP but I don't know this. So the property itself I give two stars and the management I give 4 stars. read more

What do you look for in a company offering rental apartments? I look for someone that will be honest about your chances of being approved so as not to waste anyone's time or money. I asked the rental agent upfront whether my bankruptcy a couple of years ago would affect my application, and he said it wasn't a primary factor that would cause a denial, and yet that is the reason they rejected my application after charging me $150 in nonrefundable fees to process it. After I applied,they spent a week ignoring my attempts to communicate with them before they send me a form letter rejecting my application, time I could have spent looking for the apartment I still need to find. If you are looking for people that will be honest and direct with you, based upon my experience, I suggest you rent from somewhere else. People are not understanding and do not take the responsibility of providing good service. Practically, apartment must be cleaned and made sure that basic things are working properly before leasing the unit to the tenant but this is not the case here. I've been a tennant under ENP for about 5 years now. I'm moving out to move in with my girl but am really going to miss this apartment. I can't say anything about other apartments that they have owned, but 1406 Elmwood is a great place. The appliances are kind of old (the range might be a bit dangerous), but they are very timely about repairs (usually within 1-2 days). Sad to be leaving, but a good management company :-). I have been surprised by how good this company and their maintenance team have been! You submit a request online to maintenance and they come over the next day! Their website also makes it super easy to pay rent! I live in on of their newer buildings for a year, and they let us move into one of the renovated units in the same building hassle free! The apartment is closer to a busy area, but they put in all new windows so you can't hear a thing and new carpet too. It was a great find in the area! read more

I was harassed by tenants and had to call the cops due to feeling unsafe multiple times and was scared I was going to be sexually assaulted/RAPED as I've been grabbed or cornered in front of our building/courtyard/alley before. 1311 Chicago Ave. There was a bedbug infestation in this building (and probably still is) and management handled it very unprofessionally. They did not want to accept the fact that other units needed to be treated, and so bed bugs kept coming into mine from them. I am highly allergic to bed bug bites, and have never been so itchy in my life, yet management was unsympathetic enough to allow the issue to go on until the end of my lease. I agree with all previous reviews - DO NOT rent from Evanston Neighborhood Properties. They are unresponsive, unfriendly and unreasonable. Two examples from my time there: 1. I agreed to take my lease on August 6th rather than the 1st so that they could "get it really clean." The apartment was FILTHY when I came in - not sure what they did with those extra days. The oven looked as though it had never been cleaned in its entire existence. YUCK! In addition, my hot water in the kitchen didn't work, there were holes in the closet etc... 2. My apartment was entered without my permission in order to replace one window. I was not notified and arrived home to find my things in chaos, as if I had been robbed. It took multiple calls to both Evanston Neighborhood Properties and the parent company (B & A Associates) to get any explanation, let alone an apology. I think they rent to a lot of undergrads who are too young or naive to know how a professional management company operates. They are slumlords. Don't go there! read more

I have lived with ENP for over two years now, and I have to say that they are an excellent management company. I am not sure how they received bad reviews, because in my experience the staff is extremely friendly, knowledgeable, and goes out of their way to help their residents. The maintenance staff gets to requests within 2 days, which is quite unusual in any management company. One particular event stands out for their customer service and resident care, though: I woke up one morning to find that the maintenance guy was repairing an outlet that had blown in my dining room. The guy didn't know that my fish tank, which is usually plugged into that socket, had been off for a day (which generally means you have to prime the filter before plugging it back in since it's dry.) He plugged it in, but when he did so he damaged the thermometer in my tank, the insides of which began to spill into the water. After he left, I got up and made breakfast, and as I was eating I realized that the water was completely black -- I'm talking pitch black, could not see anything. So I start freaking out because I didn't know if it was a mercury thermometer (it was a little old), if my fish were all dead (I couldn't see/find any of them), or what had happened! I immediately called ENP to tell them about the situation, and I could not believe what they did for me. They sent over the maintenance guy and one of the property managers to personally help me fix the tank, helped me find all the fish and replace all the water, and then reimbursed me for the thermometer. To me, that is amazing service -- honest mistakes happen, but it takes good people to right wrongs and personally handle individual problems. I'm speaking as someone who was looking for an apartment and saw 3 of their properties. Be aware, they will periodically post a multitude of listings with incorrect prices. I had 2 occasions where I viewed an apartment only to find out it was being rented to $100 more than what was listed on the website. Classic bait and switch. I even took pictures of the website to show the price I saw online - they wouldn't stand behind what was posted and once I got back to my office that listing was miraculously gone. What's also strange is that although the website would list 15 properties as available, when I actually called or went into their office only 1 or 2 were actually available (and I wasn't looking the last week of the month). I lived here from September 2018 to June 2019. It was my first experience renting an apartment. All around, the experience was a net positive. Apartment was clean and maintenance responded quickly, often on short notice. The only negative was when my house needed to be shown. The seller claimed to leave a phone message and email that I never received. This followed with them coming into my apartment unannounced and starting an altercation in front of the potential new tenant. I tried to reason with them and explained that I received no message, but was basically called a liar and spoken down to. Told I just didn't check (there really was no message, haha). Overall it was fine, but avoid the sellers if possible. They are rude. read more

Absolutely terrible experience. They are nice up front, then once you sign they are incredibly rude and charge you at every chance you get. I made the mistake of referring some friends to them, and I have regretted it ever since. They promised that I would receive my 600 dollars in referrals once the tenants moved in, yet months later I still have nothing. I have met one really nice landlord through ENP, so I bet that is where the good reviews come from, but that is not representative of this company. They are out for your money, not your satisfaction. I could not be happier to move out and never deal with them again. There's a reason most of their reviews are poor, they will empty your wallet and then be rude about it. I made the mistake of voicing my concerns and offered advice on how to increase customer satisfaction. The response was dismissive, saying that NOBODY else has these problems. Clearly many people do, and I really didn't appreciate her essentially telling me to f*** off. Steer clear of this one. And btw, if you look at the "removed posts", you see that one was removed by J. Jackson. Not only do most of these posts complain about a Jennifer Jackson, but Jennifer Jackson is also the woman that I am referring to in the previous paragraph. Coincidence???? Don't be fooled, some of these good reviews could be by ENP employees under aliases. JJ already tried to. I should add, John Hetzler is a good guy. NEVER NEVER deal with them!! BEWARE of moving into their properties. They are very badly managed. I CANNOT emphasize more to make you avoid this crappy buildings managed by them at least for 2605 Prairie Ave. I had mice, bed bugs, tons of cockroaches, moths, etc in my unit. Management people just never care. I had to pay my rent on the 6th of the month due to 3rd and 4th being a weekend, they charged me 25 bucks for late fee right away. I was surprised that they actually called me to check when I am going to pay my late fee on the next day. They only care about MONEY not TENANTS. TRY YOUR BEST to avoid Evanston Neighborhood Properties, especially 2605 Prairie. read more

Whatever you do, don't rent an apartment from this company. They are poorly managed, and all the apartments are overpriced. They seem nice on first appearance, but they are poorly constructed, haven't been properly renovated and God help you if you live on the first floor. Expect your basement to flood every time there's a big downpour. This leads to mold and damaged items, which the company will do nothing about. The only plus is that their emergency maintenance is quick to respond, but their work is hit or miss. We've had three floodings, our running water has stopped unexpectedly, a leak from the above floor ruined our walls, etc. I could go on and on, but I implore you to find another company to rent from. read more

I have lived at ENP for 20months and I have not had 1 problem from them. They are good all away around. Keep up the good work, Theresa, Mary and Jennifer. Also, the maintenance staff are good and friendly. The Apt. is in good living condition. I am happy with it. One thing it could be a little more heat provided. read more

Worst leasing company ever! I sub-leased an apt and signed a super unclear one page contract with super nasty policies. Buy-out took me 4 months rental (3 months rental for penalty + 1 month rental if fail to inform them one month ahead before buy-out). Never receive deposit check after all. Craptastic landlord. I lived in 716-20 Clark for a year (07-08). Liked the location, but this company was dreadful. Move-in was unnecessarily complex because ENP was too incompetent to give us the right keys (then they gave us bad sets again, and again, and again). The kitchen and bathroom were "remodeled" before our move in, which meant we had such nice perks as a missing window in the shower, a medicine cabinet without shelves, a faucet whose handle fell off when you pulled it because it wasn't, you know, screwed in, another faucet that leaked (this problem was improved but never fixed despite numerous calls to "maintenance," many of which were ignored), a defective power outlet, a kitchen counter that fell to the ground, a toilet that clogged frequently, and a "brand new" bathroom floor that was badly stained and moldy (this one also was never fixed). So many other things went wrong or were mixed up, and management dropped the ball oh so many times. The staff, including leasing manager Jennifer Jackson, was mostly well-intentioned but utterly incompetent; property manager Mary Joyce was cruel and deceptive, failing to honor a promised discount and even serving us an eviction notice over the matter -- it's a long story but the gist is that this company is real trouble. read more
