I have been renting from Chicago Apartment Place for going on 3 years now in the same apartment and have had a very good experience. We have never felt the need to go anywhere else. The building is high quality--built a long time ago but holds up very well as well as high a nicely updated kitchen. The leasing office is always very responsive. And the maintenance office really has been extraordinary. Easy to call them and set up a time to come repair pretty much anything that goes wrong with the apartment. I have really enjoyed my time here with Chicago Apartment Place. Having the maintenance portal has been amazing, they always respond promptly and have addressed every issue we have ever presented with them. I could tell the tenants before us did not utilize this feature as often, and we had a lot of requests at the beginning but things have been great! The building is well taken care of and up to city codes, and the rent is incredibly reasonably priced. I have lived here for two years now and the only reason I would leave is because I want to be in a new neighborhood. My roommates and I have repeatedly said, "if we could pick up this building and put it closer to our offices, that we would be the best case scenario." My only negative would be the quality in appliances - they are definitely older but like I said, maintenance will be there whenever you need them to fix any issues! And again for what we are being charged in rent, the older appliances are definitely worth it! read more

Wow, just wow. We rent one of their parking spaces. Our car was in an accident and had to be taken to the shop. I called the office at 3pm and asked what I needed to ensure our borrowed car would not be towed as I have to take my wife to chemo the next day one of the managers confirmed I needed to be there by 6pm to get a parking pass. I showed up at 5:35pm and the receptionist said everyone had left and nobody had keys. I called one of the owners who said he would call someone. The receptionist then got a call from a one of the managers, the same woman I spoke to earlier and told me 6 o'clock., who refused to speak to me and even though she was the one who told me to be there by 6pm I heard her tell the receptionist "well I didn't know he was leaving early, this is not our fault." Correction, this is your fault. I took a 25 minute Uber both ways based on your direction and whether it was misinformation to me, not knowing your employees schedules or having no flexibility to help a customer who was in need as a result of your misinformation it all is because of your actions. Don't expect this company to do anything for you, even if it is their fault. Would avoid them at all cost. read more

There's a reason that Chicago is the most segregated city in America and managers like Demetra Geldis and companies like Chicago Apartment Place perpetuate the inequities. I viewed two apartments under this company's management today. I'm perusing the market to compare vacancies to my current landlord's rental rate for an upcoming lease renewal. Just being prudent. The agent who showed the unit was friendly and persuasive. I thought the units were okay- the 1BR was a bit dark lol. Anyway, they advertise "2 months" free so what the heck. I took a look. I had some questions after viewing the 2 units. I asked about application and move-in fees, cable providers; I even asked about credit score requirements. The agent answered what she could, and referred me to their office to get more answers. She suggested that I could share my data and get a "soft approval" prior to plunking down money and committing. (Remember, I'm already "approved" where I currently lease.) So I called the office of Chicago Apartment Place, Inc. I eventually reached Demetra Geldis, Director of Leasing & Marketing at Chicago Apartment Place, Inc. She was less than respectful and I found her even confrontational. I wanted to inquire about a "soft approval" as suggested by the agent who showed me the apartments. It's basically a preapproval, which means, making sure that my credit score, etc were well above their rental requirements before risking high application fees, etc and performing the tiresome tasks of quoting movers, etc. It's prudent as it's a known practice for some management companies to gather these fees from folks they don't even plan to approve. As a business owner, I'm no fool and am not amenable to giving my hard-earned money away playing the apartment shell-game with management companies. My savvy angered the Director of Leasing and Marketing at Chicago Apartment Place, Inc. I was asked by Director Demetra if I had a co-signer (huh?) and asked why I didn't have credit scores (which I do, btw. Good credit scores. I'm a well-established businessman.). Her verbal attack on my innate credibility, the audacity to assume that I may be unable to afford an apartment- Damn, Gina! lol. Anyway- All in all, it was a poor conversation that reflected negatively on Chicago Apartment Place, Inc. as an organization. To Chicago Apartment Place, Inc.: In today's market, when a qualified, pre-approved, well-heeled customer comes to you with questions about a unit, please train your staff (and yourself, Director Demetra Geldis) to handle each of us as if we were a preferred, even a "privileged", customer. The only explanation I can fathom that this person would assume that I didn't have the income or credit scores, would only be that I'm a person of color with a highly visible online presence and she harbored an implicit bias that surfaced when she either heard my light southern accent or saw my brown smiling face online. I experience discrimination frequently in business, and still, to this day it shocks me when I confront blatant disrespect like this. And by a Demetra (oh, my sista lol). Oh no she di'n't... Why would someone actively try to discourage me from applying for an apartment in a tony, affluent (white) area? Hmmm... In summary: 2021 is a renters market. We don't have to do business with any outfit that treats us like less than good people. I'd avoid this company. They offer things like "2 months free" because they're terrible and need strong bait. Just moved into 3822 North Sheffield and it has been a nightmare from the very beginning. Trim has been falling off of the walls like crazy and hitting people. Today, all 4 of my toilets were not working, thank god my roommate was able to fix one. In addition, my dishwasher is not working and needs fo be replaced. Please see the photo attached and hold the laughter because I am crying on the inside. The downstairs bathroom needs to be fully renovated (had a ridiculous amount of mold) and, it took forever for them to remove it. Everything from the walls to the shower tiles are falling apart in that bathroom. It is great that the bathroom is being renovated in September, but this should have been dealt with before we arrived. We have well over 40 maintenance requests via email and the portal. We have been documenting it all and nothing has been done in terms of repair. Building security is a major issue as well, there's no deadbolt on the back of the building and we've reached out and nobody seems to care. The most disturbing part of all of this is that after countless voicemails and calls placed, management continues to ignore us. We need something to be done about this, so I took to Yelp. I don't normally do this. Hell, I just made an account right now, but I felt that people needed to know of the absolutely terrible conditions that go along with Chicago Apartment Place's buildings. Please see the photos attached and do not rent with these people, otherwise your life will be altered in a way you never imagined. Car was broken into, asked that they make public the incidence with no response other than no one had reported breaking at this spot before. If there was a zero star option I would not even provide them with that. There are many reasons why my roommates and I feel this way (I live with 4 other young women) but here are the top 3 reasons I would never recommend this leasing company to anyone: 1) We found out through our carbon monoxide alarm going off the other night that our apartment was NOT up to code when it came to our filtration system. And according to the Chicago fire department these filters have not been changed in over a year. If we did not call 911 who knows that would have happened. 2) when my room in particular had a crack on the ceiling I have submitted 3 different requests until the crack finally turned into a hole that seeped water into my room. This process to fix the roof took 4 months. We barely received any action plan unless it was from the third party roofing company who kindly updated me on the roofs status. 3) Security/ security system. Both our front and back doors are accessed via metal key- but our front door in specific wouldn't lock behind us after being "fixed" twice which is not safe for an all woman apartment in the heart of Chicago on a busy street. If you are thinking about renting through them don't , they barely respond to requests on time, do not communicate well with their tenants, and make you feel like you're un important in general. read more

For the most part, I think CAP's negative reviews are undeserved. Our apartment was beautiful and reasonably priced, and repairs were performed promptly when issues came up. Our complex was very quiet and well kept. I would recommend any of the places on Fremont with no reservations, but I can't speak for any others. This is a huge rental company. My only complaints would be the following: 1) The current laundry situation is very poor. You need to use re-loadable cards that can only be refilled in person (or by mail) up to $50, and then each load costs a total of $4. You may be better off using a laundromat. Luckily they plan to move into the 21st century on this, so all should be fixed by the summer (aside from the high price). 2) This winter our hot water effectively stopped working for more than a week. CAP worked on it throughout, but it was still far from pleasant. 3) The smoke alarms in our building were on a hairpin trigger, and went off constantly. CAP were nice enough to come move them, but the situation only partially improved. In total, these are marginal complaints. I truly would recommend CAP for future rentals. read more

[UPDATE: As of today, 17 days after the original post, the second dryer is now broken, meaning we are back to 0 working dryers.] [UPDATE #2: I was told by CAP that one dryer has been fixed. I went to do my laundry just now, and it is still broken. Still have 0 working dryers.] If having the ability to do laundry on site is important to you, do notrent with Chichago Apartment Place. There are 2 washers and 2 dryers for the 8 unit building (about 20 - 24 people), and that would be fine except it has been about 4 months since all machines worked at the same time. At one point, both washers were broken (for over a week) followed by both dryers being broken. While maintenance may fix other appliances, they do not care about the washers and dryers. I have put in multiple requests. each time I am told that someone will come out to fix it, but they don't fix it. There has constantly -- for for the past 4 months -- been at least one broken dryer. This often leads to backup in the laundry room. And the laundry is already inconvenient. It can only be accessed by walking outside, it costs $4.00 per load, and the machines are outdated. To make it worse, you must use their prepaid laundry cards that can only be refilled in the office (which closes at 5pm). They have talked about updating the system since I've lived here. that was more than 2.5 years ago. Finally, after multiple calls and emails, they decided they need to order new machines. They said they would update the tenants when they had an estimated delivery date. That was nearly 3 weeks ago. I've asked if they could please provide an update even if the update is "still no update" and this was the response: "Hello Ben, The machines are on order, but like I mentioned in my first email, they do take some time to receive. Contracts, etc. are being drawn up with the new company for the cardless payment system. I can't update you when I am waiting on updates myself. We will have the machines installed as soon as the company is in receipt of them. Laundry is provided to tenants as a convenience and CAP is not required to provide any laundry machines. Please read below from your lease." She then highlighted the section of the lease that clarifies they are under no obligation to provide working laundry machines. And by the way, you are not allowed to install your own either. In conclusion, if having working laundry is important to you, I recommend you live elsewhere, because it will not be a priority for CAP. read more

We leased a residential unit from Chicago Apartment Place near Wrigleyville and were completely satisfied with all elements of the service provided to us. We worked primarily with Derrick and Elizabeth, and they were highly diligent in maintenance requests after we moved in. Any work orders we submitted were responded to very quickly, and their employees went above and beyond the maintenance request to make sure that we were entirely satisfied as tenants of Chicago Apartment Place. Jimmy, one of their maintenance workers, provided great service and completed work orders exceeding our expectations. Instead of just touching up a few paint spots in one of the bathrooms, he offered to repaint the entire room with a fresh coat of paint to ensure that we were highly satisfied with the work. The work that their staff has done looks great, and we have been entirely satisfied since we moved in. We look forward to extending our lease when it expires because of the great service that Chicago Apartment Place has provided to us. read more

My roommates and I moved into a Chicago Apartment Place apartment in July 2021. While we love our apartment and the location, we have been frustrated with management's response to a number of inconveniences throughout our residency that have been entirely out of our control. We moved into our apartment on a 95 degree day and quickly learned that the central AC was completely broken. Management was unaware of the issue, and it took over4 weeks to obtain the necessary part from the manufacturer. While we were provided with window units to alleviate some of the discomfort, our bedrooms were still quite hot throughout the month of August. While we understand that the backordered part was out of management's control, our unit was vacant for at least 2 months prior to move in and we feel that a proper inspection should have been conducted to ensure the unit was move-in ready. We requested one month of discounted rent as we pay a premium for central AC, and we were informed that management would not provide us with a reimbursement. Instead, we received laundry credit for our in unit laundry machines that we already feel we should not be paying for. A few months later, bedbugs were found in the unit above us. While we were not the source of the bed bugs nor did we have live activity, all units underwent an extermination process. While management paid for the treatment as is required by Chicago's rental laws, we experienced the following frustrations throughout the process. -- The inspection took place on a Friday morning, and we were not informed that live activity was found until the following Monday. Over the weekend we had guests come in and out of our apartment and sit on our couches. A few of us traveled and stayed in other people's homes. Had we known bedbugs had been found, we would have taken appropriate measures not to spread them. -- We received an email informing us that our own unit would be inspected at 8am on a Friday. I woke up early on my day off to prepare for the inspection, and after no one came we were informed that they "did not mean to include us on the email". -- The extermination process consisted of 3 treatments that required prep work, all tenants to be out of the apartment for the majority of the day, and extensive washing and drying of bedding/clothing on high heat. While management gave each of us a $50 laundry credit for the in unit washer and dryer, much of our clothing/bedding could not be washed and dried on high heat and we incurred over $200 in dry cleaning costs and damaged a number of items throughout the process. -- We were given less than 24 hours notice before one of our treatments, and one roommate had to complete all prep work by herself. After vacating the apartment for the whole day, we were informed that the treatment had been cancelled and rescheduled for the following week. -- At the end of the process, we requested a reimbursement for our dry cleaning costs and a rent discount amounting to 4 days of rent to account for the days where we had to vacate our apartment. Management refused all requests. Overall the lack of clear communication has been frustrating. From the multiple emails we received telling us to prepare for inspections/treatments that did not occur to their refusal to reimburse us for the inconvenience outside of a comparatively small laundry credit, it often feels like they are ignoring our experiences in this unit in favor of keeping with the standards they practice in their other properties. read more

We have lived in our apartment for 3 years and we have always found the office staff responsive to questions. The maintenance requests are met promptly, and the common areas are well kept. The complex is surprisingly quiet, compared to what it could be this close to Clark and Addison. That certainly is a plus in the quality of life department! read more

I really appreciate the speed on maintenance requests and how easy it is to be in contact with this organization when needed. My only issues are 1) the lack of recycling accommodation. We have one small bin for our entire building of 18 units. I understand that might mostly be due to the city of Chicago's recycling system but with the size of this organization and it's eco-print they might wish to install a second or third bin at our location and others. 2) It's an old building which I don't mind, but I wonder if and when they would consider updating the windows as they are very poor at keeping the cold out in the winter. They are aware of this to some degree and do kindly offer temporary cover solutions when requested. read more

Really unaccommodating and doesn't seem to care about tenants. When finding an apartment in Chicago, one of the first things that captured us was the in unit washer and dryer. Little did we know, it cost $4 each load ($2 dry and $2 wash). To load the money, you must go into the office and put maximum $50 on a card they provide. This proves to be pretty inconvenient since the office isn't that close and if you have a 9-5 job, have fun rushing to get this done. Not to mention we are already paying almost 3k per month for a tiny 3-bedroom apartment. The times that we have gone into the office to either pay for our laundry card or pay rent, the people working are extremely rude and act as if it is bothersome that you are interrupting them. They don't look at you in the eye, and will not look anything regarding your apartment up while they are supposed to be managing it. When going into pay for these things, they don't take card, don't have change and don't seem to give a fuck. If you have maintenance issue, they do come to fix it but don't necessarily notify you when they are coming. This tends to be surprising being all girls, maintenance people mostly being men and once coming through the back door which open's into a bedroom. All in all, we don't have to deal with them often, but when we do it is incredibly frustrating. read more

TLDR; DO NOT rent from Chicago Apartment Place. Look at every recent review, the consensus on this company, their employees, and their practices is overwhelmingly negative. And for good reason. My wife and I were tenants of CAP for 3 years. And if you had asked me what I thought about them a year ago, my opinion would have been very different. However, after the way Johanna, Ellen, and the majority of the staff at CAP conducted themselves over the past 12 months or so - I can unequivocally say that, in my opinion, most of the employees at CAP are incompetent at best and unethical and uncaring at worst. There were minor issues that we had to deal with, most of which are echoed by almost every other review of CAP. Individually, these wouldn't be huge deals. But when you add these things up, you can really start to see why their reputation is what it is: 1. The laundry situation is absolutely ridiculous. Seriously the card thing is stupid. $4.00 + a load is a rip-off, and there's no way it costs CAP anywhere close to that per load. Just do everybody a favor and make laundry free. Situation solved. 2. Put drop boxes in your buildings for rent checks. Asking people to drive up to your office or relying on the USPS to send the check are archaic practices. Also, your pay online option is a joke. 3. The rat problem is real. There is a HUGE nest underneath the building at 1758 N Clybourn. 4. Their buildings are older and the "updates" are built with shoddy materials. We've had to call CAP for everything from "grey water" seeping through the wall to the siding coming off our building SEVERAL times. 5. The walls / floors are so thin you could hear your neighbor's conversations. So imagine when people have parties. 6. CAP's office hours are terrible. If you have a 9-5 job, good luck getting a hold of these guys. This includes Cory in Maintenance, which is VERY inconvenient. 7. The move-in / move-out process is unnecessarily convoluted and border-line asinine. Next to ZERO flexibility from these guys. And if you have a positive balance on the aforementioned laundry card; good luck getting that back within a reasonable amount of time. (11 days just to put it in the mail). 8. The people that they generally rent to seem to be inconsiderate (barely) adults. Which makes me question how much they really screen people when they apply. 9. The construction in our building and the building next door was almost non-stop for the past 6 months. Trucks unloading first thing in the morning, porta-loos in the ally, not my favorite. 10. I came home one morning to see that the construction crew who were working on the unit above ours had decided to cut wood without laying a tarp down. Which meant our deck and all of our belongings on said deck were COVERED in saw dust. 11. Snow removal was SLOW. Like 3 days after it snowed slow. 12. Rented parking spaces are WAY too small. Nobody wants to play Tetris when they're trying to get in or out of their parking spots. Especially when they pay extra for it. 13. CAP has been tagging negative reviews for removal as of late. Keep track if you don't believe me. If those were the only problems that we had with CAP, we probably would have continued on as tenants of theirs. (In fact, we asked about renewing our lease because the stress of moving was so awful). Who REALLY wants move? At the very least, I would have considered NOT taking the time to write a review. But, what I had to deal with over the past year could only be described, in my opinion, as gross incompetency at best, and flagrantly immoral at worst. It took a year, innumerable phone calls, ~100 emails, 3 separate "attempts" at serving 10 day evictions notices over 12 months, and the threat of a lawsuit for Johanna and CAP to not evict, but nicely ask our AWFUL neighbors to move out. We are also all-but-certain that employees of CAP were in our apartment without our permission on multiple occasions. We can't prove it; but given the evidence, we're fairly certain. PM me if you want more details or copies of emails. In my opinion, these people are incompetent, rude, inept, and all-around dishonest. Need more opinions on the matter? Google "Chicago Apartment People". Over 90% of their reviews are EXTREMELY negative. While they won't actually apologize for their actions, I suspect this will elicit a response from Tiago (somebody I've never heard of). And it will probably be along the lines of "We tried our best, and did everything that we could, we regret that your opinion on us is so negative, etc." I call BS: because if you REALLY did care, your reviews wouldn't be so overwhelming consistent in their content and tone. Yes, I now have a deep-seated sense of anger and disappointment toward Chicago Apartment Place. So I guess one could make the argument that my review should be taken with a grain of salt. SO unorganized. Had a no show to show an apartment and then after I called them back to figure out what happened they said "oh that apartment is already leased, (it wasn't yet), "and so our employees have no obligation to contact you or show up at an appointment for this apartment". Seriously? I talked to Gustavo yesterday evening and he said its the earliest anyone could see it.. The girl at the office then became catty and rude and saying jts not their problem that its already leased and that they did nothing wrong...(maybe a phone call to cancel as 2 roommates drove 45min downtown to make the scheduled appointment!) Long story short the apartment wasn't leased and the Chicago Apt Place had a mixup with the no show. This is 1 of many complaints I have about this business... Completely unprofessional, unorganized, rude, and unreliable. read more

Saw a Craigslist posting for a 3BR apartment and made an appointment with the realty company to see it. Loved the place, but the appointment was after business hours on Friday, so was advised to come to the Chicago Apartment Place office at 10 a.m. the next day when they opened to sign the lease. The receptionist strolled in late and was the only person working the entire day! On the last day of the month! Waiting, waiting....finally, after asking if I could get started, she gave me an application to fill out. While I am doing this, I find out that another group has already applied for the apartment (shown to them by a different associate than the one who showed the place to me) and slipped their applications under the door the previous evening. Why are two associates at the same company vying for the same residence? At this point, the receptionist makes a call to determine who would get the place. After getting off the phone she tells me that because I am there in person I would get the place, so we review the lease and I give her the application processing fees of $375. This whole process took two hours, mind you, because there were about 18 customers and only one person to deal with everyone. Out of all the customers, I'm fairly certain only 2-3 actually got their issues resolved. The rest were told "I don't know where this is," "I can't help you," or "Let me get back to you." But I have the place, everything is good, right? Wrong. I get a voicemail at 8 p.m. that evening saying that there was another group who applied for the same place and they were chosen because they made the extra effort to turn in their applications the previous evening. Is this an option? If so, I wasn't made aware of it. Not to mention, this wasn't great to hear having made the extra effort to arrive 30 minutes prior to the office opened Sat. When I called back, I was interrupted and ultimately made to feel like this wasn't a big deal because nothing was official yet anyway and because they at least got back to me within 24 hours. I'm not upset because I didn't get the place, but at the way Chicago Apartment Place handled the situation. In the professional business world, you don't make a decision and then "go back" on it. We are currently living in one of their buildings now and we can't WAIT to get out. From old cat urine (we don't own a cat), to fly infestations... this apartment unit has been through it all. Sadly, the Chicago Apartment Place staff has literally done nothing to help my roommates and I with the situation. Not only did they avoid helping us with our particular issues, but they chose to avoid the problem all together. Similar to another post, when the maintenance company would come to "fix" the bug/fly/cat urine problem, they would simply leave random traps all throughout our apartment... the flies saw said traps, laughed, and went on their mary way. Even getting the maintenance staff to fix a light bulb was an act of god... and I am not talking normal light bulbs, I am talking huge, complex, globe like lighting structures. Which they will try to make you fix yourself. We have lived in Chicago for the past 5 years and this is by far the most unprofessional, irresponsible company I have ever had the unfortunate pleasure of dealing with.
