I…read morewanted to write this review on T&H Realty Services because they are deserving of the recognition. I am an out-of-state investor (I live in CA) but own property in Greenwood, IN that is managed by T&H. When my business partner and I purchased this property it was managed by a different PM who we stayed with upon acquisition. After about a year of terrible service, we decided to change PM companies. We landed with T&H. At the time of this review, we've been working with T&H approx 1.5 years. I typically handle more of the repair/maintenance issues with the property and my business partner usually handles more of the admin side of things. With a construction background, I stay connected to what R&M are being done at my properties. With that said, I've dealt with and have worked a lot with Tanya Carmen, one of T&H's PM's. Tanya is responsible for the move-out and on-boarding inspections and reports and I must say, she does an incredible job. She is very thorough and has great attention to detail. When my business partner and I purchased this property, unfortunately it wasn't very 'turn key' which has made Tanya's job much more involved getting things up to their standards. Tanya is very easy to work with, has prompt communication and just an overall great person! If you are looking for a professional PM company that cares about your property and their tenants, T&H is a sound choice. James

    RENTER BEWARE -- This has been the most unpleasant, oppressive experience that I have ever had with…read morea rental company (or any company for that matter). Take pictures of EVERYTHING before renting one of their properties. They are fully prepared to bully you out of your deposit. We moved into an older home which was far from perfect. The carpets were crusty feeling and pretty worn, the landscaping was a little rough, the walls were spot painted and patched in several areas, and the bathrooms had some buildup from the hard water. None of this really bothered us; we cleaned the carpets a few times, but the rest was pretty negligible to us. Most of these issues seems insignificant and common wear and tear, so we didn't take pictures and note these. We did take pictures, but only of the obvious damage. At the end of our lease, we spent two days cleaning in order to turn in the keys. I asked what are some common mistakes that people make when moving out, and I was told to leave it in the condition we obtained it in. The only notable damage caused by us were two small dents in the wall and a stain, all in the U-shaped stairwell. I am saying this because I understand that there was some damage to the house which should have been taken from the deposit. We requested a walk through, and they denied it. They also denied doing a move-in walk through. This should have been our first red flag. When we turned in the keys, we asked when we would receive our deposit back. They said that they would "negotiate," before even seeing the property. We finally received our letter (almost 45 days out), and they billed us for $1800 for repairs. This included repainting the entire house (we didn't even use 3 of the rooms, so they were impeccable). Most of the rooms had some finishing nail holes, but that doesn't require repainting the entire room. There were several other things, including cleaning a shower that we only used twice. At this point, I was directed to speak with the owner of the company, Scott Combs. He basically said that all of the charges were legit, even the tub that we only used twice. He kindly "negotiated" for our $1095 deposit, which I knew was their goal all along. He quickly mentioned how court is a long and expensive process after a few emails back and forth (I didn't even mention it). He also mentioned that he has 150+ pictures that he can take to court. After reading some reviews, I can see that they are more than prepared to go to court with their tenants. I have never, ever, met a business so sleazy in my life. They turned the law against my wife and me and forced us into a position that I wouldn't wish upon anyone. I strongly believe that they have set up the whole experience, including avoiding all walkthroughs, to keep deposits. I could even tell from the receptionist that it is common for people to be upset about their deposit letter. Please, if you do rent from this company, take pictures of EVERYTHING when moving in. If it is even slightly worn, take a picture. They are running a scam to rip people off, and put them in a position that they cannot retaliate. Anyway, here are some pros and cons (excluding the story above): + Payment portal is easy to use and does not charge for payments + It is easy to submit maintenance requests through the portal as well + Professional demeanor + Maintenance was knowledgeable and friendly - Maintenance was slow and sometimes ignored our requests (i.e. the built-in microwave was broken for 3+ months without acknowledgement) - Maintenance was limited by the owner's requests, so some repairs are completely ignored (i.e. the master bedroom couldn't close) - Billing was a bit unorganized (i.e. the waste bill was applied on a random date without notification) - Pre-move in requests were ignored (i.e. the fence was not repaired, which was verbally agreed upon)

    Very shady, unprofessional, and the definition of slumlords. I would HIGHLY avoid renting from…read morethem. I lived at the Llanhurst Apartments and in the year I lived there the owners had changed management companies 3 times. In August my car was vandalized (a brick thrown at my windshield and it was egged). I did not get it back for 2 1/2 months and the second management company was extremely understanding that it would heavily affect my income on top of having extreme mental and physical health issues. The building is heavily infested with roaches and thankfully Kline Properties had exterminators come out but around the time City Place was taking over it was due for another round, which they never did so the bugs got very bad. During the process of City Place taking over management the entire building did not have heat for over a week at the end of January, which was coldest month of 2026. I received one 300 sq portable radiator for my 2 bedroom 1,200 sq apartment, which is not adequate as temporary heating. I was unable to stay in my apartment and had to stay at a friends house because of it. City Place officially took over February 1st and because of the heating issue with no communication besides a paper taped downstairs well over 5 days of having no heat, I put in my 30 day notice on February 6th. They wrongly filed an eviction on me on February 19th AFTER I put my notice in and requested a payment plan. I called them, was told to send my payment plan over (even though I had already emailed them asking to set one up and never got a response?) and it would be forwarded to the owners for approval. I heard NOTHING back. I was charged $500 for legal fees, ALL of March's rent, utilities, pet fees, and etc. although they changed the locks on March 10th. It is an absolute shame the way I was treated as a young adult already struggling with financial and extreme physical health issues, and I wouldn't doubt they've done this to people in far worse situations than I am. Kline Properties were extremely respectful, kind, understanding and communicated to the building better than City Place did while they were taking over management. Please stop treating tenants like they are a paycheck. They are human beings just like you deserving of respect!!!!! I'm sure they will comment about how I still have a balance but because of above said circumstances I'm sure that would be obviously understandable to most.
