We had nothing but problems with this property management team from the beginning, which would normally deter us from renting from such a company, but being in a desperate housing situation, we really had no other option. Now they are withholding our entire deposit and charging an additional fee for prior damage and disrepair that was obviously present before we even toured the townhome. The damage is even in the photos we viewed when presented with the rental, which we were assured all would be cleaned and handled, but was in fact not. We left the townhome in better and cleaner condition than was given to us and yet they still maintain that we owe for damage and beyond reasonable wear and tear. I couldn't leave this rental fast enough. the entire one year lease was utter torture and we were not happy in the least, there was undisclosed mold that made us ill, broken faucets, toilets, air conditioning, the list goes on and on. The unit was not cleaned before we moved in, as was promised. The cleaners had 5 days before we moved in to clean but came on the day we were to take possession and we were literally moving our belongings in and they proceeded to deny cleaning because they don't clean with residents present, mind you, we had no notice or forewarning of any of this, so it was confusing and frustrating to say the least. We have documented all damages but little good that does you in a state where your only protection as a renter is to take them to small claims court, which I'm sure they're very well aware of and are capitalizing upon. I highly recommend you do anything in your power to avoid this property management agency, they will straight up steal from you and ruin your credit profile. read more

This is by far the worst property management company I've ever dealt with. My back door was broken for over a week and a half, creating a fire hazard and preventing me from using my yard. My laundry machine literally started burning, and no one ever came to check it for safety. It is still broken, and all I ever hear is "someone will call soon," but no one ever does. My power went out for over 16 hours, and instead of treating it as an emergency, they refused to pay the emergency fee, leaving me without food, air conditioning, or Wi-Fi. Every time I ask to speak with a supervisor, my coordinator promises a call back that never happens. This has been the same excuse for weeks. They are negligent, unprofessional, and completely irresponsible. Avoid this company at all costs. read more

They've held my security deposit for months--eight fucking months, to be exact--without any explanation or timeline for returning it. Every time I call, it's the same bullshit: empty promises, vague excuses, and zero accountability. It's like they're deliberately sitting on my money, hoping I'll just give up. My rating of Evernest Properties is a Zero. I have had air conditioning 6 days in the last three weeks. I live in Georgia, it is June and the temperatures are in the high eighties. it has not been below 80 inside the house. My Sister who lives with me is disabled and has difficulty breathing in cool weather. She is struggling, I have had to take her to the Doctor for breathing treatments. I have explained the situation to Evernest and begged them to help us. All they tell us is that someone will call us back, which never happens or they are awaiting approval from the homeowner, or the approval has been received and someone from maintenance will be contacting us the following day. We have not had one person return a call! They collect their fees and do nothing to earn their money. They are HORRIBLE !!!! read more

This company makes all other property management companies look good. It's quite difficult to find a property management company that has more than three stars. This company is a shady as they come. They use woke language and claims of transparency and partnership... all to manipulate the public. None of it's true. They had my house in Memphis for months. They offered a "rented guarantee", and they rarely showed it. They took no pride in managing it. They never responded to emails or phone calls and there were many! When I attempted to initiate their "rented guarantee" They simply lied and said they had renters and the day they were going to move in, the home was broken into, and it scared off the renters. I made no less than 30 attempts to contact them via email phone etc. and they ignored all for weeks. They blamed the lack of communication on an assistant that was on vacation or out of town. They never made a police report. They simply ignored every attempt I made to contact them. I immediately hired another property manager, and they went to the house and found no signs of a break-in, and nothing was missing. They simply just lied. This company is not reliable. Never on top of the changing situation. It does not have the owner's interest at heart and certainly in incompetent in handling emergency situations. I lost all my tenants and they have been dragging their feet in getting property leased out while I am losing revenue in thousands every month paying mortgages. The homeless and drug dealers took hold of my property and stole the laundry appliances and established themselves in my basement while they ignored the information given to them by my one and only tenant out of 5 units which were vacant. Police were called multiple times. I had to hire a security guard for the property to get all the squatter settlement out and empty out the basement. Still they are showing no interest in showing any sympathy or showing they are making any serious efforts in getting my place rented out. There is not even a direct line on the phone to reach this company. You only communicate through emails. Not helpful at all. I fell for all those 5 stars on reviews. Losing $7000 per month while they have been getting my units rent ready. 4 months ago I gave charge to them with 4 out of 5 units occupied and then I was breaking even with 4 units occupied. Absolutely terrible experience dealing with them. To start we asked politely to push our move in date back a few days because of the nature of my occupation. I work on ships and I am away for work for long periods of time. They refused to accommodate us and stated if we failed to move in by a set date we'd lose the lease. Alright, we made it work. When we arrived the house was disgusting. Both toilets were clogged with human feces, with no water. Good scraps all over the kitchen counters and in the fridge which led to mice droppings all over the place. The carpets were all stained and walls and windows were grimey. Mismatching paint in rooms and missing light fixtures. On top of that, the AC did not work properly and was not cooling the house. We moved in on June 1 and by that time it was already regularly in the 90s. We contacted our "move in coordinator" regarding all this and they stated that they never sent cleaners to the house prior to our move in date. Should've left right then and there. However, we submitted maintenance requests to have the toilets and AC fixed. Got responses right away, but no one ever showed up to fix anything. After a week of waiting I replaced one entire toilet myself and unclogged the other. Two weeks later AC tech finally shows up to diagnose but not fix the AC. Some refrigerant was added but only enough to drop the inside temp from 80 degrees to 75. Tech reports to Evernest that there's a leak that needs fixing. Nothing ever gets fixed. August heat wave hits and the AC fails again. Another week following my maintenance request, the same AC tech comes out and reports to Evernest and property owner that AC parts need replacing because there is a serious leak in the system. Never heard another word from Evernest again about the AC. September the cheap dishwasher they installed incorrectly breaks down. I was told by Evernest I'm not allowed to fix appliances myself. Alright, submit another request. Radio silence for three weeks. Call the Evernest office, "we'll have someone out there ASAP." Two more weeks go by. At this point screw it. I go buy myself a new dishwasher install it and runs beautifully. I send the receipt to Evernest. The response I get is, "You have no right to replace or physically manipulate appliances in the home." I'm out a dishwasher for over a month but I'm not allowed to fix the problem myself. Nice. Long story short, we only lived in the home 6 months before we moved to a new rental company. Now after vacating the home and leaving it in better condition that we found it, they're trying to charge us for damages that were present before we even moved in. These damages were all recorded in a move in inspection which was submitted to Evernest one week following our move in date. They're also charging us rent and late fees for an extra month because the tried to renew the lease without contacting us. They're straight out trying to scam us out of both our security deposit and extra money for pre existing damages. I have tried contacting them multiple times to discuss all of this, but I never get a response. They are unprofessional and unorganized. I would never recommend them to anyone ever. If you are going to rent in the memphis area, rent with Progress Residential, at least their appliances all work and the houses are clean. read more
