My experience with this property management team has been extremely disappointing. When I moved in, the dishwasher was already broken -- something I noted during my self-inspection. After requesting a repair, I was charged for the water supply line being off, even though it was clearly like that when I arrived. That charge should not fall on me. Once the water line was turned on, it caused a flood in my kitchen, which could've been avoided if proper maintenance had been done in the first place. Only after that did they agree to replace the dishwasher -- but even then, I was told a day, not a specific time, making it impossible to properly arrange time off to be present. On top of that, my door lock was damaged from the beginning. It's completely broken now and I can't even turn the lock -- a major safety concern. I've reported this issue multiple times and it's been over a month with no resolution. This level of neglect is unacceptable. As a tenant, I expect safe living conditions and timely repairs. I put in an application with (Samantha McKnight ) after I gave her all my Importing information she would never return my emails and I talk to the manager. My Daddy only had one mishap he move out before time because we had just moved to Jonesboro. He could not live upstairs anymore, so they had to move out of the apartment so he moved out before the lease. That was the only thing. Everything looked good. My daddy had good credit. My mama had good credit that was the only problem and the manager I think his name was John I'm not sure said that we couldn't get the house due to "we can't give you one of our brand new homes!?" They wanted me to get a request from my landlord. How did I pay my rent on time ? I told them I was having a hard time. I feel like that was their job to call them and get that information so he said that was one of the reason to on my behalf because I could not get a payment leverage. I have been with the company since 2022. When it first started out it was great. I guess it was because i was so ready to move from where i was i didnt notice the signs. They charge you for filters every month 15 dollars I went half the year getting no filters but was still paying for them and was told there was nothing that they could do about my money that i already paid. I then asked if i could get some one to do my windows bacause they didnt open I was told that he can open one window per room. Put an a paid application for a house on Wednesday it was gone on Monday, they took my money knowing they had a confirmed buyer/renter for the property is how it feels. Spoke to an agent by the name of Kelly who played a good role in sounding concerned but just blamed issues on technicalities with the website and that the properties will be available shortly after she spoke to maintenance in fixing the issue with the site, after a few days and no change she reached back out to me asking me if I was ready to move forward, but the reality if the situation was that I still had not seen the properties I wanted to view and it was apparent she forgot all about it because when I raised the issue through email, I was passed on to another agent and the homes were removed from being available. Today is October 31 and do not see how you will fix this so that it does not happen again, the application for the house I was interested in should have been declined, being that the company already had a renter /buyer, but instead you took the money and brushed me off, by saying that my application is good for 45 days but not for the home I was interested in , that is unacceptable. This company is a perfect example of greed in America. I found another house I was interested in on the website that claims this houses are available for rent, I had to drive to the house on several different occasions just to view it, the first time I attempted to view the property I was denied by the automated service after confirming thru text . The second time I had confirmed thru a representative and still had no luck in viewing, the incompetent service had frustrated me at this point. I spoke to a manager who claimed they can address my issues, after speaking with this man I was able to see the property, to find out the house is not ready to be rented and that it would not be ready for rent soon, and the reason for that was the need for rehab as the house had multiple repairs needed to be made, they were ready to take my money for this house but not ready to give a date for availability. I do not understand why they had it listed, for no other reason than to give you the false knowledge of available properties. I toured a property on Monday morning at 8am. On Tuesday, at 4 pm I am approved and securing my rental property. The process has been very thorough and expedient since the beginning! Mahogany called shortly after my visit and she told me, "If you get everything I request from you, I promise we will get you taken care of. She was on it from the start. I must, in good conscience, share my experience with the property management side of this company. I am a property owner that originally bought a property through them, and used them for property management from March of 2017 through June of 2021. Their agreement with property owners indicates that tenant leases will be continued on a month-to-month basis if a lease is not renewed from some longer term. What is not shared in the property owner's agreement is that Reedy will charge an extra fee to tenants in a month-to-month status. These fees are not shown on owner statements or shared in any fashion with the owner. As you can imagine, this creates an effective conflict of interest and multiple problems: * The owner has no security of long-term income as provided by a valid lease * This can create particular problems when the owner is attempting to secure financing for other projects, and the lender wants valid documentation of income against assets owned * The owner is not compensated for this lack of security * Reedy & Co is effectively incentivized to keep tenants in a month-to-month status, as the fee is 100% profit for Reedy & Co. When I discovered this after hearing my tenant had been in a month-to-month status for greater than 15 months, suddenly customer service became non-existent as I asked for answers. I eventually had to terminate them. They continued to charge me expenses *AFTER* management had transferred to another company, and it took 18 months (!) for my account to be settled with them. Though I consider my account "settled", Reedy clearly and secretly profiteered from my tenant to the tune of greater than $3600, with no remorse for the lack of communication, and no attempt to rectify the situation. This is a clear violation of trust and a breach of ethical behavior. The management style is unprofessional and the lack of transparency is unacceptable. I would advise anyone looking for a trustworthy property manager to look elsewhere. read more

If I could give 0 stars I would. This is a HORRIBLE company. They never pick up the phone, they don't fix ANYTHING, and the people who work there are rude. I have received several text messages regarding me not paying the rent when It was PAID. Additionally, whoever sent the message was rude when I responded to about how they communicate well when they want money, but not when things need to be fixed. (See photo) Apparently I was supposed to give 60 days notice prior to moving out by filling out a form, but I gave 52 days and they made me stay ANOTHER month paying $200 more in rent. After my lease was up, I came to the office to inquire how to get my security deposit back (CAUSE THEY NEVER PICK UP THE PHONE) and I was told since I left the garage remotes in the house, they may charge me for another month. In addition, I had to fill out ANOTHER FORM upon move out and that wasn't stated in the FIRST form I filled out. DO NOT RENT FROM THIS COMPANY. Reed and Company I really don't know how this company has been around for 30 years. The staff is rude and very unprofessional. There is communication barrier when dealing with repairman most of them are Latin and only speak Spanish so they say. Repairs are never fixed properly. Work is always sloppy. Yet this company has the audacity to try and charge me for repairs that should have been did 6 years ago. Reedy and Company should have gone out of business a long time ago. Reedy and Company does not value its Section 8 customers. I am assuming since the government was helping by paying a portion of my rent I didn't deserve any respect. Tabatha whom works in the collection departments made it very clear how she thought I was receiving a benefit. Being on Section 8 is not a benefit. I paid a majority of my rent!! Most of Reedy and Company renters are black and are on Section 8. Since she is new to the company she would know that. Reedy and Company do not keep the same staff every year new faces and no respect at all. The ones that saw what this company was doing left on their own for better. Reedy and Company sends out tacky rent reminder letters, text you for no reason even if your rent is paid on time. Reedy and Company likes to change the lease 6 months after it has been signed without giving tenants an amended copy, fake walk troughs that were not mentioned in the lease I signed. My rent started out at 529.00$ when I moved in April 2013. The second year (2014) an additional 100$ was added for so call repair fees. Every year it grew till it became 776.00$ with no repairs being made or did properly. I moved out April 30, 2019, and turned my keys in May 1, 2019. No one came to do a walk through on the 30 of April. I was informed by one of the rude staff members that quote on quote "Reedy and Company doesn't work that way. Someone will get with you when someone is available." They had a sixty (60) day notice why wasn't anyone available for a walk through April 30, 2019? I received an email message May 21, 2019 with bogus estimate as to what I owe. This is so funny because the items they are trying to charge me for are the same items that failed inspection every year 2013-2019. Not to mention the items are not in the townhouse any more. For example I was charged $295.00 for carpet cleaning. There is no carpet at 3432 Dungreen Street. The carpet was thrown out and fake hardwood floors where put in. New carpet is on the stairs leading up to the bedrooms. The bedrooms have the same fake hardwood floors. The carpet did not pass inspection. The carpet should have come out and been replaced in September 2018. Instead repairman cut pieces out the closet and patched carpet up. It is amazing how the estimate came out to be the new rent price for May $776.00. This company is utilizing unethical tactics in order to get back money that they may or may have spent on repairs. They are a truly awful management company who will take advantage of their clients at every opportunity from assessing the highest possible management fees to charging excessive maintenance fees for routine service calls to inflating move in repair costs to providing unnecessary maintenance to creating annual automatic preventative maintenance programs that they make exceedingly difficult to opt out of. I have had issues since day one . When I moved in the house wasn't clean, tub wasn't replaced just painted n paint was peeling. The tub look firstly no matter how you clean it. When I moved in my daughter started having severe headaches and I was throwing up. 2 days later discovered it was from a gas leak. I contact them the came out and I had a total of 12 leaks. I was with out gas for 3 weeks. I couldn't cook and had to take cold showers. I spent so much money on eating out and how to do because I'm diabetic. When I moved I did notice it was cracked in the floor but didn't know why But later on this year in April I noticed it was water coming up from the floor. I put in a several work order maybe 3 weeks later some came and tried to fix it with his whole family and made the matter worse. I have made of :20 request have pictures to show and emails , texted, and calls and even went in person . Still have the same water leaks. I asked for updates every week when someone will be out. I get the same response or no response they will call me to let me know. I have been very understanding and patient about the situation . But this has caused me so much stress until I'm sick. The house have mildew, mold, gnats, water bugs, worms and smell like sewage, I can't cooked or use my kitchen at all. I have been without a function kitchen since April . I have to buy every meal from a restaurant, but water to brush my teeth and drink. Each month I'm out of an extra 1000 dollars more buying bug spray, water and food. I have to eat 6 times a day for my health. This has become a financial burden for me and my family, it has caused me to be late on all my bills and causing me to lose somethings. The heat and cooling has not worked on all the bedrooms . My daughter have to sleep in the living room. I have never had full use of my home because of some kind of issues. This company deserves negative stars. They NEVER answer the phone. When they do, they could care less about the tenant's problem. We lived in a house for months constantly sick only to find out the house was full of black MOLD. Their own maintenance guy couldn't believe it! Now, we've gone 2 1/2 days (so far) without air conditioning (having to stay somewhere else because of the heat) and now we're told we have to sit in the house near 100 degrees for 4 hours and wait on someone even though they insist on having access to your house anytime they want whether you're there or not. Every other service company offers at least an hour window or simple phone call when they are on their way. Not these people.....that would mean they would have to do something to actually help you. They said we have to be there because if the batteries in the thermostat are bad, we have to pay $85 for them coming out! Hello! We know how to check the batteries! They are more worried about getting another $85 from us than fixing the air! They listed our problem on their maintenance scale as "Medium". Try to sleep in a 100 degree house and let me know about priorities. But....that is how they treat their tenants. Look at the other tenant reviews! The only people that leave good reviews are the people who let them manage their houses. That should tell you who they care about. It's sure NOT the tenants. I've never been treated in such a RUDE, condescending way. They want you to communicate with them through their site. I guess that's why they never answer the phone. How can you expect to rent a house with trash all over the yard. Who would dare put on a rental sign but leave the yard trashed. This company!!! I would NOT want to rent from them. This property is in SOUTHAVEN, MS. Also, there are roaches and I've been told by the maintenance man that came by today that they are coming from inside the rental house and not from the trash in the yard, and that the renter is responsible for extermination; he also told me that they must wait on the owner to approve having the trash picked up out of the yard (a 5 min job) and must also approve mowing the yard (grass is a foot high). Just imagine if the A/C or plumbing should go out. It's been TWO WEEKS tomorrow since the last tenants moved out. The rental company finally pushed the overflowing trash can to the street BUT I had to call the sanitation dept to schedule pickup. I AM SICK OF LOOKING AT THIS!!! If I could not give a star at all I wouldn't ,we have been renting from this company for almost a year in in that short time we have had a leak under the house and has ended up costing us money and took bout 2 months for it all to be done and over with , we have 3 months left in our lease and if there was some way to get out I would bc now we have another leak and it just feels like it's never ending the ppl at the office are nice and very helpful but unfortunately that doesn't make up for the money we have lost of this place or having to make sure to turn the water off everyday b4 I leave which is out side under the ground just so we can make air out mlgnw bill isn't too high bc it was up to almost 1000$ the last leak so if you want to rent from these ppl I would ask about what kind of repairs the house has had so you know what kinda problems you may run into read more
