THE PLAN The overall plan was to create an open plan professional grade-inspired kitchen for cooking, entertaining and hanging out with friends. The project involved a total demolition of the existing kitchen space and surrounding hallway, breaking down walls, relocating plumbing, upgrading electrical, installing new lighting and most importantly, thinking on one's feet and problem solving. For example, the installation of the ventilation hood required a custom connection to accommodate a professional grade wall hood in a condominium ducting arrangement. WORKING RELATIONSHIP Julian was responsive, informative, collaborative and accommodating working for a client who is a detail-oriented, perfectionist like myself. He went the extra mile in many aspects, like painting and re-painting, fine-tuning caulking and paint lines around cabinets and custom finishing the undersides of the kitchen peninsula countertop. Julian also respects timeliness. He was at the job site when he said they would be and would always advise when he was running late. This also extended to his team and sub-contractors; there were no no-shows or lengthy period when no work was performed. It is also telling that Julian has long working relationships with his team and sub-contractors. They all expressed respect for him as a person, boss, and partner. A good team leads to successful projects like mine. PROPOSAL & BUDGET The project proposal was competitive among a total of 3 bids. It was clearly itemized in detail and hence, there were no surprises. WHAT'S NEXT I look forward to my next remodeling project with Julian. In the meantime, we have contracted with him to work on a project for my condominium.

Green sequoia caused a disaster with my backyard. Sad part is that we had great experiences with…read morethem before and chose them because of that. If you are doing an outside project, don't pick green sequoia as this seems to be a trend (see Jonathan's review from July 2019). They kept demo'ing after finding an issue, making it worse, and then they left us hanging for a month until they were finally removed from the job. Overall, Green Sequoia did more harm than good on this. Not sure new management is working out. Full story: Green Sequoia previously did our bathroom and did a great job. Jessie and Victoria also did our closet. Love those two. We saw an opportunity to improve our backyard living space by removing unnecessary planters and retaining walls. We had two quotes and went with Green Sequoia, the more expensive one, because of the previous relationship. They didn't tell us that they didn't have exterior expertise and the person on the job wasn't a normal part of the crew but instead a subcontractor. When construction started, we knew there was a question if a retaining wall was supporting or redundant. As soon as the project started, removing a small part of that wall would have made it quickly clear it was supportive as the wall behind ended 8 inches from the top. That's when they should have stopped. They didn't. They dropped the whole wall and then only contacted me after. This caused increased cost and a safety risk for both me and my neighbor. The same occurred in another part of the property. Oversight of the subcontractor was clearly poor. Construction was halted a week after starting in early June because of these errors. Afterwards, Green Sequoia sat on it for a month without getting me change orders or a clear plan to fix it despite nearly daily questions and pings from me. I gave them an ultimatum on July 6th to have a plan by end of week or I would remove them from the job and seek a refund. Four days later they were off the job. No refund yet despite 5 follow up notes from me - but complaint filed with state license board. This project will cost me $20k more, with less improvements made, because of what it will take to repair their damages. The project was supposed to be 3 weeks. Currently it's looking like 3 months because I've had to remove Green Sequoia from the job and get a new contractor. Issues come up with old properties. When starting our plan I fully expected that there may be some small unexpected cost. My issue with Green Sequoia was the lack of oversight, the recklessness that caused increased damage, and the abandonment of the project. Two stars because through this disaster Kirk was still responsive. While I don't agree with their lack of ownership about their actions, I appreciate that communication lines stayed open and that he visited to do some bracing upon my request.

They did a horrible job- left rotting wood on the exterior, added new siding that is splitting and uneven. Fairly certain we still have several leaks- thank goodness it hasn't rained much for the sake of our house. I look at the mess they made every day and am horrified. Going to have to get their garbage work done properly as soon as we can afford it. Such an insane waste of money.

Jesse immediately sourced a great-looking, durable and surprisingly inexpensive replacement. The finish is modern and practical, and it really transforms the kitchen. I get so many compliments! Jesse and his crew did this in a few hours, even carving a new custom handle treatment for the lower cabinet doors. I could find many contractors who would do the big ticket items but they don't seem to care about the little stuff that would make my life easier. Martin from Hintz's originally came over to give me a quote for the damaged siding of my house. However, he didn't stop there . He started pointing out all the little stuff he would help me fixed up along with the siding project without me asking for them or pointing out those problems. He was observant, patient and thorough. I'm glad I picked them . Martin and his crew were wonderful. I was so happy with their work with the siding . I started to give them more jobs around the house . 1 week siding project turned into few months of work around the house. Sound proofing wall, flooring , closing a window, reframing window and door, replacing window trims , kitchen cabinet/ counter top extension , electrical sub panel , recess lights, relocating receptacles, installing recess dryer vent box , relocate crawl space entrance , removing water heater, installing pipes for tankless water heater , demo and rebuild a deck, welding railing, concrete paving etc . There is absolutely nothings that this company doesn't do. We did all of those while we were living in the house . They were very careful and clean to make sure our life was not too disturbed by the construction. I highly recommended Hintz's company.

Through my work I have had the fortune of working with Mick on a handful of projects. Despite the challenges presented, the varying scales, scopes and team structures Mick consistently approached his work professionally and maintained a phenomenal report with the clients and design teams throughout the entire process. For me, choosing a general contractor is only half the equation since it is the subcontractors who will be performing a lot of the work under the management of the general contractor. I also believe that the quality of the subcontractors is a reflection of the general contractor's management and problem-solving ability since the best SF subs can choose who they want to work with. For all of the projects that I have collaborated on with Mick it is very challenging to find fault in any of the subcontractors that he brings onto a job site. For me, this is significant. Mick has a Midas touch when it comes to construction quality and detailing, a smooth and upstanding relationship with his clients and a collaborative approach towards his work that enables him to complete tasks on time and on budget. When either of these aspects are at risk of not meeting his own expectations he immediately addresses the issue and adjusts accordingly. I recently completed a significant remodel of my own home the mission and because I thought it would be a conflict of interest to have Mick perform the work while we were already working together on clients' homes I found a different contractor. That decision has been my biggest regret of the last 4 years.

This company did a remodel on a coop I bought in Alameda…read more UPDATE 10/3 Total Works did come out and re-did the floor at not cost to me. Frazier explained that they can only perform the work that the customer or seller or Agent paid for. I understand that part, but as I told him - no one asked me who paid for my floor - All they see is the end result - which was not good. They did not repaint the trim, which i will do myself - I told him that selecting one color to paint everything is fine, but you still need to prep. There were other issues when the redid the floor - the decorative toe kick on the NEW cabinets came out in the middle and instead of glueing it back they wanted to nail it. I asked that it be glued and they did glue it... but Nailed it anyway...they left tools and trash of theirs and took a tote of mine. Which was quickly taken care of. They were nice enough to replace the gold threshold with silver. The floor now looks fabulous - they tore up the vinyl, put new underlayment in the whole kitchen and put down a new piece of vinyl. I appreciate Chase and his follow up! 1. I needed a gas line put in for the dryer and a water line for the fridge. I got an estimate of $1200. I thought that was high so I asked if I could save $400 by going to the city myself to get the permit. Frazier told me he gave me everything I would need to pull a permit for a gas line. I have the letter of approval from the HOA and a drawing of my kitchen showing where the line was going. The very nice people at the permit department in Alameda told me that I needed a drawing showing all the BTUs, etc showing that it was possible to install a gas line, not a drawing showing where it should go. And they told me that a licensed contracter should have known better. I agree. so I got another estimate from Todd Roberts at Roberts Plumbing and he took care of everything for $675. Now I am having a problem with the linoleum floor that was put in the kitchen. It is bubbling and they obviously did not level the floor becuase I can see the outline or a sheet of plywood that is now coming up and will soon come right thru the floor! They painted everything Beige - walls, ceiling, woodwork..everthing. I am certain that the color was at the request of the previous owner, so I repainted the walls and ceiling, but when I started on the trim and doors I noticed that the new paint was peeling off. What company would paint without priming? I asked my HOA and the Realtor how to proceed and they said contact Total Works and have them come out and fix it. I have an email in to Frazier and will update this when and if they contact me. UPDATE 9-2-14 A very nice man named Chase just called in response to my email adn has scheduled a time to come out and make things right.

This is a review and summary of my experience with Total Works Corp contractors Jorge and Bayardo…read morebetween 3/25 and 3/30. I wanted a bit of work done on my condominium, and sent an email with a list of specific items I wanted renovated. They responded by saying they could give me a quote, but that they would need to see the condominium first. This is a given, so I drove out two hours to the condominium in San Francisco to meet with Bayardo. He was a little late, but that is understandable because the parking in the area is atrocious. Bayardo was a really nice guy, and we went through every item that needed to be renovated. I told him that the renovation was time-sensitive, and that I would like a quote ASAP. He took pictures of everything and promised a quote by that night. The next day, I receive an email from Jorge saying that they can't provide a quote because they need to see the place again. So I ask if he can meet that day, and he's unable to. I ask if they can meet over the weekend, but he's busy. So Jorge suggest the following week, and I hesitate because the renovation is extremely time-sensitive with the HOA meeting coming up. He promises to meet on Monday, so I reluctantly agree. Monday morning, I wake up early and drive two hours into the city to meet Jorge. Less than an hour before our meeting time, he texts me to say that he's canceling, and that he won't be working with me. In succinct, Total Works Corp is extremely unreliable and unprofessional. One of the most critical things in contracting work is reliability-you don't want your contractor abandoning a job mid-contract. If you're considering working with Total Works Corp, please be cautious and consider other options.
