This is my first time ever leaving a negative review on anything. I have been renting from Executive Property Management since December 12th, 2025. The first problem with the sewer occurred on December 28th, 2025. My sewer had backed up into my shower. I am a pretty understandable person, so I didn't think much of this. Sometime unexpected problems happen. They responded quickly. I did get the chance to talk with the plumber this time, and he had told me that the building was not plumbed correctly. He originally told me that they would have to re-pipe it from the ceiling of the basement unit. A few minutes later, the plumber comes back in and tells me that they are just going to have to fix it as good as they could. After the first occurrence, nothing backed up for awhile. What did start happening was constant gurgling noises from my washer drain, toilet, bathroom sink, and shower drain. I had mentioned them in maintenance request on the online portal, over the phone with the property manager, and even sent a video of the toilet gurgling over email to the property management. Although they did check it out, they never fixed the problem. On February 22nd, 2026 I was washing dishes and loading the dishwasher. When I had started, there was no odor and no standing water in the dishwasher. After I ran the garbage disposal, I immediately noticed a terrible smell. As I was trying to find where it was coming from, I first checked the disposal which had no smell. I then realized that they smell was coming from my dishwasher and there was now standing water in the dishwasher. The smell was very distinctly the smell of a sewer backup. I called the emergency maintenance number, and it was somewhat brushed off. They did have the property manager come out the following Monday. When i arrived home I expected the problem to be fixed. I opened the dishwasher and immediately was hit with the same sewer smell. I did reach out to the property manager and he called me. He stated that he wasn't necessarily looking for a smell but did not notice it. To this day (04/19/26) the dishwasher still smells of sewer and is unusable. The morning of 4/13/26 I had noticed that my toilet was not flushing and my shower was very slow to drain. This was some of the symptoms leading up to my previous backup in December. Before I could get the chance to request maintenance, I received a text that a plumber was on the way due to a plumbing issue. Now I was not told that it was a backup, I was not told anything. I am assuming that it backed up again, and they halfway fixed the problem. Since then the gurgling noises have been way more intense. I was woken up last night by how loud my toilet was gurgling. Now I cannot say for sure that this sewer issue was a known problem before me moving in, but I can infer it. For this many problems to be occurring while I have only lived here for 4 months, it says something. Instead of showing me the soft close drawers or the freshly painted walls, I would have liked to know that there were sewer issues. Maybe it was a mistake that I found out the real problem from the plumber, but it is still known and it should still be resolved correctly. Executive Property Management here is some unsolicited advice. Instead of posting videos celebrating owning 1000 units, maybe fix the ones you own first. At this point, you have probably spent more money in calling out plumbers to fix clogs or to check on things than it would have cost to fix the problem in the first place. If issues were delt with correctly, I am sure that there would be a lot less negative reviews on here. Do not get me wrong, I like my apartment when it is in working order. All I ask is to live in an apartment without constant fear that my sewer is going to backup. Fix the problem, move me to one of your other 999 units that doesn't have issues, or let me end the lease without forfeiting my deposit. read more

Terrible company they devalue the properties they buy by adding the cheapest things during replacement including carpet! while slowly raising your rent on delapitated properties that haven't been updated since the 90s, they left me my which included two twin eight month old in the heat for two months while they refused to fix our AC unit I would never rent from this company and if you do just know that they try to stick you with anything that they possibly can while trying to fix stuff in the property that hasn't been updated since the 90s wall our AC unit was in the process of being fixed by these people. They told us that the issue was our filter, not being changed when one of our air ducts was completely unattached from the AC unit and they try to make us pay like a $200 bill because they said it was the filter later that it was a hose completely unattached from our AC unit leaving us in 80° heat for weeks!!!!! terrible property managers, terrible company. They do not care about the community of Cape Girardeau and they do not care about the people that rent from them!!!!! read more

The moving out process really sucks. They will charge you absolutely anything to keep your deposit. This place is a joke.

They will ask 6 months in advance if you'll be signing the lease for next year; and the second you say no, they'll start showing your house to random strangers going through your cubbies and closets with them. You have no say In it and you'll be SOL. It's exhausting and disrespectful and they're aware of it but will smile through their teeth and go "aww I know what you mean." If you value privacy and integrity your best bet is to go somewhere else. read more

I 100 % agree with the reviews already posted. They try to charge you for anything they think they can get away with. Come into your home without notifying you and try to lie their way out of it when you do confront them. They're used to preying on these college students who are inexperienced in this and probably dont know how a real estate mgmt company should treat you. Very rarely do I write online reviews, but it would betray my conscience not to warn others who could fall prey to this company as I did. My first impression with Executive Property Management was not a good one, given that the agent who gave us a tour assured us that all appliances at the time of the showing would remain on the property, so it was a less than pleasant surprise when we had no washer or dryer when moving in, requiring us to spend hundreds more than anticipated to order new appliances. After submitting a polite complaint about this misrepresentation by their agent, the company declined to apologize or rectify the situation to any extent, but instead surprised us with periodic, unannounced "inspections" to ensure that the power dynamic between us was understood. The agency's lack of integrity was on full display after moving out and receiving another surprise from the company: a $3,640.64 bill claiming that the entire carpet throughout the property was irreparably damaged due to a single pet urine stain that was so insignificant that it went undetected by all five of the people who assisted in the moving and cleaning process. The management took the liberty of steam cleaning the carpet for $180 prior to its complete replacement, then billing us an additional $567 with an unfounded claim that even the concrete foundation of the house was saturated with urine, all in addition to billing us $2,412 for the NEW carpet, despite Missouri law clearly stipulating that the depreciated cost of the original carpet be used when charging for a replacement. This is akin to suing after a car accident for the cost of a brand new car, when clearly the value of the depreciated old car is what is owed, assuming the other party has liability. If you're reading this and considering doing business with this company, don't. read more

applied with this company, have 4 kids and one disabled, family makes enough money to afford the house, its our dream home to be honest... and they denied credit which i am building mine and its almost to 600. I am so dissapointed they dont rent to good people who want a bigger house, and a better life. The house i wanted has been on the market a while and they decided to disappoint my kids and family with not giving us a chance. i understand they have to watch out for people but im no criminal and have good rental history. why do they have to let people down who ARE GOOD PEOPLE... wish they had more faith in people who are working on their credit. i can buy a 35k car but not rent my dream home. just not fair. read more

DO NOT RECOMMEND. Even if you're desperate for a place to stay, it's not worth the headache of dealing with them. I have never had such unflexible, unpredictable, unprofessional landlords in my six years staying in Cape Girardeau. They add unpredictable charges to your account, forcing you to visit their office and haggle with them. Moreover, I had two cats from the beginning of my lease, and they charged me $30/mo total for both. Out of no where, I receive a text that they decided to raise the pet fee to $60. Totally unpredictable. Breaks contract. But what can I do? On top of this, I receive a text from the landlords inquiring about my roommate (who was my boyfriend visiting for three weeks during his Christmas break). They watch you like a hawk and look for any reason to charge you fees. During the last maintenance check, the landlord comes in, tells me to drain my fish tank or else I'll be evicted, throw away all my candles, and questions whether my second cat had been noted on my lease. I mean WHAT THE? They're so desperate and greedy for money that I literally cringe when they say they're coming by to check the air vents or other maintenance. I wouldn't wish this on my worst enemy. read more
