    This is my first time ever leaving a negative review on anything…read more I have been renting from Executive Property Management since December 12th, 2025. The first problem with the sewer occurred on December 28th, 2025. My sewer had backed up into my shower. I am a pretty understandable person, so I didn't think much of this. Sometime unexpected problems happen. They responded quickly. I did get the chance to talk with the plumber this time, and he had told me that the building was not plumbed correctly. He originally told me that they would have to re-pipe it from the ceiling of the basement unit. A few minutes later, the plumber comes back in and tells me that they are just going to have to fix it as good as they could. After the first occurrence, nothing backed up for awhile. What did start happening was constant gurgling noises from my washer drain, toilet, bathroom sink, and shower drain. I had mentioned them in maintenance request on the online portal, over the phone with the property manager, and even sent a video of the toilet gurgling over email to the property management. Although they did check it out, they never fixed the problem. On February 22nd, 2026 I was washing dishes and loading the dishwasher. When I had started, there was no odor and no standing water in the dishwasher. After I ran the garbage disposal, I immediately noticed a terrible smell. As I was trying to find where it was coming from, I first checked the disposal which had no smell. I then realized that they smell was coming from my dishwasher and there was now standing water in the dishwasher. The smell was very distinctly the smell of a sewer backup. I called the emergency maintenance number, and it was somewhat brushed off. They did have the property manager come out the following Monday. When i arrived home I expected the problem to be fixed. I opened the dishwasher and immediately was hit with the same sewer smell. I did reach out to the property manager and he called me. He stated that he wasn't necessarily looking for a smell but did not notice it. To this day (04/19/26) the dishwasher still smells of sewer and is unusable. The morning of 4/13/26 I had noticed that my toilet was not flushing and my shower was very slow to drain. This was some of the symptoms leading up to my previous backup in December. Before I could get the chance to request maintenance, I received a text that a plumber was on the way due to a plumbing issue. Now I was not told that it was a backup, I was not told anything. I am assuming that it backed up again, and they halfway fixed the problem. Since then the gurgling noises have been way more intense. I was woken up last night by how loud my toilet was gurgling. Now I cannot say for sure that this sewer issue was a known problem before me moving in, but I can infer it. For this many problems to be occurring while I have only lived here for 4 months, it says something. Instead of showing me the soft close drawers or the freshly painted walls, I would have liked to know that there were sewer issues. Maybe it was a mistake that I found out the real problem from the plumber, but it is still known and it should still be resolved correctly. Executive Property Management here is some unsolicited advice. Instead of posting videos celebrating owning 1000 units, maybe fix the ones you own first. At this point, you have probably spent more money in calling out plumbers to fix clogs or to check on things than it would have cost to fix the problem in the first place. If issues were delt with correctly, I am sure that there would be a lot less negative reviews on here. Do not get me wrong, I like my apartment when it is in working order. All I ask is to live in an apartment without constant fear that my sewer is going to backup. Fix the problem, move me to one of your other 999 units that doesn't have issues, or let me end the lease without forfeiting my deposit.

    Terrible company they devalue the properties they buy by adding the cheapest things during…read morereplacement including carpet! while slowly raising your rent on delapitated properties that haven't been updated since the 90s, they left me my which included two twin eight month old in the heat for two months while they refused to fix our AC unit I would never rent from this company and if you do just know that they try to stick you with anything that they possibly can while trying to fix stuff in the property that hasn't been updated since the 90s wall our AC unit was in the process of being fixed by these people. They told us that the issue was our filter, not being changed when one of our air ducts was completely unattached from the AC unit and they try to make us pay like a $200 bill because they said it was the filter later that it was a hose completely unattached from our AC unit leaving us in 80° heat for weeks!!!!! terrible property managers, terrible company. They do not care about the community of Cape Girardeau and they do not care about the people that rent from them!!!!!
