There was no written change order, no explanation, and no communication about the price increase beforehand. I was looking for someone to tape, texture, and paint a three-stall garage. I already had a written bid for $3,800 from another contractor when, through word of mouth, I contacted Dahlman Drywall. I told him it was a three-stall garage, gave the address and the dimensions & Schematic from the city of Moorhead. He initially gave me a bid of $5,900. He later followed up asking if he had the job. I told him no, that I already had another bid and planned to go with them. He asked how much the other bid was, and after I told him, he said in a text" OK well I would be willing to come in at 3600 if I can start it Tuesday and its heated". undercutting the other contractor. I pointed out that the other contractor had not seen the garage yet, so I sent him a full video walkthrough of the space and said I would like grey on the walls. After reviewing the video, he gave me a revised bid of $3,725.28, which I accepted. At that point, the job was his. To clarify in the estimate, he has the full dimensions I provided knowing the height of the ceiling. His estimate states: "to include the door frames". Door frames were not done. After the work was completed, I received a final invoice for $8,812.05. The invoice explanation given was that he "didn't know how big of a job this was." This is unacceptable. He received a full video, provided a revised estimate, and personally performed the work in the garage. If there was an issue with the scope of the job, it should have been addressed on day one, not after the job was finished. This experience lacked transparency, communication, and professionalism. I would strongly caution others to get everything clearly documented in writing and to be very careful with final pricing. To make matters worse, instead of explaining or resolving the issue, the contractor placed a lien against my house with no clear breakdown or justification of the charges. This was extremely stressful and unprofessional. Transparency and communication are critical when dealing with someone's home and finances, and unfortunately, neither was provided here. I would strongly caution anyone considering using this contractor to get everything in writing and monitor charges very closely.

    Building with Jordahl was fairly simple. The quality is fair for the price however the…read moresubcontractors used by Jordahl could definitely spend more time on the craftsmanship(woodwork, trim, flooring, etc). They seem willing to fix most issues without much hesitation. Prior to closing, Jordahl would not install our fridge, washer/dryer, oven or range because we bought it on our own and not with the house. Jordahl would not let us install the items prior to closing either. It caused chaos on our closing day which is suppose to be a happy/stress free day. What we also ran into was the property pins. We plan on installing a privacy fence but cannot locate our property pins. We informed Jordahl that the property pins are missing on our lot. They eventually gave in and came to our residence to verify that the rear property pins are in fact missing. Jordahl chalked it up as a issue for the home owner. Now, we are expected to request our own lot survey for a minimum of $500 bucks to reset pins that should be in the ground in the first place. Jordahl and I both agree that the company (their subcontractor) that final graded our yard is probably at fault. I contacted the company that did our yard work and they pointed the finger back at Jordahl. If you recently built with Jordahl Custom Homes, I would suggest you document whether or not your property pins are missing.

    We recently built with Jordahl and closed on our home in August of 24. Recently we found water…read moredamage in our Lower level. Come to find out they put a drain pipe directly behind the drywall. The even more disturbing part of this is that this wall was designated for TV mount. During our walkthrough this wasn't mentioned at all. They clearly knew we would mount a TV on this wall. The drain was less than 1 ft away from the electrical box cut out for the TV. No metal was placed on the pipe to ensure that a nail or screw didn't hit it. Jordahl says everything was done to code so they won't warranty it. Code fine but let's talk about common sense!! I mean seriously. If you build with or have built with them you may want to ensure this doesn't happen to you. This caused over $2000 in damage and ruined our $1500 fireplace. I am not happy and would not recommend them to anyone! They should at least out of courtesy paid for this damage and offered to make it right. Instead even the VP refused to pay to make it right. Terrible customer service and I regret building with them. This isn't the first house I have built and this is the worst experience that I have ever had. Our siding already is cracked, a brick fell off our stone in the front. Guess only time will tell what else will happen! Can't wait to look forward to that!
