A lot of people complain about fines and whatnot…read morewhile living here but the truth of the matter is how about you don't violate the terms and conditions in your lease then you won't have issues. The location of U Club is phenomenal, the JAC Park-N-Ride is right up the stairs from the office and the neighborhood is a 5 minute walk to Jackson Avenue. The gym is state of the art, taken well care of, clean, and has functioning equipment as well. The study rooms are nice and peaceful place to get away to and study. The pool is very nice with a huge Jumbotron TV over the hot tub. The houses are all furnished and include a nice big TV in the living room. The layout of the house is perfect for you an roommates. The maintenance is on top of all service requests and is there to fix your problems in less than 24 hours usually. The office also calls you to double check on your requested repairs to make sure everything is okay. The rent is fairly affordable in comparison to other properties! The utilities are ALL included such as water, sewage, cable, and WiFi. The electricity is separate but runs about $35-$70/mo depending on the season. Check out this lovely place and don't let these negative reviews from agitated residents fool you! I love living here and recommend to many of my friends and fellow peers here at Ole Miss.

I believe there has been a total of 4 property managers within the year I've been here. I have never had such a terrible living experience in my 4 years of college. My biggest complaint is the lack of transparency with the lease and the sense they are trying to hide. My son went to tour the property prior to signing the lease, only to find out that they convinced him to sign a lease under the assumption it was an interest form. We were not able to get out of the lease without paying several months rent, so we ultimately kept the apartment for what I assumed was only 10 months. My son moved out in May and apparently all the staff did too. I've tried to contact them multiple times to discuss the lease and get a copy of it; however, no one will contact me back. Only an automated AI service will respond to my calls and texts. Word to the wise: don't let your son tour the apartment alone, and know exactly what you're signing up for.

Just a word to all the parents and loved ones that have their precious children living in these…read moredangerous apartments, my son had a grease fire in his apartment tonight and as every apartment is supposed to have, looked for a fire extinguisher under the kitchen sink. However, there was none. The fire was getting bigger so he took the frying pan and threw it in the sink and put it out with water which then splashed back causing him 2nd degree burns on his face hands and feet!! Per MS law there must be a fire extinguisher in every apartment and even a second floor if there are 2 floors in one unit!! My son and one of his roommates had to go out side because there was so much smoke in the apartment. When they went out side the saw a single fire extinguisher hanging between several apartment doors, yes I said the fire extinguisher was outside!! By the time my son would have ran outside to get it, the whole complex would have burnt to the ground!! To make it even worse, the smoke detector NEVER WENT OFF!!! So I just wanted all of you who have family or students at this apartment, their lives are in danger!!! We found out why the smoke detector did not go off. There were no batteries in the smoke detector to begin with!!!! The lease states they will test all smoke detectors and provide working batteries when you take possession. So basically this apartment should have never been rented because it was not ready according to the lease.
