    Living here has been truly an awesome experience. A lot of people complain about fines and whatnot…read morewhile living here but the truth of the matter is how about you don't violate the terms and conditions in your lease then you won't have issues. The location of U Club is phenomenal, the JAC Park-N-Ride is right up the stairs from the office and the neighborhood is a 5 minute walk to Jackson Avenue. The gym is state of the art, taken well care of, clean, and has functioning equipment as well. The study rooms are nice and peaceful place to get away to and study. The pool is very nice with a huge Jumbotron TV over the hot tub. The houses are all furnished and include a nice big TV in the living room. The layout of the house is perfect for you an roommates. The maintenance is on top of all service requests and is there to fix your problems in less than 24 hours usually. The office also calls you to double check on your requested repairs to make sure everything is okay. The rent is fairly affordable in comparison to other properties! The utilities are ALL included such as water, sewage, cable, and WiFi. The electricity is separate but runs about $35-$70/mo depending on the season. Check out this lovely place and don't let these negative reviews from agitated residents fool you! I love living here and recommend to many of my friends and fellow peers here at Ole Miss.

They tell us our cars will be towed if we don't park in our driveways but the drive ways are too small plus they never actually gave out parking stickers. They gave out "random inspections" the the first 100 or so houses and never actually came and never notified us of the cancellation and we had to call to find out they're doing it some other time this week. The shuttle bus has been broken for over 3 weeks and when it does run it sounds like it's about to explode. I know some houses have gaps that allow snakes and rodents in yet they do absolutely nothing. Highland doesn't allow you to use empty rooms when you pay AC for those rooms and threatens to make you pay an entire months rent which is absolutely terrible customer service. They also LOVE to breach your privacy and randomly come in to your house. STAY AS FAR AWAY FROM THIS PLACE, there's street racers, people asking if you have MacBook pros or expensive stuff as if they're going to rob you, and the "security" is some old man who drives around in a illegal beater car with no tags or plates and will call 911 on anything that moves. DO NOT RENT HERE, PARENTS BEWARE !!THEY CHARGE RANDOM FEES THEY DONT TELL YOU ABOUT IN YOUR CONTRACT!!!! Also, there's been multiple burglaries here over the last few weeks they've been trying to hide from us

And the cherry on top? So far this year there have been two shootings... stay far far away from this run down shit hole.

Not far from the campus. The Bad: The apartment move in date is August 14. This is inconvenient, but understandable. So I asked them if the first month's rent is prorated, to which they answer "No, we like to avoid tenant's confusion by prorating the rent." So you pay for a full first month, but only live there 16 days. Thanks for the consideration, but I can handle the confusion of paying half month's rent. It gets worse. Move OUT day is July 31 at 9:00 AM. If you move out after 9:00 AM, you're charged $200. Now, every other apartment in Oxford has a move in day of August 1. So, what are you to do with all of your stuff for 24 hours? Rent a storage unit for a day? They already have a full 14 days at the beginning of August to clean or do whatever. So why would they not give you all day August 1 to move out and straight into your new place? Also, I was told when I asked that "Some people never exceed their utility cap, some do every month. It depends on how conscious you are of the energy you use." After exceeding my power usage when I wasn't even there and AC was off, I don't see how that's possible. I regularly paid $30-$50 extra. Last and least, the apartments are a little small for their price.

It is hands down the most disgusting, poorly managed property I've ever experienced. First off, my roommate and I had SEWAGE WATER leak all over our furniture--literal waste water--and management didn't do a single thing. Then, we had no running water for FIVE DAYS. No explanation, no help, just silence. They advertised rent as $900, but we were charged $1,250 a month with no utilities included. Straight-up scam. The management is clueless, rude, and clearly don't care about anyone living here. The outside constantly smells like literal feces. I'm not exaggerating--it reeks every day. They put random holes in our walls, claimed they'd come back to fix them, and that was FIVE MONTHS AGO. The holes are still there, collecting dust and God knows what else. To make it even worse, we were told the unit would come furnished. It was completely empty. NOTHING inside. We had to spend even more money furnishing a place we were lied to about. And don't even get me started on the bugs. Cockroaches and other nasty pests constantly crawl inside no matter how clean we keep the apartment. It's gross and stressful to live here. The pictures online are totally photoshopped, completely fake, and this place is a health hazard. DO NOT MOVE HERE unless you want to be overcharged to live in filth.

Upon first glance the facilities of Stockard hall look old, but not out of date, and run down, but not in shambles. You move in thinking "this won't be that bad". "How bad could it actually be?". Well let me tell you something, Father Time is a bastard and Mother Nature is a fickle bitch, and when those two get together, the most foul evil things that reside in the pit of Tartarus are awoken. It starts out fine, it's only little things that bug you, the vending machine being out and still taking your money, the occasional vomit, or the John Wayne toilet paper that is rough tough and doesn't pick up shit. But all of these are all just the still air that awaits before a coming storm. It's the quiet whisper that takes place before an ambush. If only someone were there to give warning. Looking back on it I am reminded of a quote of Vladamir Nabokov "queer how I misinterpreted the designations of doom" The fall of the dorm resembled that of the fall of Sodom and Gammorah, except for this sinful desolate home to the worst human beings mankind has to offer was not wiped out with fire, we would have been so lucky. When I enter the bathroom every time I find myself reflecting on when Sadam Hussein gassed the Kurds, a fate I would chose over spending a second in these bathrooms any day. A myriad of biological hazards exist In this cesspool we call our bathrooms. The smell of ammonia and fecal matter burns your skin on contact with the air and brings tears to your eyes. An instant reaction of wanting to purify yourself by the means of death by fire comes over you, as that is the only way you can truly be rid of the filth. A thin layer of piss, vomit, semen and other covers the floor at all times, and the worst part is when that layer isn't so thin. The standing water reminds me of the river Styx that borders the gates of hades, as it too is strewn with the various carcasses of insects and small reptiles just like the rest of the building, and on one occasion there was even a small tree dwelling rodent. The air carries a thick must that one associates with a funeral home. The filth that pours out of the air vent is comparable to the quality of air child laborers received in the coal mines during the industrial revolution. Most residents take to smoking cigarettes, because the filtered tobacco smoke is no different than the air we breathe at night. There have been no confirm instances of asbestos, but it's here, lingering, waiting to leave its mark and claim it's victims. One could go on and write a novel about the atrocities seen here, atrocities that have shook me to my very core, much like a Vietnam veteran I too have severe ptsd. But the question is posed, why, how is all of this not avoidable? Well the answer is, it is avoidable. I don't know who supervises or was so wise to chose the "cleaning staff" but they have severely fallen off. More often than not they are spotted watching jerry springer in the lobby while I wade through ankle high piss just to brush my teeth. We have cried out for aid, on several occasions, but to my dismay there has been no reply. Stockard hall is no dormitory, it is a social experiment to see if people can truly survive in the worst environments mankind has to offer, so much like Ronald Reagan's challenge to Mr. Gorbachev, Ole miss housing, TEAR DOWN THIS DORM!
