Do you have $10,000 extra dollars sitting around? Big problem first, there have been 3 fires in the last few years here in VICTORIANA CONDOS IN VOORHEES, NJ and they've added assessments that we have to pay above and beyond our usual HOA fees (which they raised during this time). Year one was an extra $190 per month ($2,280) Year two was an extra $290 per month ($3,480) Now they are demanding $290 per month ($3,480) for this year too That's over $9,000 (and that's just so far; they say these assessments will continue) You can't sell because your HOA fee is outrageous now with the extra $290 added to it. Nobody would buy it. So you're just scr3wed and they don't care. We've been learning a lot about how much they care since the fires (if you have trouble paying, they come out and paint VISITOR on your parking spot so you'll lose your assigned spot, so they're childish and petty too). So that's what you can look forward to if you buy here (DO NOT BUY HERE). If they wanted to add $75 or $100 per month that would be one thing, but where do they think people are getting an extra $290 per month on top of their own real bills? Oh that's right, they don't care (and they won't care about you either if you make the same mistake I did and buy a condo in here). These people are out of touch with reality and it's not a real great place to live anyway. Just off the top of my head, here are some other things you can look forward to: We put our trash bags on our front lawns for pickup. All of us. So 2 nights a week the lawn will have a big pile of garbage on it. There's no pool. There's no playground. There's no anything as far as amenities go that you would find in a real condo neighborhood. If you have an issue and need something taken care of, it takes weeks or months to get them to fix it. You just go back and forth with them and then they fix it incorrectly repeatedly before they can finally get it right. Do yourself a favor and buy somewhere else. Anywhere else. read more

First Services Residential manages our community. Pat Witte is a member of the Project Management Team. She was our first introduction to our community and made a FABULOUS first impression that has lasted. On the first day we came to Renaissance, we did not even know what the community was due to an incomptent realtor. Pat greeted us warmly and made us feel special. She gave us a map, general information, and the association rules. She suggested we tour the clubhouse, and arranged that we could. She sold us on Renaissance. Pat is always very pleasant, upbeat, and responsive. A few months ago, we needed help with a renovation request. Pat guided us through the paperwork, and then encouraged us to move quickly, so that she could expedite the request before she went on vacation. That was much appreciated. When I called today to inquire how much the library photocopier costs, Pat did not transfer me to the front desk or simply give me their number, she found out herself, then let me know. This is typical of her "let me help you to the best of my ability" style. I was a manager at a major university, and we taught our employees customer service skills. Pat has them all!! read more

As a resident at Plaza Grande, there are always issues cropping up in the normal course of living. Even though the development is fairly young, there are maintenance items that need addressing - from landscaping to clubhouse, gym, pool ........and personal residence. There are also issues that relate to moving in/out, Communication to the Board, Documentation that must be in order for buying/selling and monthly HOA payment monitoring. Ashley Gray is the FSR Manager at this location. The manager, who reports to the Board, is responsible to see that all such issues are handled promptly, efficiently and cost effective where possible. Ashley is tremendously efficient in dealing in all areas. She takes her job seriously and will step in personally to view, discuss and understand the problem at hand - not simply delegating to others. Ashleys knowledge of her vendors, staff and even her uncanny ability to understand technical issues (street lamp lighting configurations) make her the ideal person for this job. Over the past month or so, I've seen many issues resolved by our Property Manager Rachel Rutman. The area around where I live continues to be dog friendly which being a dog lover I always love to see. This week in particular there have been several emails about winter preparation. Preparations began with Paving, which from my perspective was handled expediently and efficiently. As soon as feasible Allegiance came in and removed an enormous number of leaves, sticks, and debris. Also preparations for winter weather have begun, including assembling volunteers to aid in making the streets in Society Hill II a safe place to drive in the event of snow or other wintry weather. On another subject, an email went out explaining winter preparations for those who travel in these months. Not only this one but also many of the emails included detailed and thorough instructions, which is always helpful. I wish I could give zero stars if I could. They are by far the worst management company I have dealt with. They charge $250 per year regardless if my tenant is new lease or same tenant with continuing lease. There is no direct phone number to reach the community manager only a call Center number to voice your concerns and grievances. If you would like to appeal your grievances and concerns they just say oh please go to the next homeowners association meeting. First service also sends their own plumber from Horning without my authorization to just take a look at the leak from my tub without doing any repairs . They charged me an unreasonable $280 just to come out to take a look at it. First service "claims"that they reached out to me multiple times and lied to me that they already paid for some of it. They also lied to me "claiming" that my contact phone number that they have on file is disconnected which is not true. Poor communication all around. They only interested in sucking money out of your pockets. Also, they send annoying micromanaging emails. read more

Ashley is efficient and helpful and really on top of the development at the Plaza Grande. She was extremely helpful when I needed to move items out of my mother's condo and even though it was last minute, she came through with what was necessary to make sure that the move went smoothly. She provided quick and helpful information, while always mindful of protecting the other residents at the development. She is extremely responsive to emails and is always sending out updates to the Plaza Grande community. Shirley W. I am a resident at Society Hill II in Franklin Park, NJ. It is a wonderful Community to live in even though certain amenities had to be shut down because of covid it's still a warm friendly community. People in your building can easily become like family. The common denominator that makes a difference for the residents here is the community manager, Rachel Rutman. It is hard to live in a community like this if you feel that you are not being heard, with her your concerns do matter. She is in regular communication by mass email to make sure the community stays safe. Reminders of the speed limit, to contact police if any unwelcome activity is observed , report any soliciting, etc. She is hands on and very personable. read more

Since first residential has taken over property Management here at Renaissance Manchester level of service has gone through the roof. The responsiveness to our requests is outstanding. The staff is approachable and visible in providing service and answers to our concerns. This was not provided previously and is refreshing to know there is someone listening. Not only listening but carrying out requests in an expedient manner. Ms Grey as personally stepped in to solve and satisfy problems that were 10 to 15 years old. At a recent Board of Trustees meeting a new ruling was issued concerning the painting of concrete sidewalks being prohibited. Our sidewalk was painted by the previous owner and we were concerned about the new rule causing us to correct a past condition. We presented our evidence of the past occurrence to the Property Management Office. Our general manager, Ms. Ashley Gray, attentively listened to our concerns and subsequently facilitated the presentation of our situation at a Board of Trustees working session. The result was a decision which "grandfathered" our "painted sidewalk". Our concerns were therefore resolved. Thanks......well done! I work in Real Estate, and deal with a lot of different management companies. For First Service, I've only dealt with Liz at Gull's Cove (one of the buildings I own a unit in), but she is always above and beyond expectations set by other management companies. She responds in a timely fashion, always thinks big picture, and has made it so easy to communicate. If Liz doesn't know an answer, she usually has one for me in 2 days tops. If every management company I dealt with was this quick to respond, I'd have a lot more happy owners and tenants. LYNN KELLY , is our property manager at Brittany Townhomes always provide excellent management for our development. She is personable, kind and very professional. Lynn and her entire team always provide exceptional customer service. We are an all-volunteer organization as are most HOAs and therefore are time-limited in providing support to the needs of the membership Lynn has obtained providers and quotes for jobs for the members. Day after day she also handles the complaints of the homeowners in a professional manner. She is always cheerful and works through the most adverse situations with a smile on her face. read more

Rachel Rutman of First Service Residential is very helpful and professional when my HOA had my front railings removed and replaced. I noticed it was crooked and old when I moved in. I honestly didn't mind but Rachel informed me it will be replaced, had the old railing disposed of, and coordinated the installation of the new one. Also last summer when I noticed there were some bees in my back patio, she had it treated immediately. She is very nice, responds on a timely manner and a helpful community manager. HOA's always seem to be inefficient and inattentive to the needs of it's members; but I can't say this has been the case with Firstservice. I've been here 2.5 years and have had a plethora of unique issues (from birds nests, to noise levels, to plumbing issues inside the walls of my unit) and this association has always been quick to respond, and more than accommodating with how it's handled each situation.
