I have owned rentals in two states since 1977, and I was recently having problems with previous tenants at my Belmar rental, without having a manager, who were behind in rent, illegally subletting and causing extensive damage in my rental house. I called Conover and met Brian who stepped in and took control of the situation immediately while guiding me through the eviction process. He then helped me get through the needed improvements, including choosing and providing the most reasonable and best vendors for upgrading and repairs. Brian is also very detailed oriented and meticulous in obtaining and reviewing prospective tenant applications for background credentials and credit histories. He found and placed highly qualified tenants in my rental, even though it was during the slowest winter season! Brian's communication skills are excellent, he was always available, throughout the entire process of eviction and placing new tenants. They do not perform maintenance appropriately on anything and make excuses for everything. The snow removal in Greenbriar Monroe was non-existent no one came until 8:30 pm and only did the driveway and left the 2 foot drift in my front doorway. Who did they contract to do such shoddy work? Then when you ask for a phone, they make more excuses and get nasty when you question them. The past 18 months with this company have been awful.

Since the…read morechanging of the guards in October of 2024, the following have transpired which make me question the change to this management company. The new manager was brought on in October 2024 and soon resigned at the end of December. Further, electronic communication with them apparently stopped in mid-October (reason unknown). Other residents have also reported being dropped from the community distribution list for no reason. Apparently, a neighbor here was receiving duplicate messages. In an attempt to retrieve the emails that were sent to "all residents" for the 3 months they got diverted, it's taken a very long time and it seems dubious that all the emails that were sent out have been retrieved and forwarded to me. Lastly, their payment system seems in part very old school which might be great if you are a person who loves writing checks or in a retirement community; however, since e-notices are already being sent out twice a month, a hard copy through the postal service seems redundant and possibly not environmentally friendly or cost effective in terms of paper and postage. Residents who do not want the hard copy should be able to request that. Afterall, many banks in this decade are going paperless. Perhaps FirstService should follow suit. The 24/7 Customer Service was helpful since shortly after, some results were seen. However, it might be nice to have an employee at the main site or office handle some of these "tech/IT issues".

The final complaint goes to the trustees who then share their decisions with the property manager. Sage 1 is very accessible when needed and always has a pleasant demeanor for everyone. He is very good at what needs to be done, listening and usually has the good wisdom of a sage! (No pun intended or whatever) He is a good choice for small communities . He is always pleasant but he also knows his boundaries; and when he can and cannot cross lines.
