What a journey it has been. But it has a happy ending thanks to Florence Ropelewski and her amazing team at L'AGENCE Napa Valley in selling two of our homes in this tumultuous real estate market. You see, we did it backwards. We bought the new home first, a risky move, without regard to selling our existing homes in Napa and Concord. Now, with a cooling market, we were compelled to sell our properties as soon as possible. Florence's assessment of the true potential value of our home, and her ability to bring in the experts to transform and create a strong marketing plan which included digital and social media, strongly prepared us and our house for this daunting Napa market. Having readied the Napa house, our attention now focused on bringing the Concord house to the market as well, but with different challenges. Our concern was whether its location would get the same in-person attention and expertise being located outside of Napa. Our fears were unfounded as Florence entrusted her colleague Joedy Michael to handle our Concord house; he was equally effective and personable to work with. Collaborating with Joedy, his outstanding communication and dedication advocating for us really stood out. Prompt and in-depth feedback from each showing and any interaction with potential buyers and their agents kept us abreast of what was working, or what needed tweaking to get to that level. Any problems that arose, some which were unpredictable and serious, were quickly handled by Joedy, with the assurance provided by Florence's oversight and direction. In the end, the journey was well worth it. The efforts and talents of both Florence and Joedy in transforming our homes, enhancing and showcasing through staging and marketing resulted in 2 offers for our Napa home, which required more effort and finesse, as well as 6 offers for the Concord house after two weeks on the market. Both places closed within three days of each other. In retrospect, it is incredible how far we have come, but we could not have done it without Florence and her incredible team. Florence is a wonderful real estate agent! She was just perfect for us. She is very professional and dedicated to serve her clients while being friendly and easy going and reassuring at the same time. She listens well, has great ideas, thinks out of the box; knows all there is to know about real estate. She also has great taste and style, and represents her clients really well and knows a very good licensed contractor, and can help with staging homes too. We were anxious and stressed at the prospect of selling while having to pack with lots of boxes and finding our next out of state home. Florence reassured us not to worry and take our time. She gave us an extensive analysis of the real estate market with comparisons and estimated the value of our home at a higher price than we did. Since we did not feel ready to show our home, she discussed with us to place the house as coming soon first before putting it on the market with no open homes yet during that period. Needless to say, the real estate market has been hot and our home caught the interest of buyers, who offered initially above the asking price then decided to lower their offer, and raised their offer again above the asking price but lower than the initial offer. When we were ready to accept their lower offer still above our asking price, Florence called us and advised we were not aggressive enough given the market and our multi units home being unique, and that if we were willing to take the risk could ask for even more for this cash over. We followed her advice and our home was sold very well at great speed and with almost a 2 months 1/2 free rent back to allow us to finish packing and search for our new home. She also volunteered to help us after the sale if we wanted to sell to the buyers some of the extra appliances, which we had promised to other people, which the buyers wanted to have even though they were not in the contract, which we decided to give to the buyers instead. She also offered to help us during the rental period if there was any problem. She provides great peace of mind, and looks for the best interest in her clients whether they need to sell or buy. I cannot recommend Florence and her Agency highly enough to do her incredible efforts justice. I decided to go with Florence after reading her stellar reviews, and knowing intuitively that having someone local to sell my Napa home was vital. Not only was I not dissapointed, I was blown away at the amount of work she put into my home as well as her expert advice given as she guided me through the process. I live out of state, I had two renters to vacate and the house needed so much work! Florence took care of EVERYTHING! I've never had a realtor be so involved, so dedicated and do so much for me. It was a revelation. I didn't have to lift a finger, which came as a huge relief. I followed her advice even when part of me wanted to do less, invest less and ask for more, because I felt I could really trust her judgment. And it worked. She did all the work. I signed a few documents. I'm still in shock at how flawlessly the plan worked. It took less than 30 days from renters vacating to listing and getting the offer.
