I had a horrific experience with Marshall & Co…read more Property Management (specifically working with Sarah Jainchill and Dakota from Laguna Vista Apartments in Tiburon) that felt discriminatory from the very beginning. When I initially inquired about an apartment, Sarah wouldn't even let me fill out an application the moment I mentioned I had a Section 8 voucher. They only came back to me after their other applicants backed down. After waiting an entire month to move in with my family, I arrived at the move in inspection to a complete nightmare. The listing explicitly promised "New beige waffle weave carpet to be installed in all bedrooms" and "luxury vinyl flooring." In one bedroom, management left sharp debris and trash all over the floor from a recent window or paint repair, completely unvacuumed. Dakota explicitly lied to my face, claiming the new carpets were to be taken care of by move in date, only to later shift the blame entirely onto Sarah. The bedroom carpets were never replaced. Instead, the apartment was delivered completely filthy and in the exact same neglected state as when I first viewed it. the appliances in the unit are severely neglected and broken and need replacement. The kickplate at the bottom of the dishwasher was broken and poorly masked with a large piece of red tape. It completely fell apart upon inspection and requires full replacement. Stove and oven was heavily rusted, caked in thick, old grease, and still contained dirty aluminum foil left behind by the previous tenant. The paint was peeling off the range hood from age and severe grease buildup, posing a fire and another health hazard. I noticed a thick, unsanitary buildup of dust and filth along the sides of the refrigerator. Furthermore, the unit had a cracked toilet seat covered in urine, a broken front door sweeper, broken thermostat, severe mirror rot, and cracked, lifting bathroom flooring. Most alarming of all, there was severe black water damage and suspected mold under the kitchen sink, a major health hazard for my kids. The place seemed as if it had not been cleaned in years!!! When I pointed these out, Dakota dismissed these health and safety issues as "cosmetic or minor maintenance matters." I even offered my own time to clean the unit a day early, but they refused to give me the keys for "liability purposes," yet expected my family to move into a filthy construction zone and live out of boxes until they could finally schedule carpet installers days later. Management showed zero empathy, never apologized, and tried to push me to sign the inspection sheet just to get the keys. Fortunately, I stood my ground, refused to sign, and immediately contacted the MHA, who backed me up completely to cancel the contract. Please beware of Marshall & Co. They misrepresented the property, lied about updates, and tried to force a family into a sub standard, unsafe apartment!

    We were interested in renting an apartment that Golden Gate Properties is listing, but we were told…read morethat "all parties intending on residing in the unit are required to attend the in-person viewing together." We then asked if being from out-of-state, and being in the middle of a global pandemic and shelter-in-place order could allow us to do a virtual tour instead, and we were told that that is not an option, and that their policy remains that all potential tenants must tour in-person. In normal times, this policy may be understandable (though it does seem discriminatory against potential renters not already living in San Francisco), but I believe that this is entirely irresponsible and unacceptable while under the shelter-in-place order. Worse yet, it also appears that this policy may be illegal. The following quotation is pulled directly from the current shelter-in-place order from the SF Department of Health website: "Service providers that enable real estate transactions (including rentals, leases, and home sales), including, but not limited to, real estate agents, escrow agents, notaries, and title companies, provided that appointments and other residential real estate viewings must only occur virtually or, if a virtual viewing is not feasible, by appointment with no more than two visitors at a time residing within the same household or living unit and one individual showing the unit (except that in person visits are not allowed when the occupant is present in the residence)" All things considered, I'm happy that we won't be able to rent from this company due to their exclusionary policy. If you're considering whether or not to rent with them, please seriously consider if you would want to support these questionable practices. === 6/29/2020 update after response from Ferdinand=== I appreciate that Ferdinand read my review and took the time to reply. I am also glad to hear that you don't feel that your policy is in violation of the shelter-in-place order, although I stand by my initial comments. To be fair, I am also including a link to the full text of the current order that I referenced, and the quote I pulled is found on page 13: https://www.sfdph.org/dph/alerts/files/C19-07e-Shelter-in-Place-Health-Order-as-revised.pdf The order clearly states that tours "must only occur virtually" and that in-person tours should only be held when "a virtual viewing is not feasible." Your team makes no good faith effort to conduct a virtual tour, and the excuse that LTE coverage isn't reliable across all of SF is extremely flimsy -- you should know that your competitors have no issues conducting virtual tours. Even if you feel that your policy isn't violating the order, it's unfortunate that you don't recognize how unsafe and unwise it is. You have chosen to exploit the wording of the order and needlessly place your staff and potential tenants at greater risk of covid exposure. That's just not the right thing to do.

Even though you may know how to manage a property, it doesn't mean that you can or even should! And I had found myself in this position with my first big investment, a multi tenant property. The moment I found myself trying to capture photos, screening applicants and managing maintenance requests, I realized I was in over my head and about to lose it. Insert Ferdinand with Golden Gate Properties. Initially, I called without any expectation that I would hire a property management group at all but I was overwhelmed with a growing count of unattended and upset tenants. Ferdinand walked me through their process, asked me what was overwhelming me and about the properties. He even offered his own helpful advise, without expectation that I would pursue them. Needless to say, I decided to hire them and let them take the wheel! About 2 years later and I am still so pleased with the incredible and professional services from G2P. My properties are full, tenants are happy, maintenance taken care of and I have a lot less stress on my plate. I cannot thank Misty and Ferdinand enough for everything that they do!

Her advice is always top notch and she knows the market very very well. On top of that, she can definitely sell a listing and she negotiates hard on my behalf. There are always instances where Renee negotiates to save me money or make me more money. She's also very responsive with her communication. I honestly still haven't found another real estate agent like Renee. I highly recommend her to anyone look for a real estate agent. [The review below is from 2021 that I forgot to post] - pictures are the blue house with a white kitchen] Renee was a great realtor to work with when selling my renovation project in San Rafael! I found her through her online marketing and I was impressed with her listing presentation. When it came to selling the home, Renee was very very aggressive (in a good way) with the buyers. We were expected $1,250,000, but she got us an extra $75k on top of that with a non-contingent offer. Right before that, she also told us how many buyers would come through, how many offers there would be, how much she expects to sell it for, and the exact date when the property should go on the market and she was right every single time. When it came to escrow, Renee was in control at every step and even after escrow. When the buyer had some ridiculous requests, Renee knew exactly what to say and she crafted every response and message to perfection. I felt protected, and I felt that she was looking out for my best interest. I would absolutely do business with her again and I would definitely recommend her to others!

    Renee was the selling agent for our new home. She worked with the elderly couple who was moving out…read moreand spent $70k of their money to "update" the house. The kitchen was done so poorly, it should have been an embarrassment but Renee still marketed it as a "chef's kitchen". The home depot cabinets were installed backwards, there was an extra hole for the vent that installed incorrectly, shelves and knobs were missing, there was ZERO thought put into the layout (the fridge and stove were sandwiched next to each other). We have high ceilings with beams, Renee's painters literally painted over duct tape all long the beams. The "designer lighting" is from IKEA. She had the painters paint right over tile in the bathrooms and within one day of usage the paint was peeling up with every step on the shower floor. The hall closet had a new hollow door installed but was unable to be opened because of a light fixture installed in the hallway, so instead of reconfiguring the light or the doors, she simply had someone nail the closet door shut. We purchased the home with the intent to do a full remodel but I believe it is worth pointing out Renee's unethical marketing and clear intent to put "lipstick on a pig". I would never work with Renee to sell my home if this is the type of work she finds acceptable.
