I had a terrible experience with this title agency, which was chosen by the buyer of a property I sold. After much negotiation, I agreed to a seller's credit of $2,000 to be held in escrow for 45 days in case a building's assessment passed. This did not come up during the "discovery period" but I did it to be fair. After 45 days passed, I contacted Esther and Victoria to receive my funds and I was sent a MEMO from the Board of the building to discuss several items, including the proposal of passing of the assessment. This was the document sent by the Title Agency as PROOF that the assessment had passed! This is an illegal way to conduct business, the document did not prove anything yet they stood by it and did not want to refund my money. After going back and forth they said "talk to the buyer's agent or you will have to take it to mediation, we will not get involved". Excuse me? The addendum is black and white and a legal document. The buyer did not produce proof (and in fact it had not passed), end of story. I come to find out the buyer's agent is friends with the title agency so I am not sure how many people they have tried to fool, I can see how someone not on top of things would have let this go.
