The whole building reeks of mold. They make you sign a lease which acknowledges the mold smell from the walls but won't do anything about it. They will make every excuse to take your security deposit in full. They will also tell you they're a business and they do not care about your personal wellbeing. Don't move here unless you intend to never have anything repaired correctly or in a timely fashion. They also raised rent 200 dollars every year. 1 star because the apartments are spacious. read more

My husband and I lived here for 2.5 years. Pros - Gorgeous setting- lots of woods and a big meadow in the middle. Our apartment was also fairly big for a one bedroom and we had a balcony to relax and enjoy the natural surroundings. Management was always nice and did their best to accommodate. Been at folly hill resident for 2 in half yrs, when I first moved in Tyler made it easy and none stressful move in. After moving in though the nice and incommentating Tyler was long gone. he was completely useless afterwards. Jen is the daughter of the Mom and Dad that owns all different properties. If you have a nice car, be very careful because in the last year there's been about 4 to 5 break ins window smash, credit card stolen. There was a huge raid here with drug dealers/guns. It's definitely not a safe place. If you have kids that's for sure I would strongly not to rent here. If you are looking for a luxury apartment, There are plenty around the North Shore but folly hill is definitely not it. Parking is awful and Jen doesn't enforce the rules and when you send her a email she gets stressed out so fast she gotta pass it on to someone else. Yes Jen is property manager too lol apply a little pressure and stress to a trust fund baby like that and they fall so fast they can't take it because they are soft and weak. She also discriminate agaist Italian Americans and homophobic slurs to me. over the last year in a half they use the "Plan Demić" as an excuse why went up on me 25% when I know for a fact others didn't get that huge amount of a increase. they advertises luxury apartments, but they throw luxury around a bit too easily. They are far from luxury they look like they're from the 90s old carpets, kitchen are sh*t. hall ways look like a freakin nursing home. Folly hill is it trying to compete with actually luxury apartments on the north shore with stainless steel appliances, wooden floors ect. They tried to go up even more to 2300 for one bedroom early in the year but unfortunately they got greedy because the market shows otherwise and they had to drop it back down to 2100 haha general Jen used the term the place is priced out what they should be lol anybody that knows about renting out to people just because something you think it's worth that amount doesn't mean it is, but when you own property technically can do whatever you want and overpriced it but the market will correct itself which It already did. I've never been so pissed off so consistently for so long. Never move here. Maintenance never fixes anything and when they say they will, they don't show up. My CEILING WAS CAVING IN. Literally, molding my furniture. Maintenance missed three scheduled appointments. They never fixed it, by the way. My dishwasher was broken, they told me it's my fault...I WASN'T EVEN MOVED IN FOR 24 HOURS. Management is a mess. Every single person who works there...it's like it's there first day every day. I'm moved out and STILL dealing with them. Security deposit check is screwed up and I can't even deposit it. That's $1,200 I'm losing because management can't get themselves together. Good amount of space for what you pay. Kitchen appliances were all relatively new, which is nice. Trash pick up right outside your door, and maintenance was very responsive if we put in a request. However management leaves quite a bit to be desired. We had a major mold issue that was never really resolved. When I brought this up to management they tried to tell me that it was my fault for not keeping the vent fan on in the bathroom long enough (the mold issue wasn't even in the bathroom). Their resolution was just to repaint and carpet the closet in the bedroom. Thru all of this I was still interested in moving into a 2 bedroom when my lease was up, but got blown off everytime I called/emailed/went into the office. Finally I found a new place to live and was told that they'd accept my notice even though I didn't give them 60 days (but I moved out at the end of my lease ????? and gave them more than 30 days notice). I'm shocked at the overall rating for Folly Hill Meadows Apartments on Yelp! The place is a great bargain in terms of price and top-flight in terms of services, grounds and amenities. Yesterday we had about a foot of snow and management had an army of workers out all day clearing the walkways and parking lots and shoveling the stairs into the buildings. This is typical around this place. They do regular maintenance to keep the property looking good and while the place has a lot of dogs, the owners all do a good job of picking up after their pets. Yes, it is unfortunate that every time you drive out you have to head north on 128, but the next exit is a half mile up if you need to turn around and head south. The other thing I don't like is the laundry costing $2.25 for every load ($4.50 to wash then dry), but that's a small price to pay for having a well-maintained property with responsive management. read more

This place is HORRIFIC!!! Every time I opened a service request, it was closed saying "Complete" when nothing was ever done about it. I also had squirrels living in the ceiling, which management also did not address. Way overpriced, unfriendly staff, the list goes on.... I had to terminate my lease as I had to take care of my dying mother and the management staff showed no remorse whatsoever... Just looking for their "Termination Fee" Even thought the apartment was rented the next month. DO NOT RENT HERE!! Heartless & Useless! Also, the heat is electric, so get used to paying $200+ a month for electric only..... This place is a JOKE!!!! read more

Absolutely terrible. We have had nothing but problems with them. Whenever we had a maintenance problem they wouldn't show up, but would be quick to invade our space whenever it was convenient for them. Terrible location, and not "luxury" by any means. Lots of unfulfilled promises by management, and they'll nickel and dime you the moment you smarten up enough to decide to move out. Don't ever rent here. The location is terrible as you need to get on the highway to get anywhere. You also can only get back home from one side of the highway. Management is terrible and they spy on tenants and bilk them with fictitious fines. Example: I lived in a dog building in front of the woods, where everyone had dogs. Somehow I was told it was my fault the building had a flea infestation and was charged accordingly. These fictitious fines will quadruple if you move out. read more

My fiance and myself lived here for a year (April 2016 - April 2017). We looked at several complexes in the area but immediately got a great vibe here. Tom showed us the grounds and the apartments. Tom was extremely personable, professional, and accommodating and that never changed throughout the year. I told Tom this was my first apartment, I hate loud noises, and I needed to be on the top floor. Tall ask for an apartment! He got us a secluded building (50 Apple Road) on the top floor. I was pumped. Apartment was bigger and less expensive than others we looked at. People complaining about lack of luxury? Please...move to the North End and pay 3X more if you want luxury. Whole team was great. I bugged them so many times to use their printer or fax machine. They always said no problem! Trash pickup right outside your door was awesome! If we had so much as a light bulb out, the maintenance staff would be there immediately. I was locked out twice. They were there within 10 minutes and waived the $50 fee both times. The sidewalks and lot were always shoveled during all hours of a snow storm. Their parking lot is HUGE and I was never looking for a spot. When we left, we got our entire deposit back. The move out process was simple. We had already moved into our new home. Tom just walked through the apartment and texted us saying, "everything looks good, you are all set.!" Only complaint: dogs are allowed. We had 2 yapping dogs all day in the apartment below us for the first 5 months. The people ended up moving out, thank god. But obviously we knew this going in that pets were allowed. Overall, 5 stars and would move back here in a second. read more

At first I was very impressed with the location and outside spaces and bc is a pet friendly condo I end up moving in even after seen the apartment that it wsan't so great! Staff was very polite at the beginning too, however after a moved in it went down Hill. Apartments are big but don't get to excited about it, carpet is OLD! very old, stinks after a week in, we had to constantly wash it!. Mold grows on your bathroom/tub like a Prague, no matter how much you clean its always gross. cabinets are old Formica and the place can't get heat at up. Listen to me, Electricity bill goes up the roof on winter time. It was me and my Husband living there, working all day 6 days a week, we average $300 and winter we've got a $500 electricity bill. lt's crazyyy! There is more, dog shit everywhere!! and there is not privacy! You can here your neighbor snoring, going to the bathroom, flushing like they're inside your apto, watching tv, not mention listening music! if they have kids on top of you, you're screwed! and obviously they can hear you as well so no matter how quite you are it will always bother someone. if you get friends over once, done, complain will come next day! its just not worthy to pay this munch to live in a place like that! look around there is munch better options very close by! when we moved out, staff very rude, never got back to phone calls and emails. I went there to grab my mail nobody wanted to go check the mailbox with me and finally they only returned half of my deposit after a while we moved out. even know the day I moved they checked the apartment and said everything was fine they said they had to "fix"a bunch tings and for that they charged my half deposit! Horrible owner/landlord, just in it for himself and $$$. Poor maintenance and lousy office staff. Buildings are dirty, plowing is terrible, dogs everywhere along with their poop yet the rent keeps increasing. I lived here for 4 years and it was awful - cannot recommend to anyone. read more

I gave the 4 star instead of 5, only because my unit is not available to purchase! I am in my 6th year at Folly Hill. It is a serene , relaxed and very clean complex. Lots of green; beautiful animals flourish. The management welcome dogs and cats, and nature provides some deer now and again passing through. There are many poles to "clean up the mess" and thus, with minimal exception, the grounds are clean from that mess... and when it is not, it is the fault of the pet owner.. not the complex. I have read some of the reviews, and they have not been my experience. I find the rent appropriate, and they have been minimal in increase yearly. The staff has gone beyond and over, in maintenance, for me. I have asked them check on some minor issues with appliances over the years.. I was given a new refrigerator, dishwasher, and stove...out of the BOX! not from another unit. At present they are responded to an issue with my tub; today it is like new! The plowing in the winter is exceptional! They do an amazing job and work very hard... Someone mentioned the complex sits on a divided highway and you must go north to get south. My friends pay 1.5 the price of my rent and they have to go south on Rt 1 to get north! I was given new windows this past year. A big job and done in one day... not a dusting left over! I have owned, I have been a landlord of a 2 family, I have also owned condo and I have rented in a few places across the country.. For me, Folly Hill is a beautiful, convenient and safe place. The pool is wonderful, and has a full time lifeguard... the gym, although small, offers a good option when I don't want to go to my main fitness center. And even where I pay a huge price for exercise, they too, have machines that temporarily are out of order! My friends love it here when they visit. I try to be a good tenant, and my building is small...6 units. While I only know my neighbors socially in passing, they are equally respectful to me.. It is private, and social if one wants it... The staff put on pool parties, and gatherings seasonally in the Gathering Hall.. food is free and plentiful and many variants happen there. I have only attended a few over the 6 + yrs I have lived here, but they have been very welcoming and fun. I am always appreciative I have a pleasant and attractive setting to live. .and I am grateful to the many who work here to keep it that way for me. read more

I've been in several different apartments and apartment types over the past 5 years or so both on the north shore and not. Never in my life have I worked with such a professional and efficient staff. The property itself is beautiful and beyond reasonably priced. The fact that they are so pet friendly and that the community itself is friendly makes it really feel like a home rather than an apartment. I've felt nothing short of comfortable living there. Maintenance is incredibly fast, trustworthy, professional and personable along with of course the office staff as well. It really goes to show how much the management of the property cares about the property and their reputation. Nothing but high praise on my end - if you are looking for an apartment that can feel like your own little home, this is absolutely the place for you. read more

Thank goodness it was short term. There is only one legal way to enter and exit complex. You must take 128 north because we are not allowed to use the back entrance. You can sit in traffic forever because you are forced to use 128. These units are not luxury. The kitchen is finished in cheap Formica and low end appliances. The fitness center has broken equipment. The laundry area is not properly maintained. The washer will shut down mid cycle and needs to be reset. The dryers are old and do not dry your laundry fully therefore you have to pay twice to get it done. Our garden level apartment smelled like mold when the spring arrived. We had silverfish in the kitchen and bathroom that they refused to exterminate. The main drain for the building backed up into our master bath. The smell was horrible. (They did take care of this quickly.) The electrical outlets were loose and would spark. They were never properly fixed. The doors were loose and didn't close properly. My husband reattached them repeatedly. Our carpeting was off white and not stain resistant. Maintenance workers told us they were old and to not be too concerned about them. We vacuumed daily and steam cleaned them frequently. Be sure to attend you final inspection and get a copy of the form that you will be asked to sign. I foolishly did not take mine. All areas of the form that I signed said "ok". I was assured that all was well and was complimented on how clean we were leaving the apartment. A month later we received the check for our security deposit minus replacement cost for the carpeting. We called to discuss the matter several times and our phone calls have not been returned. Do Not Waste your time or money. This community is by far the worst ever!!!! Slamming doors, apartment shakes, continuous leaking toilot, are only a few of the things wrong in this community. There is dog poop everywhere, the hallways stink like trash, the laundry room is dirty and disgusting, windows all need to be replaced because they all have drafts. Ice everywhere you would think with the high rent you pay here they would invest in clearing out snow and ice better. I lived here for six months to many, before I made the leasing office break my lease. I should've known sooner because the turnover rate is about a month, everyone moves. You will be deffinitly just be wasting your time! read more
