Ben was personally and professionally there for us every step of the way; from purchasing our new to be built home when it was only a bare lot, to the final finished product. Some may think that it isn't necessary to have an agent in this type of scenario, however, Ben's role was indispensable. He was very knowledgeable about the Fort Collins' area real estate market, which was highly important as we were moving here from out of state. It was eleven months from the time we signed our purchase agreement for our new home, until the day we closed. Our home was initially scheduled to be completed in November, such that we were to be in by Thanksgiving, however, due to Covid related delays in getting supplies and worker shortages, our home was not completed until March, some four months later. Ben was in it with us for the long haul. He always promptly returned phone calls whenever we had any questions or concerns during the almost year it took to complete our new home. He was our eyes and ears on the new home construction project as we were still living in LA. The extended completion date of our new home was ever changing due to the Covid related issues. We had already sold our home in Los Angeles, and needed to find a short term leased home in Fort Collins, while our delayed home was being completed. Ben presented us with a choice of corporate rentals, and let us chose the one that worked the best for our family. He then contacted the broker handling the rental for us. Once our home was completed, he continued to assist us in settling into our new residence, and continues to do so more than a month after we closed on the property. When we were considering who to go with for our home loan, Ben was able to direct us to a lender. He did a great job introducing us to a representative he knew in the loan department of a large nationally recognized bank that offered a mortgage interest rate lock, which allowed us to get a loan at an awesome interest rate. We were extremely happy with the service and guidance that Ben provided to us. His extensive real estate experience was indispensable in helping us to find the perfect new home in a beautiful location for our family. He'd walk in a house and point out issues he saw or concerns we should be aware of. It was almost like he was buying the house with us and invested in our happiness. Sellers and Rob did not disclose the home was a rental, had been smoked in, was behind on taxes, utlities etc. Home was even on septic and they tried to cover it up to avoid replacing after it was neglected for ten years. This firm will do anything to close the transaction and take a commision, regardless of the details of actual properties they sell. Avoid buying or selling with this agency. No attention to detail, careless, dishonest. Update: They even lied during mediation to avoid paying for contractually obligated reapairs that were already agreed to before closing in the inspection resolution!

But at least it gives me the right to post a review of what I got for my money. In my opinion, the guy could not hold a job as a secretary anywhere I've worked. To give just one example: For reasons related to lending, the buyers wanted to change our agreement from paying nothing for a list of included furnishings to paying $1000. So all Sean had to do was take the signed Personal Property Agreement, change zero dollars to one thousand dollars, and send it over. Three times he sent versions that included additional language we had not agreed to, and that he knew (or definitely should have known) we objected to. Finally we had to do it ourselves: we took the original version, changed $0 to $1000, signed it, and everyone was good with it. Here's the scoop, folks: there is absolutely no reason to agree to pay a buyers' agent 3 percent anymore. Don't do it. You have other options! Think about how much money it is, not as a percentage (what Realtors want) but in dollars. Were the services of Sean Dougherty worth over forty thousand dollars? If he were the best agent on the planet... no. And if you read this far, you know he's not. If you are a buyer and thinking basically that the cost of your agent isn't your problem, you'll just make the seller pay - it wasn't true in our transaction. We would have gone lower on the price if not required to pay so much for Mr. Dougherty's services.
