Bought a 1.1 million dollar home through Kittle Real Estate. Lindsay at team Little was the underling of the transaction. Poor communication, lazy, and deceitful. Sellers and Rob did not disclose the home was a rental, had been smoked in, was behind on taxes, utlities etc. Home was even on septic and they tried to cover it up to avoid replacing after it was neglected for ten years. This firm will do anything to close the transaction and take a commision, regardless of the details of actual properties they sell. Avoid buying or selling with this agency. No attention to detail, careless, dishonest. Update: They even lied during mediation to avoid paying for contractually obligated reapairs that were already agreed to before closing in the inspection resolution! read more

Would not use ,our agent constantly showed us (the buyers) homes we had no interest in and we found out she was steering us to new homes,that she must of had an opportunity with the builder, even though we were very specific about what we wanted .Front office people were fine but She (our agent) was slow to respond to emails and once the home closed was unresponsive and no where to be found when we had issues. In late February 2015 my husband and I were looking at a Meritage new construction home in the Timnath Ranch subdivision. We were told by the sales rep for Meritage homes that we would need to have our current home listed with a real estate agent in order to put a contract on a Meritage home. We did not have a realtor and the sales person jumped on the opportunity to give us Rob Kittle's business card and rave about how Rob could sell our house quickly and he only charged a flat fee of $800. That should have been our first clue! We decided to give Rob a call and set up an appointment. He was very nice at our initial meeting and we decided to list with him. The sales person from Meritage called about 10 min after Rob left our home. No doubt they had talked. She said a house had "come back into their inventory" and would be available at the end of March if we could get our current home sold by then. It was the model we liked so we called Rob to get the contract started for selling our current home and started the paperwork for the Meritage home. When I rec'd the contract from Rob's office staff I reviewed it and noticed there was a clause stating if the house we were buying was less than the purchase price of the house we were selling then we would pay 6% to Rob Kittle. The house we were purchasing was indeed less than the sales price of our current home so I immediately called Laura, the listing coordinator who sent the contract. Rob never mentioned anything about 6% at our initial meeting only the flat fee of $800. I felt like it was the old bait and switch. If we had signed the contract without reading carefully we would have been paying 6% to Rob and 3% to a buyer's agent. Laura was immediately defensive and said she would have to call Rob. She called back and said that she didn't know about the "deal" Rob had with Meritage and she would take the 6% clause out of the contract. No call from Rob apologizing for the error. This was the beginning of a very bad experience with Rob Kittle and his group. When we were discussing via phone the listing price for our house Rob became very defensive when I asked him about comps in our neighborhood. I asked if he thought we were pricing our house to high and he said "well you're looking at the same comps as me." Because I was looking at what had just sold in our neighborhood on Trulia as I was talking to him and realized that our house would never sell for what he had suggested the listing price be. No need to get argumentative when your client asks a question. A realtors job is to help their client understand why a home should or shouldn't be listed at a certain price and why they think it will sell. The communication issues with Rob's staff and the minimal to non-existent communication with Rob himself are too long to list here. Bottom line is yes he got our house sold quickly and we purchased the new home but we felt he was working for Meritage not us. His loyalty was to Meritage and it showed. When we asked Rob to talk to the sales rep at Meritage about the unrealistic deadlines on the new home contract because it was affecting the deadlines on the contract for the house we were selling (and he was our selling agent) he told us he didn't want to be in "the middle." He still rec'd his 3% commission from the builder when we purchased the new home though. Overall we just were not impressed with Rob or his team. Every time I hear a radio ad for Rob Kittle Team I think, don't believe the hype people. Rob has mastered the art of marketing which has helped him sell a lot of houses but he lacks people and communication skills. Maybe you will have a different experience if you pay him the traditional 3% as opposed to the $800 flat fee he has builders advertise for him. read more
