I am in a non-renovated unit, it's an older community, you get what you pay for. I take those things into consideration doing this review. There is always room for improvement in ANY community you live in, so instead I'm going to tell you my positives about living here: - It's quiet, peaceful & nestled in a wooded community, but still close to everything you could want & need; restaurants, grocery stores, pharmacies, library, doctors, gyms, parks, fresh food markets and the list goes on - Minutes from I-95, MD Route 40, MD Route 7 - Josh, the maintenance supervisor is amazing, quick, & thorough - Juaquin, a tech is polite & super sweet - Emergency Maintenance Issues are address ASAP - I never have to fight for a parking spot in the building I'm in - It's one level living, so no one is above you or below you - Enclosed patio area - No Mice! - Knock on wood, I have not yet experienced any mice activity - Everything is Electrical, no gas (for me, I prefer no gas. no carbon monoxide worries. But if you are a cook, I'm not sure if they offer gas stoves in any of the units) If you don't need the bells & whistles, luxury apartment or have unrealistically super ridiculous expectations, I would recommend living here. Y'all..... just don't. First and foremost, i pay over 1k for a one bedroom apartment that has no central A/C or heat, doesn't even have enough hot water for a 10 minute mildly warm shower, and landlords that I'm pretty sure have a book of phone numbers for residents that they purposefully don't answer. They're always at the leasing office, sometimes until after midnight, but can't seem to return an urgent call about my lock not working when I first moved in (it's been a year, lol. My dad fixed it.) The worst part might be that in March I'm only here until the 11th and my lease is up, so I was told when I first moved in my last month would be at a pro rate, but nope, they charged the full amount and said they would "refund me" after they charge the fees for moving out.... What???? I don't see a refund coming any time in my future. Also had to pay to get my mailbox lock changed which they said they would reimburse but never did. What really made me write this??? On top of everything????? My next door neighbors walkway is caving in, and has been forever, and they won't do a thing about it. Yes they know about it. They've seen it. Guess they're waiting for homeslice to be trapped. I'll just attach a picture and leave it there. Living in your car would make more sense :) help me read more

Forsythia Court Apts - The view - Apartments Near Me - Abingdon, Maryland

Under new management and really trying to change the reputation built up over the past decade. Pleasant community, full of trees, very quiet and serene. Renovating apartments recently, they're looking quite nice inside lately. You'll have to pay for water and trash removal, a difference from other rental communities, but you'll also not pay a security deposit, which can save you hundreds of dollars on the front end. I hope to continue to see them improving as time goes on. The office staff I've encountered has been knowledgeable and friendly. read more

This place is the worst place you could possibly stay. Cracked out motels look like the taj mahal compared to this place. Don't waste your money or time on the process. This place they won't fix anything and then blame you when something goes wrong and they have to fix it. read more

These apartments would have been decent except for the maintenance and management issues. They are also very inefficient energy wise. When something is broken, such as a water heater, the management will try to fix the issue just enough to get by legally. They do not fix the core problem. When the realize there is a core problem it then takes weeks or longer to get the issue fully repaired. Since moving in in July, I have had the heating and A/C unit fail and now the water heater has been malfunctioning and leaking for over two weeks. As well as other 'mickey-mouse' repairs give way that I do not have the time or energy to devote to dealing with management and maintenance to fix. Everything is a strain with Forsythia Court and Elon Property Management, they just hope you give up and live with it. As with some things, I have. Due to the water heater issue, my electric bill has skyrocketed. I have just enough hot water for the apartment complex to take this amount of time with the repair. Maintenance has been in twice to 'fix' it. I have had to file a Livability Complaint with the County. Elon Property Management constantly moves around their property managers whenever people start to get upset with the current one. With the new manager, things seem like they will be better, however it is not any different. The new, nice, "things will be better now", "So sorry about how it was before", property manager just ends up the same as the old one once you need something fixed. Essentially, poor communication with tenants and the management and maintenance staff are only kind if you do not need anything done to your apartment or the grounds. There were no outside lights for a few months, It took three requests and another month for them to just fix one of the walkway light posts. Even safety is neglected here. I am a single quiet tenant in a one bedroom who pays rent in full on or before the first of every month. Fellow tenants are wonderful, the complex is quiet, however it is not worth the time and energy to pay rent on time and not have basic needs met as a tenant. I look forward to moving once my lease is up. I recommend, even with the low price, staying away from any property managed by Elon Property Management. They also do very well with hiding things on the internet, as they have changed company names many times to hide the corrupt things their business has done in the past and with their other properties nationally. When doing any research on Elon ad their properties such as Forsythia and AnnHurst, look a little deeper. I moved here from out of State and I wished I had done better research! I lived here for a very short time in between living situations. I'll get straight to the point: Pros: -Location: near every store you could possibly ever need, such as Wegmans, Target, and lots of places to eat that deliver there, yet the community is in a private, wooded setting. -Neighborhood: well maintained, safe & family friendly. Nice neighbors. -Price: its one of the cheaper places that allows pets in the area. -Noise: Even with neighbors that seemed to have people come & go and have parties, I barely heard anything from inside my apartment. Either they were just exceptionally quiet or the walls are thick. Nonetheless, they are all one-floor apartments, so you don't need to worry about noise overhead, which is a major plus. -Apartment itself: I really liked the layout of my 1 bedroom, it had a breakfast bar so it saved space, plus lots of storage space. There was a large storage room plus 3 storage closets- 1 in the bedroom, 1 in between the bedroom & the bathroom with coat hangers, and 1 in the bathroom with a ton of shelves. Perfect for someone who has a lot of stuff. Plus, it's all one-story and you have your own outdoor entrance. Also kitchen & bathroom amenities worked fine & a gas stove was a plus. -Parking: coming from a city, it was a refresher to always have a parking space. Parking is just not a problem here. -Pets: They allow pets & neighbors were decent enough to pick up after them (I've lived in a complex where neighbors didn't- not cool) and it's one of the cheapest places in the area that allows them. Cons: -Amenities: the furniture that comes with it (counters, shelving, kitchen drawers, etc.) are very worn out. I wasn't there long but it was obvious that all of these things were reaching their maxed out level of use. I could see those things breaking just from everyday use if I would of stayed there longer. Also the laundromat they provide has worn-out appliances, I had to run my sheets through the dryer at least 3 times and they still would be damp, which was very disappointing because that was one reason why I moved in. Also my apartment didn't come with a dishwasher when upon moving in I believed it was going to. That might of been a mistake on my part (hence, didn't live there long, was hasty to move in) but still, it's a con. There was also a strong musky/smoky scent in the apartment upon moving in. -Mold: never became a problem for me (wasn't there long enough), but I could definitely see it becoming a problem if I had stayed. There were nooks & crannies that I could tell were painted over that used to have mold. It's a very humid apartment complex, but they give you the run-down on how to deal with it upon moving in. Like I said, I personally didn't experience an issue but I can tell that it's an issue with this place. You could possibly dodge this problem. -Maintenance: only had one thing break on me, and that was the shower dial. Upon moving in I could tell it was loose (like I said- things are worn out) and it eventually broke. I told maintenance & I don't know if they just honestly forgot about it and I should of been more aggressive, or if they straight up ignored the request to get it fixed. They came in and stated they "didn't detect any problems" and it went unfixed. I also had a problem with a dryer that kept getting my quarters stuck in it. Office sent maintenance over, but they never came. I waited for a half hour, went back to my apartment, returned to the laundromat the next day, and the quarters remained stuck in the dryer. I can't comment on how they would react with more serious matters. -Office: pleasant office staff, but good luck reaching them. They are open weekdays during business hours, so if you work during those hours like most people, it's going to be difficult reaching them. They are also terrible communicators, they rarely answer their phones or emails (my boyfriend went in to make the final payment and said he witnessed the office staff ignoring the phones himself) and there were times I would call several times and get no answer, despite their office hours being open. But regardless, for the majority of the time living there I didn't even notice they didn't answer their phones because I always preferred to talk to them in person anyway. -Landscaping: During the spring/summer they had landscapers working at 8 am on the weekends, who will trim the bushes RIGHT NEXT TO THE APARTMENTS, so you can just forget about sleeping after a long week. I complained about this & got no response. I'm pleased they keep up with the property, but use some common sense- DON'T WEED WHACK RIGHT NEXT TO THE BEDROOM WINDOWS EARLY ON A SATURDAY MORNING. OVERALL: I wasn't there long enough to give the best review, but here's what I gathered from living there in just the spring/summer. It's not the best place, but it is in a great location, you get what you pay for. If they just made simple changes, like better customer service, I'd gladly give another star. read more

I have been in my one bedroom since July 1 and have had no major problems until my lights started flicking and my power now goes out several times a day - sometimes only for a moment, other times for several minutes. After reporting this I have had my outlet checked, indoor fuse box checked and it was decided that the problem was with the outside wiring. After having to make another call a day after this was check to report two more outages, I was told that this was a problem for BGE to check. Since my apartment is the only one affected with this problem in my complex, it would seem to me that the rental office would immediately get BGE on the phone to remedy this problem. But they seem reluctant to do this. I am supposed to pay more money to fix "their" problem. I also do not want a fire to start because of faulty wiring. It is the responsibility of the apartment complex to make sure that the residents are safe and have all the amenities that they are promised to be working properly. I expect this problem to be resolved immediately by them taking the necessay action. read more

You should NEVER move into this apt. Stove is not working. Manager is a liar. They make you wait forever. Maintanence is terrible. I wait for 2 weeks to fix dish washer , water stay at bottom if shink smells like poop. Dirty carpet. It is so noisy next door. AC is not working. I regret to live here. Horrible place.
