Under the new management I had yet another leak in early September that was causing pretty substantial water damage. I couldn't get any help. I finally go to the office to get some kind of follow up to my issue since the ladies in the office apparently have had plenty time to make TikTok videos but not respond to me. After closing the ticket and telling me maintenance had been there to fix the issue (which clearly hadn't been resolved) I resorted to leaving reviews of my disappointment hoping I could get some help from SOMEONE. Finally, corporate office calls me but it wasn't to resolve my issue, it was to threaten me that if I didn't remove the reviews, THEY WOULD EVICT ME. Granted, legally can they do that. No. Did I have somewhere to go at the time and being under lease? Also no. So to keep the peace I agreed to take them down. Mostly because even tho they couldn't evict me, I knew the staff would make my remaining time there very difficult and undesirable. So I took it down. Let's fast forward to now. Oct 23 I advised the office of yes; another leak. Nothing. I submitted a maintenance request form. Nothing. I go back to the office on the 27th to let them know the coverage area of water in my bedroom floor was growing substantially and I still hadn't seen anyone. They send someone out that afternoon. Once he determined where the leak was coming from which was the fire sprinkler that joined the wall of my bedroom and living room. On both sides, of the wall, bedroom and living room I had to completely Move all of my furniture to the opposite side of the area. Upon doing so they discovered a massive area of mold that was behind my couch from the leak. Another guy came, cut the moldy base boards out. Didn't say one word, came in and sprayed some chemical all over the infected areas, said, "hope you ain't allergic to bleach," and walked out. That was Monday. My girlfriend and I both had to leave because the smell was so strong and causing nausea in us both. Tuesday the 28th I emailed and called the office with no response trying to get a follow up on their plan of action. You'd think they would have tested the apartment for mold, but they didn't. Instead they came in and cutout drywall and didn't cover anything in my apt when they did it so I got drywall all over my stuff and clothes and bed. I call to address this, nothing. On Wednesday, Thursday and Friday of the 29, 30, and 31st. Nobody had been to my apt yet still to do anything about the molded areas, carpets, painting the holes they cut out, nothing. I left Monday the 27th from feeling ill and didn't return until Friday of the 31st. Stopping in periodically off and on to check if any progress Was made through the week after leaving. It hadn't. Well I had no choice but to stay in my apartment that Friday night of Halloween. I woke up so sick. I'm assuming from the mold since id felt fine all week. Unable to get any help yet again with this situation I evacuated the apartment and moved my things. It was torn apart, causing health issues, no progress was being made; and for all they knew I'd been there the whole week because nobody set any expectations for me or would return my call. But they've been really busy that whole week promoting a Halloween party instead of showing any concern about the safety of their residents, because black Mold can be very dangerous. Since nobody was in the office over the weekend I returned today on Monday, Nov 3 to advise them of my evacuation of the property and asked for written confirmation I had notified them and turned my keys in. (Which she didn't give me). The kicker is "Deandra," the property manager and probably one of the worst managers I've ever experienced in my life then proceeded to tell me they needed a 60 day notice and that they would be sending me a final account statement after doing a walk through of the apartment. I basically told her the conditions were uninhabitable for going on over 12 days and no progress was being made, nobody had even been there. Even today on Nov 3 before going to the office i looked; nothing. I felt that was unfair to expect a 60 day notice considering the conditions I'd been forced to either stay in or stay somewhere else to be safe and that I'd contact Corporate to discuss that with them because I also wanted to inquire about reimbursement paying for all of October and not being able to live there the last week or the month. She cut me off and just kept saying, "have a good day," and didn't wanna hear nothing else while basically in a round about way letting me know she really didn't care. Good thing I've gotten everything good and documented with picture for proof of how my last week here went. As I was leaving I saw a lady taking pictures of the dumpster who called out to me sayin how ridiculous it Was, in which I then started sharing pictures of taken as well. Tina Gibbons, a manager here, is an absolute TREAT to talk to. I wish... She's inadequate at best in creating an environment of warm hospitality. After paying an obnoxious amount of money to live in an average apartment, it's fair to advocate for yourself to have something fixed after submitting a work order a week prior. However, if Tina Gibbons picks up that phone at the front desk, you can expect hostility, an abrupt ending of conversations, passive aggressiveness, and displaced anger. I know the staff is incredibly busy and I do have sympathy for them, but if you pick up a phone and the resident is calm and polite, there is no reason to express a resentful, negative attitude upon only saying hello. When, I say God is good! God is good all the time. Let me just share my Beautiful experience with The Fountain at Maumelle! These Ladies Elizabeth Williams, Zaneta Williams, Deandra Summers, and Jalessa Prichett are absolutely amazing! From when I first entered the office, they all were so professional and knowledgeable. They showed me nothing but respect and kindness. Today on May 20, 2025. I can proudly say I'm home. First sight of seeing my new super cute apartment, I fell in love with it. I've never met anyone that can do it better than them. I applied today, I got approved today and I paid my deposit today. I recommend them 10/10. I'm highly satisfied! Come on Move to The Fountain at Maumelle!!! You won't be disappointed! The atmosphere here is Fantastic! read more

They deserve ZERO stars!!! The previous management was great. I lived here for 5 years. Once the new management came in things went to hell. Nothing gets fixed & the office manager is awful, has poor customer service skills & is down right nasty to tenants. read more

Updated review: Since the change in management, I wish I could figure out why the gates are always broken (gated community), pool is not open when it's supposed to only be closed for maintenance on Mondays (or if it rains the day after). Back pool been closed since Wednesday with no reason why it's not available. read more

These apartments have great floor plans, and amenities. Quality appliances, and finishings. It's a wonderful place to call home.

If I could give this apartment complex zero stars I would. do not rent here. I've been living here for a little over a year and everything was decent until the new owners took over they have raised the rent 4 times since me living here when I originally signed it was for 1000 and it went up to 1400 save your money and go to point Brodie creek for the same price for a one bedroom. They have way better amenities and units. this apartment complex is invested with bugs despite the attempts to spray and the maintenance try to come in your house without warning I've had a break in when I first moved in and and caught someone trying to come in my house with an excuse that they needed to fix something but I had not requested anything to be fixed. BEWARE the officers that live in the building also told me I have no rights. and the new management does not respect you or your boundaries. this basic unit is not worth the price or headache. they also will file for eviction if you are 2 weeks late on your rent. even if you've already paid half. and say they cannot work with you after as stated raising the rent without warning. ive also had to contact entergy because the RV's and 18 wheelers that are allowed to be parked on the side of the building was stealing/cyphering my power causing my utility bill to be 400+ dollars . TRUST ME save your money and go somewhere else. read more

The only reason I am giving this apartment complex a 1 is because I cannot give them a "zero"! Previous management was much better and although they too had their issues, the new management is MUCH WORST! The rent is not worth it! The breeze way is filty with debris, webs, spiders, and bugs. Maintenance is VERY SLOW at fixing anything. I have put in maintenance requests that have not been resolved. Additionally, the lights in the breezeway are out and at night, IT IS COMPLETELY DARK! I have complained to management MULTIPLE times. It is literally so dark that you have to use flash lights to come up the stairs. I tried escalating my call to management who, needless to say, stated that it takes time to find contractors to fix things. I informed him that they should not only rely on one management company and that they need to have another on stand by and he made multiple excuses stating that it takes W9's, and other documentation to find new contractors.... Maintenance has entered my apartment without my knowledge and I wasn't given prior notice of their entry and they also left no indication that they had entered. i wish i could give no star since the management change in April nothing get fixed. i had a work order put in from june they erased it and recently re did another. i got moved into a dirty apartment still need's paint it's obviou. my washer or dryer doesn't work i told them several times. its they're way or no way. the bugs are getting out of hand. I signed pape lease they emailed me a e sign lease with my name as I signed. i didn't! they rather get to move outs and literally renovate them before doing work orders. also they make me pay for water, sewage, and trash my lease states im not supposed to. Oh and they are The Fountains of maumelle now. read more
