This is by far the worst rental company I have ever had the misfortune of leasing from. From day one it has been nothing but lies and lack of communication on everything. Maintenance requests take forever if they get done at all. Multiple billing issues with fees or utility bills. They have increased the rent on the unit every year for the last 5 years and doubled the utility bill after being required by the government to equip the unit with a water filter system. How is it fair to make the tenant pay for that? They go through their staff like toilet paper too. I have gotten a different "agent" every time I call and am told the person I ask for is no longer with them. 1/5 stars is one star too many. Stay away from these crooks. I've been dealing with Foxboro for about a year and a half now. I've never had a problem with getting my rent payment there on time. They have an awesome online portal. They also are pretty quick about getting things to be fixed. They do understand the importance of prioritizing repairs based upon the needs of their clients. I would recommend them going on. Do not rent from them! Excessive, unjustified charges and dishonest practices. Rent prices kept going up without any improvements to the property. I was there for four years and saw rent go from ~700 to ~1000. If you need anything, they are incredibly hard to get ahold of. When you finally are able to talk to someone, the answers are not consistent. Make sure you document communications with them. If you decide to end your lease early, they cannot charge additional fees if it was not a part of the original lease that you signed. They do not uphold their own rules: people have grills on balconies (a fire hazard), items are left in the stairways (a tripping hazard), people smoke on their balconies (you can't have a window open without breathing smoke). Their snow removal services are a joke. Walkways aren't shoveled and they use the smallest amount of salt/sand. The stairwells and common areas aren't cleaned regularly, so they are dirty and smell. If you try to negotiate excessive charges that eat up your security deposit, you'll be told you're being "aggressive". I could go on and on. read more

While I didn't rent from them, my mom did. They took over when the property was sold to some rich dude in FL. Ever since they took over, they started taking advantage of the elderly population that lived in the properties. They started charging fees to pay utilities (which is illegal in Wisconsin) but wouldn't let the tenants pay their own utilities. Then the tenants would be charged the late fees because Foxboro wouldn't pay the bills on time. They then just sent out notification that they are charging the tenants to cover FOXBORO'S insurance. (They can't even require tenants to have renter's insurance in Wisconsin). Foxboro decided to get a 2nd insurance and is making the tenants pay for it. Seems pretty sketchy to me. They keep adding fees and are taking advantage of the elderly population that lives there (It had been a 55 plus community before Foxboro). These folks (70, 80, 90 year olds) don't generally use computers but that is the only way for them to pay rent. These people are the WORST! They are so sketchy in their practices and will keep adding fees that are probably illegal. If you have a choice between Foxboro and a tent under an overpass, take the tent. read more

Money hungry jerks. They don't collect till the 5th of each month, then give you a $50 late fee they weren't able to collect. Then, even if you're able to give them the money AFTERWARDS, they process it slowly and add another fee on it ($10 a day) until it gets processed. Absolutely garbage. Also, my landlady, Whitney Miller, is just absolutely hot garbage. She is NEVER available EVER. I've called so many times and maybe got to speak to her twice. 0 stars, they are out for money and money only. When I started w them they declined my payment when the bank account was full so they could cancel my auto pay to collect debt owed. Then when they "allowed" auto pay again they turned it off. Hence more fees. Just paying online costs $26, if they let you.... Otherwise you drive to the bank and them. There secondary contractor that does the internet paper work is always at "home". Your property management is always "away" doing home inspections. They don't return your calls. Not only is it nearly impossible to talk to your property manager, the fees they have created are absolutely insane, at least over $100 extra in fees. They also said I would either have to do a money order, or go to their office, mind you that's 2.5 hours away from where I had lived but they did not care what so ever. Not to mention, I had a 6 mo lease with them, and I was initially going to renew my lease for another year, until I got the email of my new lease. They wanted to raise rent over $300. My husband and I live in the rice lake apartments. For the first year or so that we were there we had no issues. However, ever since the new property manager Whitney Miller has been there, it's been a nightmare. Very rude and unprofessional. We came back from vacation to find mice living in our apartment, after multiple emails, phone calls, and even going there in person to talk, they refused to do anything about it. We put up traps and attempted to deal with it ourselves with no luck. Eventually I had to call the health department, and only then did they send pest control. The issue was taken care of because pest control was amazing. However, the mice literally built a nest and gave birth inside of our stove. We can no longer use the oven part because when we turn it on to preheat the entire house is filled with a nasty dead rodent smell. And Foxboro is refusing to replace our stove! Anything I have asked about it I have gotten a rude and unprofessional response from Whitney Miller. Would definitely not recommend foxoboro. Im about to have a baby and now can't cook any of the freezer meals that we have prepared. They are very cheap and do not care about their tenants! I have a criminal charge 5+ years prior and they denied my application which would have fine as businesses are entitled to make their own protocols. However I have worked my butt off to change that over the past 5+ years and had perfect rental history and I mentioned this on the phone before filling out my application . They still allowed myself and my co-signer to fill out an application totaling $50 between us both. Then told me after waiting 3 weeks that they wouldn't even consider it,. As I told them, fine but advertise that so people are aware and don't waste their time and money with the company. DO NOT TRUST FOXBORO. While living under them, my wife and I experience several, nonstop, attempts at manipulative and malicious tactics imposed by them to steal our money. They disregard the lease agreement even when faced with clear-cut proof of their errors. They adjust policies to impose larger fees upon you. We lost thousands of dollars worth of personal property due to a shed that we were told was weather proofed but it wasnt. We only lived with them for about a year, and now nearly 5 years later they have filed a collections claim against us. They state that they tried to reach us but could not do so. This is fraudulent and a lie. My wife's phone number has never changed. Our emails have never changed and they used our emails to contact us while we lived there so had they truly tried to reach us, they would have. Not to mention that we updated our forwarding address with the postal services, yet never received a letter from them either. Again, DO NOT TRUST THEM. Do yourself a favor and rent from someone else. The small maintenance requests that I made in the 14 months I lived there were answered promptly. All other communication was not timely or respectful. I had to break my lease because of a job offer. That created an negative relationship that was not initially ill-willed on my part. They are NOT thorough on move-in or move-out inspections. They claim they are too busy to answer basic voicemail or email requests. The girl at the front desk has always been helpful & kind, everyone else made it very clear that I was an annoyance. As I was showing my place to potential renters after I was breaking my lease, there were numerous people that told me they'd also had bad experiences with Foxboro. Unfortunately, Foxboro has a near monopoly on rental properties in the Chippewa Valley. Avoid them AT ALL COST!!!! I have rented for 30+ years and their contracts are the greediest I have ever seen. I was living in a family run building who sold the property and Foxboro either bought the property or was hired by the new owner. I was stuck with a new multi-page, punitive contract. There will be almost no recourse should your situation change in any way. If you break your lease (maybe life got in the way, let's say, job change?) and you FIND another tenant to fill your space (like I did), they will still charge you $100 to "rewrite the lease". This will be in your contract. $100 for the new tenant to sign paperwork??? What that fee truly does is compensate Foxboro to run a credit report on a future tenant. They will never let you go month to month no matter how long you have been in your space. Outrageous. It's all about them. They aren't helpful and leave threatening emails about moving your car during winter snows - "You're car will be towed!" Who does that? You will pay for your final month and yet they will require that you leave your space by the 25th of the month. Will they prorate the rent and only charge you for the three weeks of occupancy?? NO!! Outrageous and greedy. I was an ideal tenant. I did break my lease and I gave them their required 60 day notice (!!!) and when I left, I cleaned my two bedroom apt from top to bottom till it shone. EVERYTHING was cleaned. EVERY shelf, tub, toilet, floor, stove, fridge, sink, etc, yet Foxboro had the audacity to withhold $140 of my security deposit for "dusting" and cleaning the window sills. I was in my apt for almost six years, paid my rent regularly, tolerated their rent raises even after being a long term tenant. I even hired a cleaning girl the last day to wash EVERYTHING, vacuum, etc; you could eat off of every surface. I did this so I would get my security deposit back. Hah! Security deposit is for people who leave their spaces trashed and uninhabitable, but not according to Foxboro. I've NEVER (ever) not received my full security deposit returned to me. They chose not to fill the space right away, yet I was liable for the gas and electric even though the apt was empty for the next 5 weeks. Susan S. flat out told me she wouldn't take my phone call and only will communicate by email. DON'T EVER walk away from a Foxboro managed apt and not do a walk through with their maintenance guy. They kept 2/3rds of my security deposit (~$400) for no real compelling reason other than they have a 20 page lease that provides them lots of cash even though you will have already moved out. This is a family-owned, highly greedy business. If you can help it, rent with someone else. If you have to rent from Foxboro, negotiate anything and everything you can in their lease. It's all about them. A truly disgusting business and do only the bare minimum for service for their tenants. These are the type of people that drag down society and dissolve common decency. I rented from them until about 2012. The maintenance man was creepy and lied. My husband cleaned everything thoroughly and took pictures. Our lease was up on a Friday. We asked if we could clean through the weekend, they agreed. The maintenance guy went to take pictures when we were not there and before we started cleaning...then told the managers they spent something like 12 hours cleaning a mess that wasn't there. (One is worth of staying in a hotel, we have mold and bugs coming out of a hole in our shower and that's one that hasn't been fixed!) Also parking, because you have last minute someone come visit you and the next thing you know someone who lives in our building with nothing better to do, calls and gets them towed. I'm sorry but if you can't obtain a visitors pass 24/7 then it should only be offered for overnight parking. Because if someone comes at 7pm to study last minute then walks out and their car is gone, that is ridiculous. Plenty of space to make section for day visitor parking. I would highly recommend Foxboro Property Management. I never had any issues with them as landlords at all. Our townhouse was extremely nice for the price and was also very close to restaurants and UWEC. As a student, I paid so much less money for this apartment than I ever had in college, but I was still able to take the bus to class. After I moved out, I received my entire security deposit back as well. If I wasn't planning to move out of state, I definitely would have remained a tenant for many years. read more
