i've been with Prosper now for a few years. i really like their properties, but the management is…read moreabsolutely abhorrent. i've fought through many battles with them - from being cheated out of the apartment unit we expressed we wanted and not being told til last minute that we got another one, to having harmful mold in our bathroom *literally just covered up with paint*, to them ignoring that our breaker kept tripping so much that a fire started in our dryer and almost made us lose the entire house. it left dozens of ash wisps for us to clean up afterward. wanna know what they did when they came to "clean" the basement? painted it white. the landlord special. my latest qualm with them was when the furnace broke and i was stuck with cold air blowing half the time in subzero temperatures. after asking for compensation from them for my utility bill, they tried to claim multiple times that the high gas bill cost was from seasonally colder temperatures around this time and that it's just "normal", while their maintenance team (who are exceptionally difficult to reach and incipient with communication), came in and literally fixed it. because it was broken. just for another manager to tell us that there was nothing wrong with it before. as with most college-rental landlords, these people are exceedingly greedy and act like they don't know what's going on, on purpose, simply to hoard wealth. your hard-earned money, gone down the drain. the only person i will thank is a field agent, Kelly. not sure if she's still with the company today, but she has always made sure we have everything we needed as much as she can help it. if you are looking for a good rental company in the eau claire area, i would suggest Compass. i've heard nothing but good things about them so far.

They have increased the rent on the unit every year for the last 5 years and doubled the utility bill after being required by the government to equip the unit with a water filter system. How is it fair to make the tenant pay for that? They go through their staff like toilet paper too. I have gotten a different "agent" every time I call and am told the person I ask for is no longer with them. 1/5 stars is one star too many. Stay away from these crooks. In fact I mostly use this location as my office, when I'm not working I'm mostly visiting family and fiancé in MN, and still do my regular weekly maintenance. So I was so surprise to hear them took 3/4 of my deposits. At first I thought I might of miss something but the reason they took out my money like trying to sell pencil that's worth $1 from a Dallas tree and turn to sell me same pencil for $100? my charges; $96 for cleaning (I literally spent all day cleaning and have friends walk through to check if I miss anything and they all confirm the place was spotless) $105 discard 1 plant plot in my patio and fix my blind. (I swear that I barely touch the blind but when I left they are working fine) $300 for my electric bill for my remaining stay after I left the location lease end at 2/28/2025 bill charge 3/6/2025-4/6/2025 (I don't understand why I was charge for the time I'm not even living in?) When I live at the location the maintenance guys just get in my house without nocking or ringing the door bell. They just walk in my place with their muddy shoes and stain hands, after they finish with my sink I literally see dirt piles where they steps and I don't mean little dust but like dry full on dirt mark of the entire shoes stomping all over the area they work on. this might sound petty and I don't mind as much for the most part but this is to give you an idea of their professionalism. I was in the living room working and talking to my friend when they were working in my kitchen, I can hear the maintenance guy talking about my disability with his friends. I rented from them for 4 years, and whenever there was an issue, or I needed something fixed, they came immediately the next day and fixed it. Receptionists on phone calls are were always kind & awesome and answered all of my questions. When I moved out, I made sure to clean the apartment very well and I ended up getting about 80% back of my security deposit. They are very understanding about (reasonable) damages or things I could not control! I had stayed in one of the 8-plex's on Blakeley in Eau Claire, and I gotta say, the quality of the apartments are wonderful. Updated soft carpet was my favorite! I felt safe there.
