In order to protect you the consumer, the maximum allowable deposit that can be required by a contractor is $1,000 per Business & Professions Code § 7159(d)(9)(C). I believe he will put spin on this and other negative reviews. However the reality is that my advice above comes from direct experience with him. I halted the project due to schedule slips and cost increases that occurred before any significant demolition occurred. I did have him pour several hundred square feet of concrete patio and it is now full of cracks.

I didn't want to bother the police to come out as I figured they had better things to do and the damage was minor. He provided me with his business card. I called him, left voice mails, and sent him text messages, he hasn't responded. As the owner of his own company I figured I could trust him, I was wrong. After this how can anyone trust him to do any type of construction work on their property if he can't be responsible enough to return a phone call to provide insurance information. There is a crack all along the bumper of my BMW and it has a rear camera, it will not be a cheap fix. I do have insurance but should not have to pay the deductible when I am rearended at a stop light.

    My mom wanted to finish the inside of our garage, in which the previous owner had hired someone to…read moreinstall drywall on half of the garage. I hired O P General Framing to install drywall apply texture on the unfinished walls. The job included moving the contents out of the garage, painting the walls, and power washing the floor. I have to work during the day, so my mom was "in charge" while owner Oscar and his helper were doing the job. Trust me, my mom has very exacting standards for how she expects things to get done, so the fact I didn't hear complaints from her about the job is a testament to Oscar's professionalism. Each night when I came home I would inspect the progress, and by the third day the inside of the garage looked wonderful. The three things I appreciated most about this experience were 1) Oscar's flexibility (my mom kept on changing her mind about the scope of the work up until the day before work started, so Oscar had to keep sending us revised proposals), 2) the fact I could explain what we wanted done and then let them do their work, and 3) they did a really, really good job. The pricing was very reasonable, it was close to what a second contractor had quoted us for the same job. We were so satisfied that, based on the garage project, we asked Oscar to redo the portion of the walkway at the front of our house that was uneven by about 3 inches with the front porch (and thus, according to the insurance company, a trip hazard). I slept in on Saturday morning, was briefly awakened by the sound of a sledge hammer hitting concrete, then woke in the afternoon to see our walkway with a nice slope from the existing walkway to the patio (again, I left my mom in charge, lol). My impression of Oscar and his company are people who are professional and really do know how to do things right. I have his business card, and will keep O P General Framing in mind for future projects, since I know they will do the job not only properly but also well.
