    This might have been the best kept secret of Santa Barbara city. I hesitated to book it, being honest, but was so impressed by its front desk clerk, its cleanliness, and even its breakfast. If you look for an small, independently owned motel, I would highly recommended The Franciscans. We got 2 suites - a King with sofa bed, and a King. They were both smartly designed, with refrigerator, microwave, safe, and coffeemaker. The wifi was a little weak, but it was fully booked. Roser, the night auditor, let us brew coffee ahead of the breakfast time and wished us a happy new year, which was very nice of him.

    Beautiful hotel, everything perfect! Location was excellent, one block from the front, try Toma at the front to the right (review on here too). Would definitely stay here again when I return! Loved the area & loved Santa Barbara

    Small but quaint little room,luckily away from the street.We were very comfortable during our 1 night stay. (Excellent break from driving up to Long Beach) Walkable to Funk Zone and about 15 minutes at the most to State Street. Nothing other then breakfast bars,fruit and coffee.They serve cookies late afternoon,very tasty! Great staff and we'd definitely come back

    Franciscan Inn & Suites originally was a spanish ranch house in the 1920's, now it is a historic charming 53 rooms & suites nest in a beauiful quit neigborhood. This property is so unique on the outside as well as the inside, there is free parking here and no resort fee, the lobby is cute with a general souvenic and gift store in the center plus a section for Ice cold beverages, water and Ice cream, breakfast is served from 7:30 am to 9:30 am it's a continental breakfast with egg bites, meat patty, cereals, croissants, toast, fresh O.J. plus fruits. The lobby coffee and tea area is open 7am to 10pm, fresh baked cookies are also in the lobby daily from 1pm to 9pm, there are two table and chairs with one bench. The staff at the front desk here Flor, Ben and C.J. were all very friendly, helpful, very knowledgeable with ton of useful Information, each one of them went the extra mile takingb care of us...all three of them need a raise. Our room was clean comfortable and remarkable with a door mat as you enter,ther were two rocking chairs, a sofe bed, a micowave, a fridge, dishes, silverware, dish towels, a T.V. in the front, plus another T.V. in the bedroom, a private small patio. This Inn is in walking distance to the Marine Harbor, the Stearns Wharf, State St. plus The Funk Zone, and last the front office surprise us with a bottle of Jaume Serra Cristalino Champagne w/ glasses, will be returning here like real soon.

    A harmonious blend of the old and the new, the Franciscan Inn & Suites is a great place to stay when visiting Santa Barbara. Just a few blocks from the main harbor and Stearns Wharf, the Franciscan Inn is centrally located to all the must see spots in Santa Barbara. Downtown is just a few minutes drive as well as the Mission. Upon check in, we received a good 'ol key to our room. The room is modernized and feels chic; from the well curated furniture to the bathroom appointments. I liked the ac as it blow cold, quiet air. I reckon that the kids will enjoy their stay as I see kids having as smile in their faces when they concluded their fun in the hotel pool. The lobby was bright and served some light breakfast in the morning. If there is a knock to this hotel, I would say that the walls are thin and the neighbors can be easily heard. Overall, me and my wife had a great stay at the Franciscan Inn & Suites.

    A nice place to stay while in Santa Barbara. Walking distance to the beach, State street and the wharf. Close to many restaurants The rooms all differing decor which makes it quaint. Room 110 was extremely clean. Had 2 rooms and a kitchen/dining/sitting area While it has televisions in the rooms unless you have google play there is only you tube to watch. No other streaming service was available. Could not log into Netflix, paramount plus etc That was a bummer We were lucky to have hot water on Sunday morning while others had no hot water. Friends came and used our shower as there was no hot water in their room (129) Hot tea/coffee/ hot chocolate available in the recent area along with cookies. Muffins in the mornings could Be found there

    We stayed here for 2 nights in the "Manager's Suite" - 2 bedrooms, living room w/ sofabed, microwave and mini fridge. On the plus side, the hotel is in a great location and neighborhood, just a block to the beach, by the marina/harbor, and a few blocks to State St., has a pool (not fancy, but fine) and a little hot tub. There's also coffee, tea and snacks in the lobby (tangerines, apples, granola bars). No water, unless you purchase a small bottle for $2; would be nice to have a place to refill water bottles. I stayed here 10 years ago, and they had beautiful Santa Barbara artwork and wooden furniture. After the remodel, all that is gone. The rooms are very stark - white walls, almost no artwork or decoration, and strange furniture that looks like it was picked up at various yard sales. My friend joked that they spent all their money on the remodel and had nothing left for furniture. I joked that in our manager's suite, the manager moved out and took all his furnishings with him! Actually, the only decorative piece in our place was a large wooden abacus on the dining table, which was pretty strange. I think for the prices they are charging: about $360-$440/night ($440 for our room), they should spruce up the rooms with some nice furniture and artwork, and make the place more inviting. Also, the second bedroom had no closet, hooks, dresser or shelves; that would be nice, too. Also, add some wine glasses. Just a few helpful tips.

    This place is a great spot to stay at if you want to be close to downtown SB and not have to worry about driving or parking. We pretty much parked the car at the hotel (free parking!) and walked everywhere. Room was spacious and clean, and the bed was comfortable. The bathroom was small though and with little counter space. Also, no microwave or fridge in the room. I know you're pretty much paying for the location, but for almost $300 a night, there are other hotels around the same pricing with nicer rooms and amenities.

It had everything we needed including shower caps and makeup wipes which I thought was a nice touch. There was also complimentary coffee and delicious homemade cookies! There was also complimentary breakfast that was delivered to our room. The only downside that I found was our room was underneath the staircase and could get noisy when trying to sleep in. However I just turned on the TV and was able to sleep through it. Overall I would 1000% come again to The Eagle Inn and stay here whenever I am in Santa Barbara :)

It is not, however, somewhere I would personally recommend unless you are mainly looking for a place to crash. We booked a room over the phone the same day we arrived and were happy to receive a discount, which brought the total to just over $300 after fees. Having been away from Santa Barbara for many years, we were excited to have a restful and celebratory evening and trusted the internet's recommendation of this place. The service was nice enough when we arrived, but the lack of amenities and the quality of the bed and pillows were a real letdown. I wish I had called the other hotels nearby to ask about their rates before committing, but we were on a road trip and didn't have the patience. Our room was modern and clean, but it faced and was right above aneighboring parking lot, and that combined with the street noise, was not especially conducive to rest. The AC unit also made a remarkable amount of noise. It did not bother me too much, but for light sleepers it could be a challenge. The best parts were the exterior, which feels very Santa Barbara, the free parking, and the complimentary pastries at breakfast. That said, there are several inns and hotels around the same rate, or sometimes only $50-$80 more after fees and parking, that offer on-property bars, restaurants, pools, and amenities I had assumed were fairly standard at a $300-a-night inn or hotel, including things as simple as Q-tips and comfortable pillows, and bathroom doors which actually insulate your private moments from the rest of the room. We should have done more research beforehand and noticed that this place did not have a pool or any facilities beyond a vending machine. However, it appeared in online results alongside full-service hotels rather than motels, so I expected a little more. My primary complaint is the bed and pillows. The pillows were barely more than bags filled with an extremely lightweight, shapeless foam material, and the mattress sank so deeply that the bed felt more like a nice pull-out couch than a proper hotel bed. The pillows reminded me of what I bought at Target for $11 before moving into my college dorm room. Fine in a motel for $150/ night, disappointing for twice that. The free parking seems to be a major draw, and it is certainly convenient, but I would still encourage people to explore other options if they have an extra $50-$80 to spend and care about the quality of the room where they spend the night. With one exception, the nearest restaurants and bars are about a 10-15-minute walk away. State Street is at least a 12-minute, 0.6-mile walk, while many other inns and hotels in the area have bars and food on the property or immediately nearby. The beach is technically one block away, although this property is toward the far end of it rather than near the main activity. We ended up ubering from state street back to the hotel. I think that if you are traveling with children, do not need many hotel amenities, or are really just looking for somewhere clean and convenient to sleep, this is a perfectly fine spot. I also should have done more research beforehand, and I cannot blame the property for amenities it never claimed to offer. Still, I do think its surprisingly glowing online reputation creates expectations that the actual experience does not truly meet. In my opinion i would describe this place as a nice, well-kept two-star inn /motel, and if that is what you are looking for, it could be a lovely choice. They have a covered parking area restricted to hotel guests which includes charging stations. There is additional open parking. The staff was very friendly and the hotel looks beautiful with its Spanish style architecture. They have some limited items for breakfast, like bagels, muffins, protein bars, juice, yogurt etc. Will definitely plan on staying here again.

We went up to the roof to see the pool, looked nice, it was empty due to the cooler weather temps in Santa Barbara during our stay. We did enjoy the "Wine Happy Hour" and the complementary Coffee station in the morning. There are ice machines on every floor and on the ice machine you can also get filter water for your water bottles. To note: it is a dog loving paradise at the hotel, dogs everywhere, big dogs little dogs, I love dogs so I had fun watching all of them. OK, so our only 2 criticisms are is the fee for parking per day $55... crazy! The second criticism is why can't the hotel spare space for a small gym? The hotel is affiliated with a Free 24 hour gym, "Key 2 Gym" which worked out great, BUT it's a 16 minute walk... a 1.07miles. Might not seem much, but I work out daily at 5:00AM to get it out of the way. Walking on State Street at 4:45 AM in the dark, when the only people on the street are the aggressive homeless does not make me feel safe at all. Other than those 2 items, we loved our stay!

The bed was very comfortable, the evening wine and cheese service was a nice touch, and the continental breakfast had a decent selection of pastries. There is a pretty courtyard in the front with comfortable outdoor furniture. Also, the room we had included a little kitchen with a stove and full fridge. CONS- Unfortunately, the negatives outweighed the positives. The room had a damp, musty smell and the towels were rough and uncomfortable. The biggest issue was that the hotel was renovating the room directly next to ours. We endured CONSTANT construction noise and workers yelling throughout the day, and it continued well into the evening. My husband and I brought the issue to the attention of the front desk three separate times, both to daytime and evening attendants. Each time we were told, "I'll let the manager know." Unfortunately, we never heard from the manager, no one followed up with us, and nothing was done to address the situation. The noise continued for all the days we were here. We were not offered another room, an apology, or any form of compensation. Even a simple gesture, such as a complimentary bottle of wine, would have shown that the hotel cared about our experience, but nothing at all was offered. In fact we were told by the female evening attendant to "Contact your booking agency to complain". To make matters worse, one of the reasons we booked this hotel was the advertised back patio, but it was not accessible during our stay. If an advertised amenity is unavailable, guests should be informed before booking. If a hotel is undergoing renovations, guests should either be notified in advance or not placed directly next to active construction. Between the constant noise, the musty room, the unavailable amenity, and the complete lack of customer service and follow-through, this stay fell far below expectations. Truthfully, we would have stayed here again if the manager or staff showed any kind of care for the situation. I cannot recommend staying here.

    Perfect anniversary stay -- peaceful, friendly, and right on the beach…read more We stayed at Santa Barbara Inn for our 25th anniversary and paid for the beachside view. It was absolutely worth it. The staff was genuinely friendly and helpful, and what really stood out was their text-based concierge system. They text you before arrival, and you can ask for anything during your stay -- they respond quickly and clearly. Honestly, that alone made the stay feel effortless. They even had the car ready before we got downstairs. It felt like having a pocket concierge. The view was fantastic, noise levels were low, and the beach is literally across the street, right at a crosswalk. We spent a lot of time on the balcony -- the room was large, the patio was generously sized, and we loved reading out there with the sounds of birds and seals in the background. Beds were very comfortable, the bathroom had great water pressure, and the jetted tub was basically a sauna -- a huge plus after walking all day. Free water bottles in the room were also appreciated. We ate at Convivo onsite -- it was fine, solid food, but a bit pedestrian flavor-wise. That said, there are so many excellent places to eat in Santa Barbara, and we walked to several without any trouble. Very walkable area for both beach time and dining. For car lovers: there's constant classic car and hot rod cruising along the beach, which was fun to watch from the balcony. It's not cheap, but it's reasonable for the location, room size, and level of service. If you're looking for a peaceful, clean, friendly place that's perfect for couples or a special occasion, this is absolutely the place.

    never giving this pretentious place a penny ever again…read more nothing like traveling for hours, finally getting to your destination, and having the rudest staff harass you, waiting for your bf to come out to the patio area. this hotel is the dead zone of phone service, so how am supposed to let my bf know i'm being kicked out of an empty patio area we agreed to meet at? i stand by the front door of the hotel entrance to wait, but no, once again asked to leave. guess after traveling for hours, my biggest concern should have been getting glam, so i can be allowed to stand by a entrance. this horrible service is as bad as the gap under our room door. nothing like wanting a good night's sleep, but all you hear is the banging and clanking at 6 am from the housekeeping staff. way too many cute, boutique places in sb to have to deal with this attitude and lack of hospitality.

Well, this was one of the…read morerare times that booking a room at this Hilton, especially for a big event like this, was actually more economical. I booked a king room with sofa bed, partial ocean view. I checked-in through the app, but I was still required to check-in with the front desk so they can check IDs. There was a line of people waiting to check-in as there was only 1 staff member. But luckily 2 more came so the line went faster. I will say that patience can get thin after a day of traveling whenever check-in into a hotel, so I try to be aware of that when all I want to do is rest. The woman who assisted us nice. She did have to step away as my room type apparently required her manager's approval? But she disclosed that, so I appreciated that. And she explained all the amenities that were included with the resort fees. The app states water bottles, which are part of the fees, were available at the front desk. That's incorrect - they're available in your room and are replenished each day of your stay. My room was in the Camellia building and it was pretty quiet. Even the sounds of children screaming in the pool nearby weren't bothersome. The room was spacious and clean for the most part. Though, when we pulled out the sofa bed to check the mattress, it was really worn down. Barely an upright spring.. luckily the couch itself was comfortable to sleep on. I found the bed to be comfortable as well. And the bathroom was a decent size. I used some of the bathroom amenities and they were of good quality. And the shower pressure was good. I appreciate that there are two sinks, one inside the bathroom and one outside so there's privacy if the bathroom is in use. The closet space was standard. And there are a lot of drawers, as well as a decently cold fridge and a working microwave. The patio furniture was comfy as well. The tvs are a little outdated - they don't have internet access so you can't watch YouTube etc there. Speaking of internet access, it was troublesome connecting to the internet. My regular phone internet was frustratingly slow. I usually don't use public wifi, but I decided to connect to the hotel's wifi because I wanted to scroll through instagram. Well, I couldn't as the instructions on the paper key card holder didn't match to what info was needed on the login screen to connect. With that said, I don't recommend using the digital key on the app since there's barely a signal there. The other amenities we used were the free 2hr bike rentals (which the vouchers were a one time use) and the 2hr beach chair rentals. Only 2 beach chairs can be used per room, but it was still useful to have when watching the parade on the grass. We also took advantage of their wine tasting hour for HH members as well as their Sangria and S'mores Saturdays. Check with staff about the correct times as the posting didn't match the actual time they were holding that event. The only place where I bought food on the property was the cafe in the pool area. The staff members there work really hard in the heat to get the food out. I got their southwestern salad and it was delicious! The romaine lettuce was fresh and the dressing was flavorful. I also ordered a side of tortilla chips. The salsa verde was excellent, but the chips were meh. Better off going to Trader Joe's nearby to get tortilla chips. Though the rooms have been upgraded, the age of the property shows. Some of the sidewalk lights were rusted and/or knocked down. The security bar for the sliding glass door was wonky, which my dad fixed (cue in the Home Depot theme). But sitting out on the front lawn of the property in one of their swivel chairs overlooking the ocean melts every negative thought away. The property isn't far from the Funk Zone, about a 20min walk. Getting to the middle of State Street, however, can feel far if you're not used to walking. But I think booking this hotel as opposed to another hotel on State Street was worth it because of the proximity to East Beach. Btw, if you're not familiar with Santa Barbara, there are a lot of oil rigs in the channel. Some days there's a higher amount of oil in the water and that can put a sour note on your beach experience. However, the beach was covered with significant amounts of tar. The tar stuck to our feet, was extremely difficult to remove, and made the beach unusable for the very purpose we booked this property. Even though natural conditions are beyond the hotel's control, at no point before our arrival or at check-in were we informed that the beach conditions were severely impacted. Had we known, we would have selected another hotel or postponed our trip. The hotel staff knew about the conditions because they had boxes of oil wipes, so they could definitely give their guests a warning. When they saw our feet and ruined shoes, they started arguing that "hotels don't care about beach tar". We are going to stay away from Hilton properties for a while.

    4.5/5 stars! Stayed for a quick weekend getaway at the start of summer and had a great time…read more Stayed in room 314 Pros: - GREAT location. Literally around the corner was State Street which is full of restaurants and ships. A nice 15 min walk to the pier - Room 314 had beautiful huge windows that overlooked the street - Staff are all very friendly and professional - Cute outdoor balcony/patio area on the 2nd floor, right off the elevator. Nice comfy outdoor couches, chairs, tables. Shaded and cool. It was a great spot for a quick afternoon drink, or if you need to do some work. We were the only ones there both times we went during the weekend - Lobby was small but very cute - Free bikes for rent (see picture)? DTSB is very bike friendly so it was a great way to get around - Valet used a text service (scan the QR code on your ticket to text the valet to bring your car around), so minimal wait time - Room had a really nice sized drink fridge. I was able to put in an entire pizza box - 2 sinks - Keurig coffee machine in room - Smart TV, I was able to sign into my streaming services - Lobby has a small bar that served coffee and continental brekkie for a fee - Relatively quiet on the 3rd floor. My room was right off the elevator and you could definitely hear some people walking to and from, but honestly pretty quiet. The ice machine was across the hall and that could be noisy but I only heard 1 person getting ice my entire stay Cons: - I can only speak for the room I booked 314, but the shower was a stall with the dreaded flappy shower curtain. If you're uncoordinated (like me) or big and tall, you will definitely feel the slap of that wet curtain on your body while showering - So the showerhead was actually leaking, spraying water above the showerhead onto the ceiling. It not worth my complaining or changing rooms, so I never said anything, but the last morning, before I checked out, it miraculously stopped spraying water. - If you're sensitive to city noises I suggest opting for a room that overlooks the hotels parking lot, away from the street. Our room faced the street right above corner on State Street and Haley, and even being on the 3rd floor, we definitely heard some night life noises - Expensive! This was on the pricey side but, due to location. I thought it was definitely worth it - The hotel is definitely older, but they worked hard to renovate it. It's not just a motel with a facelift - No pool, but the beach is just a 15 min walk away Tips: - Definitely sign up for the Hilton honors app, it'll make it easy to check in and you can pick your own room, get room key access, and check out, etc Would I come again? But it is a nice and clean Tapestry boutique hotel with comfortable beds and spacious bathroom. The common areas are limited, but very nicely put together. The one downfall of this hotel is breakfast. This hotel gives you the option of points or credit toward breakfast. Definitely take the points. One morning there was only 1 person working breakfast and she could not handle working the floor, the second day I guess the breakfast staff called in sick, because they were closed. There are plenty of restaurants and cafes just down the block from the hotel. So, just don't go into the expectation that there is a restaurant at this hotel.
