We worked with her across the COVID pandemic, and she was quick to meet important deadlines as well as do everything safely over the phone/virtually. This was our first time home buying experience, and we were not disappointed. From the beginning to end Renee gave us advice on our credit, sought the lowest rates, and thoroughly explained the best loan options.     It was a pathetic experience with Nancy Jackson, Crickett Youngman, Karen Ellison, Hector Duenas &…read moretheir entire team, spoke to many their executives with no support what so ever. Please be careful with their gimmick when they say that if the financing wouldn't go through, we will refund your deposit/earnest money. On October 8, 2025, I signed a sales agreement with Highland Homes - Houston LLC with the clear understanding and confirmation from their sales representative, Mr. Hector Duenas, that my $5,000 earnest money deposit would be fully refunded if financing was not approved through Highland HomeLoans LLC, a subsidiary of Highland Homes. This condition is explicitly stated in the sales agreement. The closing date was scheduled for November 17, 2025. Although I submitted my mortgage application on October 8, 2025, I did not receive any communication from Highland HomeLoans until November 4, 2025, just 10 days before closing. At that time, their representative, Ms. Crickett Youngman, requested additional documents, which I provided immediately. On November 5, 2025, I was informed that loan approval had been received with conditions. Further documentation was submitted on November 7, 2025. Despite this, the documents were not reviewed until November 11, 2025, only after I followed up due to the rapidly approaching closing date. On November 13, 2025, additional questions and document requests were made, which I fulfilled the same day. Throughout this period, I was repeatedly told (at least three times between November 7 and November 14, 2025) that my loan was "99% approved." However, on the day of closing, I unexpectedly received a loan denial email from Ms. Nancy Jackson, Senior Representative of Highland HomeLoans LLC. While Highland HomeLoans verbally confirmed that the earnest money should be refunded, their refusal to issue a written denial letter effectively prevented the refund. Given that both entities are under the same ownership, this appears to be a coordinated effort to withhold funds in violation of the executed sales agreement. On December 4, 2025, Mr. Hector Duenas contacted me stating that Highland Homes would refund only $2,500 of the $5,000 deposit, and only if I signed a termination agreement by December 7, 2025. I was also told that if I did not sign by that date, no refund would be issued at all. Under extreme financial pressure and lack of alternatives, I signed the termination agreement to recover at least part of my deposit. Even then, it took more than three weeks for the check to be issued. Additionally, in order to meet mortgage approval requirements, I was forced to sell my 2024 Honda Pilot, incurring $6,000 in negative equity. This entire process caused significant financial loss, emotional distress, and wasted time. Despite being fully aware of my situation, Highland Homes - Houston LLC refused to honor the original contract terms and acted in a coercive and unfair manner. Please be careful with dealing this company.

We had the worst time with that process. He explained very little us and provided the bare minimum amount of assistance. He always brought up fixable circumstances at the last minute and we always ended up scrambling in a panic. It was almost as if he did not want us to get approved. I am happy with the home itself. I made the mistake of recommending my friends to their lender thinking they would not end up with him and now they are having the exact same problems with RENE ALVAREZ. He has zero customer service and always gives them a hard time. They told me that he treats them as if he does not want the to get approved same way we felt with him. He will give you an impressive introduction and then pressure you to make a decision & pay him $2500 that same day without time to properly read his contract's fine print or research wholesale financing. I believe that Lone Star's online reviews that positively influenced me were likely planted; in fact, one of the reviews was written by Gerald. I am a former client, and the information I provide herein is based on my experience, loss of money, evidence, and brutal real estate market conditions. I allege that Lone Star is proffering a real estate scheme that scams $2500 (a nonrefundable $2500 must be paid before you can get reviewed and approved) and preys on innocent people desperate to get a home. Gerald's sales pitch built false pretense that you can afford a decent home when you really don't stand a chance due to the current dynamics of outlandish bidding wars that will price you out of the real estate market and/or force you to lower your standards and confront buying an unlivable dump or tear-down. His company will only loan you so much money while you compete with deep-pocketed buyers. Accordingly, I allege that Lone Star exploits, misleads, falsely encourages, and/or preys on people with bad credit or flying under the radar who have "mattress" money to buy a home but can't qualify for a conventional loan. Lone Star offered me an unconventional loan based on salary not credit, but charged an up-front nonrefundable $2500 with an additional $2000 due at closing, an exorbitant fee for a down payment ($15,000) and closing costs ($8500-$9000), which I agreed to in order to get a home. I was led to believe that I would have no problem getting a home of my choice with "livable" conditions. In fact, this was not the case. The list of homes I was given to choose from all had major problems, and l competed with other deep-pocketed buyers who repeatedly outbid my approved loan amount by approx $20,000 to $30,000; and my $15,000 down payment was raised to $18,000. Also, sellers refused to pay closing costs. Gerald initially said he would roll closing costs into my approved loan amount and then retracted the offer. Gerald didn't seem concerned with the fact that I had been priced out of the market because he already had my money. Furthermore, Gerald was hard to deal with and disappeared for days on end, which left me in limbo not knowing what was going on with my offers and how to counter bid? He was impossible to reach in the mornings when deals were going down. I requested that offers be placed on several homes and had to chase Gerald for action and results. I complained that he was unprofessional and evasive. He would either conjure excuses or just lie despite my many text messages proving my allegations. I finally had enough when I asked him to place an offer on a home, and I caught him lying to me while having to chase him for a response. He said he submitted an offer, but a day later his correspondence indicated that he had not submitted the offer. I canceled his service. I told him that I was going to submit a review and warn other consumers. He threatened me with a "cease-and-desist" order. ++Addendum: Lone Star apparently read my negative review and had several people add glowing reviews two hours after I posted mine to seemingly undermine me; they didn't explain anything, which questions intent. I believed the first 5 reviews that were posted when I first checked out Lone Star and was sucker-punched. Be advised that Lone Star's operations are questionable and certainly not professional. As soon as I gave Gerald my $2500, he disappeared for 3 days to apparently avoid a 3-day cancellation period. Thereafter, communications grew worse. All I can say is be wary of anyone requiring money upfront. ++After submitting this review to Yelp, I was placed in the "not recommended" section by an automatic review system and my rating was not factored in. I object to being outcast in reviews simply because I told the truth!
