    PMI is the Worst Property Management Company - Do NOT Trust Them with Your Home!…read more If you value your property and want it properly managed, stay as far away from PMI as possible. This company is an absolute nightmare to deal with, and their so-called "management" is nothing more than negligence and incompetence. After trusting PMI to rent out my home, I expected it to be returned in the same condition I left it. Instead, I walked into a complete disaster. The tenants they placed clearly had no regard for cleanliness or upkeep, and PMI did nothing to ensure my property was maintained. Here's what I found: * Trash left all over the place - it was clear no proper move-out inspection was done. There were bags of garbage, random debris, and leftover junk throughout the house and garage. * Walls with mismatched paint - instead of maintaining the original color, different shades were slapped on randomly, making the walls look patchy and unprofessional. Holes from TV mounts were left behind with no attempt to repair or even remove the brackets. * A disgusting garage floor covered in oil stains - no effort was made to clean or address this mess. Trash was also left in the garage, making it clear that no one bothered to inspect it before handing the property back to me. * A broken bedroom closet - the doors were completely off their tracks and unusable, something that should have been noticed and fixed before returning the property. * Damaged blinds - several were cracked, bent, or missing altogether, making the home look neglected and poorly maintained. To make matters worse, the tenant moved out on January 31st, and PMI only just returned the property in March--in horrible condition. That's over a month with no updates, no accountability, and no urgency to fix anything. When I brought these issues to PMI's attention, they were completely dismissive. Their customer service is atrocious--rude, unresponsive, and unwilling to take any responsibility. The owner, Victor, only cares about making money and taking over the property. Even before I officially left PMI, I had multiple conversations with him about my concerns, and he was completely careless and dismissive. I repeatedly told him that I wanted my property back, but instead of offering real solutions, he gave me excuses, ignored my concerns, and refused to take action. Weeks passed, and they still refused to do anything meaningful to resolve the damage. To the point that he doesn't answer text messages or calls! This company is a scam. They take your money, do the bare minimum (if anything), and leave you to deal with the mess once they're done. Their so-called "management" is nothing more than collecting a check while letting properties fall apart. If you're considering PMI for property management, RUN in the other direction. You'll save yourself stress, money, and the headache of dealing with their complete lack of professionalism. DO NOT trust them with your home!     My experience as a Vice President of our HOA for five years has been a mixed bag. We have had…read moreterrible representatives and we have had great representatives (Thanks Shannon) and my take is that your experience will depend on the person who manages your neighborhood. As one of my neighbors has mentioned in an earlier review, we haven't always had a smooth experience with WD, but as a member of the HOA board, we did a lot of research and found that several of our nearby neighborhoods had dropped WD, but come back to them after trying several others. You will see a lot of negative reviews, people tend to complain when things aren't great and not say anything when they are good - it's human nature. My recommendation is that WD could stand to improve, but overall they have been good when we had a good rep, and not so good when we haven't. My SUGGESTION is to demand a different rep if you see signs that you have a poor one, and leave if they won't change your rep. But if you get a solid rep, WD overall can be a good management company to work with for a neighborhood. A couple of relevant facts... our neighborhood is on the smaller side - with 90-100 homes. That affects everything - especially contractors, many of whom do not put their best foot forward with small contracts like ours. Also, WD is one of the lowest cost items on our very transparent budget. The HOA board publishes the budget every year and it is accessible 24/7 online. It is startling how much we pay for a pool company that does the majority of its work 3-4 months of the year, and a lawn care company vs WD and their relatively low cost. In closing, while it shouldn't matter who your representative is, unfortunately in our world today, it does. Make sure you push for a different/better one if you are dealt a bad hand and WD can be a good company for your neighborhood.

The company quickly connected with our tenants and made it an expeditious transition for all involved. Johnny and his staff have always been responsive when we needed them and has always been very good about keeping us updated about anything relating to our properties or our tenants. This has been very important to us as out-of-state landlords. We've found them to be honest, very helpful, and a pleasure to work with.

Before I signed my lease, they were prompt to response and very helpful. Once I became a tenant they completely changed. Anytime I've had to call and report any problem I don't hear back from maintenance at all the last few months they have recently implemented an AI phone system. When you call, it is literally impossible to get anyone on the phone. You have to talk to AI. I've put in multiple request via AI and still none of my maintenance request or callback request have been answered. They told me the house was move in ready and my first day coming into the home, it was absolutely trashed. The kitchen was flooded with water because they had cut the power and the entire freezer melted. There were dead roaches everywhere. There was food caked on every surface in the kitchen, and there was garbage stacked underneath the bathroom vanity. Back in July of this year on July 1 my air conditioner went out and I called to report it. The girl at the front desk literally told me "there's nothing wrong with your air. It's just overloaded from how hot it is outside " then her and I proceeded to get into an argument about how air conditioners work. She said it's normal for this part of the country's air conditioners to blow hot air. Ma'am, respectfully, I lived in South Central Texas for five years, and I never had my air conditioner blow hot air in 120° heat. She gaslit me and made me feel guilty for asking for help. After several days of me begging, they said the landlord was going to send a private company out and not maintenance. The HVAC technician told me my entire unit was cracked and broken and the entire thing needed to be replaced. He informed the owner of the house as well as Magnolia. Then for the next 10 days, I had zero communication about the status of my air conditioner. I have a severe medical condition and ended up having a cardiac episode due to the extreme heat inside my home. The inside of my house was getting anywhere from 85-95 every day and I kept calling and asking for help. The home was not livable in those conditions. I could not cook or use laundry without causing the heat to go up even higher. I couldn't breathe in my own home. Only after I threatened to hire a lawyer did they tell me that they were working on it and they had 14 days to "begin repairs ". They claimed they had already begun repair repairs by having one technician look at it on 1 July. I ended up having to spend my own money on a window unit for one room in the house just so I could live here. I even asked them to put me up in a hotel so I could not die. Finally on July 15, 15 days later, they had someone come out and fix the unit. So I told them for the month of August I was not going to pay part of the rent that I had to use to buy a window unit to keep me alive. And now they're threatening to evict me over $400 (added fees) which is absurd. If I can advise anyone on anything in life, it is this, do not rent from this company whatsoever. They do not care about you once you become a tenant. They will gaslight you to make their job easier so they don't have to file maintenance request and then they will make fun of you and make you feel guilty for asking for working air conditioner. I'm not sure who it was I spoke to on the phone that tried to convince me that it was normal for an air conditioner to blow hot air, but she sounds like she does not enjoy her job and needs to go somewhere else. Also the five star and positive reviews on here are friends and people they have asked to post on behalf of Magnolia. Those aren't actual tenants. Look at all the negative reviews. Those are the real tenants. I honestly don't know how this company has not gone under yet. I've even had the owner of the house I live in complain to me personally about Magnolia property management.
