You do not show as a tenant or an applicant, so we cannot specifically review your situation. We do often get multiple calls at once, so our call queue let's you leave a voicemail after 10 minutes on hold. Today's max wait time was 3:18, and an average of 59 seconds. In reviewing today's calls, there were no issues reported aside from one unknown person yelling and cussing as soon as the call was answered. This probably wasn't you, so if you would give the manager a call to see where we went wrong and what to improve we would appreciate it. Their direct number (no call queue) is 419-208-9384. They don't return phones calls at all and there the most unprofessional property management and slum lords. I was in the queue for 20 minutes before the voicemail finally just answered so I could leave a message. Everything she said about the queue is a lie. And everything else has been alive. Her response was horrible.

Getting them to reply to emails or phone calls was like pulling teeth. Not to mentioned their high turnover rate at their office, I never knew who i'd be dealing with. They forgot about paying what was due to me 3 times. Their monthly account statements never made any sense and every time I reached out to get an explanation, nobody in the office knew how to read or explain the statements to me. Thats IF I was able to get a hold of them on the phone. It was as if a 3rd grader was responsible for account statements and management. (no offense to 3rd graders). When they found out that I was selling my investment property through another brokerage they just stopped replying to me all together. I was ghosted by a company simply because I did not feel comfortable in their skills, or should I say lack of skills. Finally, I received a collection notice from the City that my utility bill was never paid. NEVER PAID! And I ended up going to collections because of them. Despite them having received multiple notices from the city that payment was overdue, they did not bother reaching out to me. BEWARE: Angela Harding is a con woman. She does not take care of the properties she "manages". When…read moreshe does a a repair, she "hires" herself or her son to do a cheap cosmetic repair and charges the owners as though she hired a professional. And she is NOT a professional. Not in any way. Both property owners and tenants have had nightmare experiences. Angela Harding is the thing of reality TV horror stories. If you dig a little deeper, you will see that HouseStop is listed on Google other places where the rating is poor. Angela has had several property management companies over the years that wind up with so many complaints that she has to start a new one to evade the negative reviews and failures. Positive reviews are either her own or paid for. Her solution to that is to relist and start fresh. She lies. None of the responses you see from her are true or based in fact. None of her words can be trusted. I have rented from her for 2 years. Move in was simple and went well. The house (on Douglas) had water coming in the basement she promised to fix within the month. She came a put some caulk on the cement and cleaned the gutters gloating that she was doing the work with her boyfriend at a premium cost to get paid instead of hiring professionals. The gutters were left damaged and not fully cleaned. After that, she did nothing. When it rains outside, it rains in the basement. Additionally, I have called, and texted an uncountable number of times about bats in the attic that come into the living space starting every spring. We've had over 6 live bats flying in our home putting our family and animals at risk. Her response was that is normal. It turns out there is an entire colony of hundreds of bats and their feces in the attic. Also, the toilets regularly clog. The circuit breakers are regularly tripped. Any time it rains, the backyard becomes a swamp. I mean that quite literally. The walls are infested with wasps because of damaged siding. She does nothing. I have had to call out plumbers and pest control at my own cost. I have paid hundreds of dollars to put down gravel. She claims that I don't keep the house, which is just something she says to deflect. I am a mother of 5 children that live with me (2 very young). I've had heart surgery since living here. Since I couldn't get any response from her by phone or text, I took to google and posted a review. I should have taken her to court, but that rarely works in favor of the tenant here in Toledo. In retaliation, Angela Harding has refused to renew our lease, even though the owner of the house wants me to stay, and is putting me and my children out on the street at a time when rentals are near impossible to find. I have never once been late on any rent or bill. I historically have paid in advance whenever possible. She has made it impossible over the last 6 months to get and pay a water bill now because she can't keep up the bookkeeping and billing. I keep the yard, unlike her other tenants that live next door whose lawn gets so high we now have rats. She will absolutely respond to this with some rebuttal to deflect responsibility. Or she will blame someone else. She will fabricate a story in order to evade responsibility.. DO NOT DO BUSINESS with her. Home owners will not have their property taken care of. Renters will be ignored and put out on the street if you complain when she fails to service the property. She is a plight on the rental community.
