Air BnB allows Sojurn Properties to rent units through their site. A few days before my recent rental they switched units on me, substituting an apartment a mile away in a much sketchier U Street corridor location for my rental in Dupont Circle. They claimed this was an "upgrade" and did not offer me a refund and thanked me for my *flexibility.* They did this via email outside the AirBnB app/website so AirBnB customer support had no idea what as going and there was no record, and I had to send screen shots to AirBnB. When I called AirBnB the automated system told me I was not eligible for a cancellation. When I FINALLY got through to an actual agent, even he did not offer me immediate cancellation and said he had to contact Sojurn for their approval. And after I was finally granted a refund (only after threatening to report this to the DC Attorney General) I was told the funds could be tied up for 15 days. TOTALLY UNACCEPTABLE!!!!

During the time…read morewe were under contract, Sojourn Properties, LLC collected rents as a non-licensed property manager and withheld additional fees from us outside of our Co-Host Agreement. We requested to meet to discuss the Sojourn Properties accounting methods and the high OTA fees charged that did not align with the contract we signed. In addition, we requested to be added as an Airbnb co-host to our property (to have line of sight into our booking). This was declined by Sojourn Properties, LLC. After multiple attempts to handle the alignment to our contract behind-the-scenes, we did not receive communication back. Email Date: 2/7/23; Subject: "Re: Items Needing Oversight"; Co-Host Response Date: none Request for Zoom Meeting: 2/1/23; Co-Host Response Date: none Voicemail Date: 1/25/23; Co-Host Response Date: none 5 certified letters sent to Sojourn's professional address: 6/26/23, 2/17/23, 7/28/23, 9/28/23, 2/12/24; Co-Host Response Date: none We took this matter to the Justice Courts of Maricopa County and a default judgment was ordered against Sojourn Properties, LLC on 11/20/2023. Sojourn satisfied the judgment on 3/6/24.

Requested payment prior to a lease agreement. Rents paid via ACH payment with a $10. "convenience" fee. I was told per the lease it is my responsibility to replace items being neglected. No one met me for a move-in or move-out walk-through and took over a week to reconcile the inventory. Certainly not the great service and customer satisfaction guarantee they boast about.

In March 2016, we selected Home Monitor of Litchfield Park based on their written advertisement that stated "We will watch over your property and keep up maintenance while you are away..." and "During weekly/monthly inspections, we video record the current condition of your property so you can see it for yourself.". We actually paid extra to ensure yard work was performed. Between April and October, we received a brief 2-3 sentence email once a month that informed us of the weather, temperature, and concluded with "Your house is in great/good shape.". We never saw a video recording. In June, we were contacted by neighbors via text and cell phone photographs that the plants, bushes, and trees in our yard were grossly overgrown to the extent the bougainvillea was extending over the privacy wall into adjacent yards. Trash and debris had also accumulated in the entryway. We contacted Home Monitor, expressed our disappointment with the quality of service, and the immediate problem was resolved. After receiving similar emails over the next three months, but no video recordings, we returned to Arizona unannounced. We were dismayed with what we found. Bougainvillea was growing over the privacy wall into neighboring yards, bushes and trees were overgrown, desert weeds were prevalent, two citrus trees were dead, and the entryway was blocked by a pile of debris and trash. We subsequently terminated Home Monitor, changed all the locks, installed a security system, and hired someone else to monitor our property.
