    I've lived here for 4 years. Excellent maintenance almost always within 2-12 hours depending if they need to order a part.

Any maintenance issues have been addressed that same day and I really like how the managers are always available to talk to either in person or via email. I love being so close to downtown Cincinnati and within walking distance to all of the shops and restaurants in Covington. There are two very nice club rooms/lounge areas that can be reserved for events or parties, a huge gym that includes a sauna, pet spa, coffee/espresso machine with custom drinks, Luxer One locker package system, Tide lockers for your dry cleaning, I mean the list just goes on and on. The building is located right on the banks of the Ohio river, on the Covington, KY side, and features stunning views of the entire Cincinnati skyline. I like this location because it is close to Cincinnati (accessible by footbridge), but not as congested as Cincinnati in terms of parking. The building was completely renovated recently offers studios , and 1 and 2 bedroom units- all of which are spacious, with high ceilings and large decks that offer spectacular views. I love that the building includes many amenities; community terrace with firepit, pet friendly, a huge fitness facility, and 24/7 attended security in the lobby. I can't give enough praise for this awesome new apartment building!

I must admit I have some bias towards the building since I live there. I had lived downtown about 11 years before I bought a place, I was not going to leave downtwon, so was waiting for an acceptable place before I bought something. I was looking forward bigger building with some of the admenties a larger building has. Mainly, some of the admenties that an apartment building has. I order online a fair amount and like having someone at the front door who can accept packages for me. Widmer cleaners stop by our building each workday and you can get a bag from them and put your dry cleaning bag on the outside of your door and 3 days later if will reappear cleanned downstairs. The night personnel will pick it up from your door. Other people I know downtown refer to Park Place as the downtown suburbs, I understand the comparison, being on 5th street it is still in the heart of downtown, but this area is very quiet compared to the rest of downtown. Also you do not have any other condos/apartmetns directly across from your windows. Another great thing about the building is that it is a very social building. Our Condo owners association even has a social committee. I gained another appreciation of this building when I went on vacation this year with some friends of mine who live in a large condo building in the Buckhead area of Atlanta, they had to get friends of their outside their building to take care of their plants, while they were gone.. I was able to get my next door neighbour to do it and if she had not been available, there was other people in my building who I could have asked.

    I lived here for almost a year and the 1st weekend I moved in I immediately regretted it. The…read moreapartment above played loud music until about 3am. In fact, the loud music continued for months. I wrote, called and even stopped down to the rental office. My concerns weren't taken serious. It felt I was being labeled as the problem; but, as a tenant I expected a quiet apartment especially after the 10pm quiet hours. The 'Courtesy Officer' on some occasion said he didn't hear anything, some times asked me to go speak to her -- the final straw and thankfully my last weekend living in the apartment I had family over for the holiday and were enjoying a dinner and it was interrupted by a full party of about 30 - 40 people in the apartment above. So, at this point I called the cops. This was after the Security Guard came down and said yes they are having a party and she said it will be over at midnight. Lol. Completely disregarding the 10pm quiet hours. My family ended up having to leave and I waited for the police. Thankfully, the police responded and the party ended at midnight. There is no doubt if I hadnt called the cops, they wouldve continued much later. I have never been in this type of scenario and was so glad that that was my final weekend in the apartment. I moved out 3 months early and paid two rent for two apartments because the neighbor above was loud and its clear at this point the rental office isnt going to address it. As a tenant that is quiet, pays on time and clean -- I expected my concerns to be taken seriously. The apartments are beautiful, but walls are thin and it will be a NIGHTMARE if you end up with a loud neighbor. On the day of my move out, the rental manager followed the movers and myself as I moved out and watched as we moved boxes from my apartment to the truck. I had to ask him to leave as there was no reason for him to be there. He was making an already stressful day worse. This isnt a normal practice and when I moved in, he nor any of the other leasing people did this. So awkward and weird, maybe he thought I would damage the elevator or steal the hallway decoration. There are so many examples of disperity in treatment among tenants. But a final one ill mention is about a month after moving in I had ONE living room chair being delivered. The movers were stopped and told they had to go to the back. Fine. But, months later a lady moved a an entire bedroom set, mattress and several other items through the front door and she wasnt treated like I was. I stood there and watch not one person in the office stopped her or ask her movers to go to the back. Worse apartment experience ever and so thankful to be away. If you decided to risk it and move here take lots of moving in pics (pay special attention to the carpets they may try to pass that expense to you) and you may need to call the cops on loud neighbors -- because the rental office may not address it for certain tenants. All tenants should have a right to a quiet home.

The management is responsive and friendly. Centrally located just minutes from shopping & restaurants, it offers green space on all 4 sides w/ expansive views. Pet friendly with a Barq Park & lots of walking space. I am a senior focused on specific needs like safety and ease of entry. Maneuvering a security building far from parking was not an option for me. There are multiple first floor entry options & ample parking right out the door. Lighting is excellent and I often walk after sundown feeling perfectly safe. I really enjoy living here and it made the transition from home ownership to apartment living bearable.

Since I've lived here the staff has even hosted 2 events at Madtree for the residents. It's been a great way to get to know some of the neighbors. I love the quick, 5 minute commute to many places such as Oakley Square, Kroger, Cinemax, Rookwood, etc. The community is friendly and quiet and I love meeting up with friends at the pool during the summer. I always recommend Hilltop to friends looking for a place. I highly recommend you go on a tour!

Pros- Lori, the current manager, is a really nice lady who is attuned to tenant's needs. She made sure that most of our maintenance requests were tended to within a day or two. The building is nice and clean inside (hallways), and always smelled pretty great. I'm not sure why, but clean-smelling hallways seem reassuring to me. Also, we never found many bugs inside the apartment even though we were on the first floor! Score. The building just got some brand new coin-operated washers and dryers, only a dollar to wash and a dollar to dry, not too bad. The back area of the apartment is mostly fenced in- it was a great place to let my dog out, and as long as I kept a watchful eye he could roam around off leash. This apartment is in a great location, close to Mt. Lookout square with plenty of bars, good restaurants, a nice UDF gas station, and only a 20-30 minute walk to Hyde Park square... a great little outing on warm nights. It felt safe to walk around by yourself, even during the night. Ault park is nearby, the Ohio River Bike Trail connects going south on Delta ave., and the surrounding neighborhoods have beautiful, old houses that are fun to discover on walks and runs. If you are someone who likes being outdoors, running/walking/biking, you'll find yourself in good company and surroundings. Cons- The apartments are old, with ac units and radiator heating- they can get a bit hot in the summer. Not the most energy efficient. Kitchens are tiny. Neighbors/maintenance can be a bit loud and/or rowdy, but that can be expected in most shared housing situations. Delta avenue seems to attract some crazy drivers, especially during the night - we saw a few bad accidents during year we were there, so watch out! We also had a package stolen once from outside our door. We just recently received our entire deposit back in a timely manner, and overall, are very satisfied with our time at Somerset. Thanks Lori!

    I lived here for just over a year after moving back to Cincinnati from the east coast. Over 25…read moreyears, I've lived in many apartments: good, bad, excellent. Somerset had a lot of promise but falls on the lower end of the spectrum due to management. Right off the bat, I couldn't obtain, even by paying, extra keys for pet sitter, etc. Had to use a lockbox on a light post for more than a year. The apts are "renovated" (and you pay for it) but it's not done well. My vent fan in bathroom was spitting construction dust every time my neighbor walked upstairs (the walls and floors/ceilings are so thin, you hear everything - everything) and come to find out it's because they *painted over it* when "renovating" the bathroom (tub also peeled the entire time I lived there despite repair attempts). I'd report water damage from unsealed doors and windows and they'd come scrape the plaster that needed to be repaired - but then never repair or paint it. T*ffany the designated contact sent frequent texts with questions like "Did you dump clothing in front of the building?" No, I did not. The one thing they won't text to warn residents about? When two men were breaking into cars in the lot at 4am and pretended to pull a gun on me and pushed me when I startled them. Reported it to building and residents got nary an email. Mgmt enters your apartment A LOT. Like once a month. One time it was to make a list of apts that had various amenities (they don't keep track???). You nearly always only get the legally mandated minimum notice. On a work trip and can't spend 4 hours the next day doing their list to get it ready? Not there to secure your pets? Oh well! They assume no one goes anywhere and can take a half day off work. I was told after year lease that apt would go "month to month" at market rate - LOL. Market rate would've been lower than I'd rented it for, they raised it significantly, then added a "balcony charge" as well as a $200/month surcharge for being month to month. Jumped from $1300-ish to $1800-ish. Needless to say I got the h*ll out of there even though I preferred to not sign another year lease as I want to buy -- that's how much I wanted out. The place is also incredibly noisy - from both your neighbors as well as the outdoors. It looks nice when you look at it but start poking around and it's all smoke and mirrors.
