Additionally, The office staff and management frequently do not respond to emails or phone calls about issues, and/ or ignore parts of emails. The floors are really warped, old appliances, ( eventually after numerous requests and emails about a non usable oven, I got a new stove) outdated tile and old in poor shape carpet, even when I moved in. Maintenance issues such as broken roof slats have not been fixed for months even though they seem to be safety hazard in the wind, and lots of squirrels are able to access the roof through the holes. Also the water bills are about triple what it says they should be online. The stairwells are old and in poor condition. The laundry rooms in buildings are cheap but extremely moldy at least in the building I am in. All that being said, the positives are: Very spacious apartments , huge windows, nice big balconies. The Maintenance staff is very responsive other then the above issues. The maintenance staff is great about shoveling and salting the parking lots and walkways. There are lots of closets and an additional storage unit for each apartment. There have been several incidents with neighbors smoking or partying or fighting very loudly, however overall it has been quiet and peaceful living here. A few members of the management team have nice and accommodating.

Summary : Considering that they are old apartments, you start seeing things that are wrong or hidden behind nicely painted walls, nice carpet and clean windows once you start living here. Kitchen and Bathroom floors are old and needs desperate updating. Drawers and cabinets in the kitchen have never been remodeled it seems, drawers are barely usable with the way they are. Appliances are really really old, the refrigerator has a really noisy compressor which keeps going on all the time. Be careful before signing the lease make sure your apartment has these things fixed/updated, because I am sure there are updated units within the complex. I am definitely moving out when my lease ends!

I've had some ups and downs during my tenancy at Belleayre apartments. My corner apartment on the top floor had a great view of the lake as well as the Cornell clock tower. The unit was remarkably spacious with ample closet space and high ceilings. The maintenance guy, Mark, was so on point all the time any time I needed him. On the flip side, my hardwood floors were extremely creaky and caused the tenants below me some grief at night. They got the property manager involved and requested that I either go to bed at an earlier time or spend more time in the living room. WTF? How about you replace your floors so they don't creak under pressure instead of telling me when to go to bed and where I can be in my own apartment? Overall, I would still highly recommend Belleayre Apartments to any faculty or grad student going to Cornell. In fact, I should add that the only thing in the way of a five-star rating is the manner in which the property manager addressed the creaky floors issue.

We had a very aggressive close and we were assured that we would be able to achieve it. Where it ended up falling apart though was the follow-up with the bank to keep things on target. The bank scheduled our appraisal late, then they took a few extra days to review all of the documents. I feel if First Priority would have had a better relationship with the bank things would have been on target and we would have actually been able to close when we actually needed to.

We had phone calls and text messages blatantly ignored, they kept asking for the same information multiple times, working with two different people at the same time, and we were one month passed our closing date and they would only work on us one day every week since they said they had others before us. After four months of working with them (one month passed our closing date) they told us they could not give us a loan because our home appraisal compared two bed houses to our one bed. They said there were no one bed houses to compare it to. I understand this but it took them THREE months to realize something that should have been realized when the appraisal was done THREE weeks into working with them. They promised us our appraisal money back and said it would deposit into our account within 3 weeks. 4 weeks later we never saw that money so I called the lady we were working with and she ignored every call and text message. It took days to contact her manager and I finally got a call back and got my money back. They told us there is no one who could get us a loan for this house. We went to Chemung Canal Trust and we closed on that same house within 2 months. Ive now heard of many others who had similar issues with them. BEWARE.

However, as of today--February 22, 2026--I have still not received my deposit. I have followed up with the relevant parties on multiple occasions and previously stated that if the refund was not received by February 20, 2026, I would have no choice but to pursue legal action to protect my rights. Recently, Auden provided email documentation indicating that a check had been issued. Although I have not yet received the actual payment, I have decided--based on this evidence--to temporarily hold off on initiating legal proceedings. That said, I hereby formally declare: if I do not receive the full deposit refund by early March 2026, I will immediately commence legal action, including but not limited to filing a claim in small claims court, and I reserve the right to seek all remedies available for breach of contract. It is near impossible to sleep here at night. The apartment itself is comfortable: however, the fact that it's so damn hot at night makes the place unbearable.
