I had some minor issues about a month or two in and as a tenant, you can go into your app/portal and file a service request. This process was SO EFFICIENT!! I was able to choose multiple times I was available for issues to be handled and whenever I did have a problem, it was rectified in a timely manner. Sue was my point person throughout my experience renting from Modern Property Management. She always showed concern for my issues and addressed any problem I may have had. I rented a home but through rentspree and it was less of a headache and cheaper and the results went fast, not weeks at a time. I pay my rent 2 weeks ahead of time and have not missed a beat. Worst part is if you call the office, they act like they don't know anything and act like there are so many departments in that tiny office.
