    My Wife and I moved from Atlanta to Los Angeles. When we applied to KIG Capital, they were so professional, and courteous. The process was simple, yet through; and when we moved in, the condo was clean, filled with top-notch appliances. We knew we came t the right listing. We felt very safe and happy in the three+ years living there. Their maintenance support is as professional as one would like, and Mr. Karpel, the owner, is a great property manager, one that most renters would pay extra for! Their Payment-Portal was user friendly, simple and attractive. Jennifer, their Office Rep is so nice and professional. For us, we return back home to the east to be with aging parents and family. In my opinion, if you are considering leasing a unit with KIG Capital, don't worry, you came to the right place. We did! The Goldens.

    I don't even know where to start with this group... I called to look at a place and I arrive 15 minutes earlier and right when I get there they say the place had an application... she assured me that they would send me an application right after I left so I could be first in line in case it didn't work out. With the market being hot I wanted to act quick... I left around 12:25 and emailed them asking me for an application. I heard nothing for another 30 minutes so I emailed some one else... another 30 minutes and I called so I left a voicemail... an hour goes by and I call another number that was associated with the group and they send me a text of " sorry can't talk right now" I reply could you send me an application to the place I was looking at. Another hour passes and I ask them if they could send the application so I could be first in line in which he finally replied.... "Hi you're actually 4th in line" After waiting over 2.5 hours for a reply or response or email or anything.... I reply "Well I feel like I would have been second if I got the application when I asked " And they had the audacity to tell me "having an attitude like that doesn't help" Excuse me..... who trained these people?! Not only were they terribly unresponsive but they had the audacity to check my attitude after i was chasing them all day. Ridiculous... Extremely rude and unprofessional... sounds like they need whoever's in charge to have a little sit down with them and go over their people skills. Like isn't this their job?! Yikes

Jenn kindly informed me that the unit had been taken, but still took the time to fill me in on Goldman's mission, leasing requirements, and other openings that fit my needs. I realized I was inquiring a bit too far in advance, and decided to put a pause on my search. After a couple of weeks, I began searching again. I came across another stunning listing by the Goldman Property Group! I remembered the kindness and warmth from my conversation with Jenn, and decided to give them a call to learn about more listings. I was connected with Jenn once again, and after another great conversation she actually handpicked a unit for me that hadn't even hit the market yet! The unit fit ALL of my needs, she absolutely nailed it. The time and care she took to cater to my personal preferences was unmatched-- no other property group has ever done this for me before! Since then, I've had many more conversations with Jenn (and Vanessa, who is also very wonderful and attentive) as I completed my leasing process. I'm very detail-oriented-- and they have been extremely helpful and patient while answering my questions. Along with their great service, they also have so many beautiful and well-kept properties. I will most definitely be recommending friends to check out their listings in the future. Thank you Goldman Property Group-- and especially Jenn for all of her hard work and assistance!     I want to start by saying that I did not choose Goldman Property Group, but that they bought a…read morebuilding I was happily living in. I want to share my experience of living under their ownership for about 3 years. I moved into a GREAT place in Studio City in 2021 and the manager and owners wanted to keep their residents and only raised rent 2 or 3% a year. The manager was always on call and took care of the building personally and kept the place clean and was on a first name basis with everyone. Water and trash was included in the rent. I was happy. Than GPG bought the building and since my rent had just been raised 3%, they did not raise the rent but my rent went up in fact because GPG put the water and trash cost on the residents using the RUBS fees, that's legal but in some cities, considered a rent increase. That added, on average, about $80 after a convoluted formula was applied. After a year, my rent went up 10%, the next year, about 9% and this last increase was just shy of 9%. Almost 30% raise in 3 years with Goldman Property Group. All of it legal but they did shave off .07% the last two years from what they could legally raise it to in CA. I finally moved out and was charged for paint and deep clean and got about half my deposit back. I left the apartment in very normal wear and tear condition with no abuse of the apartment. They suggested paying online but charged a fee to me to pay rent online so I was able send a check from my bank for most months. They use an AI service to check on your renters insurance and if its not exactly as requested regarding proof, it's kicked back with no explanation and it's hard to get a human through that service. They do deserve the star due to repair requests being pretty fast. Although they did some plumbing on the building and then we had knocking pipes for the rest of my time there. So if you like getting squeezed for every last buck, they're the property company you're looking for. I'm sure there's worse out there but I'm born and raised in LA and I haven't seen it.

But for now, this is my honest experience in case its helpful for anyone else who is planning to rent with Earnest Homes. First, I'll say that working with Donna Cura has been great. She's extremely professional, and has been incredibly attentive at answering my questions around lease documentation. Thank you Donna for making the lease process go extremely smoothly. My concerns so far are with the move-in experience. Move in day is supposed to be exciting - you've just made a big commitment to sign a lease, put a deposit / pay first months rent, and have gone through the process of setting up all your paperwork and utilities. Come move-in day I thought I would be receiving SOME level of PROACTIVE communication / outreach about move-in day logistics and a walkthrough of the house. Instead, my move-in experience was the opposite. It felt like after I signed the documents my move-in process was an afterthought. I scheduled a walkthrough around 12:30 PM on a Friday, and was met by Oneda, who was really only there to conduct an inspection of the house. She didn't know how the house was set up or have any instructions for me on how to use the things in the house. I'll go into detail around what went wrong. To be fair, Oneda did a great job going through the inspection and was very thorough and objective at documenting the different issues (e.g., cracks in the tiling, stains, scratches, etc.) Now, where the experience went downhill for me. When we entered into the home, there were a HOST Of things that did not go right: 1) There were three electric outlets that had not been completed prior to move in, they had no covers on them. It looked as if the team had painted but forgotten to put the covers back on. 2) There was a lot of grime and dirt on the bathroom faucets. It didn't seem like they did a thorough cleaning prior to us moving in. 3) Oneda did not have any idea on how to navigate the things in the house, for instance, there were electric blinds that were down and she had no idea how to open them. I randomly figured it out by pressing a button on a remote nearby. Not a good look for someone who is supposed to be showing ME around the house. 4) The previous owner left their front door security camera system + a nest security system(?) I'm not even sure what it is because no one explained / has explained to me what it is for. At the moment, I'm not sure if its the previous owner using it to spy on us or not, because I have been provided literally zero information on it. 5) I have no hot water at the moment. I did my part to set up SoCal Gas, but I was again not given any information on move-in day on how to turn on the water heater. I was not even told where it was located, I went to the backyard to find it, and once I located it I had no idea on how to turn on it / determine if its even working. I followed the instructions / watched a youtube video in hopes of trying to turn it on to no avail. 6) Now, the one that really started the negative impression of the move-in experience - I was not given the front door access codes until 4:47 PM, despite my walkthrough being at 12:30 PM. And the ONLY reason I received them was BECAUSE I HAD to follow up and ask for them! I sent an email at 1:40PM, which did not get a response. I then called the number around 4:07 PM to follow up and thank god for Brian, because he followed up with my account manager, Keren Mendoza, (who I believe is supposed to be responsible for onboarding us) and I then received a response from Keren on how to unlock the front door code at 4:47 PM. That is absolutely ridiculous. She did not include ANY other information required like how to turn on the water heater, or use the electric blinds, or security system. I'm still hopeful that this experience can be turned around, but I will wait until I get a response from the team to provide an update.

At least once a week I can smell the fresh scent of pine in the elevator and lobby, as the building is routinely cleaned and cared for. Trash is removed on a regular basis and all common areas are spotless. Such a nice place to come home to each day! The staff were very friendly when showing me the unit, as well as when I was filling out my application. Julian has been fantastic about resolving any issues that have come up--though, there have been almost zero problems to report! He very graciously rushed over without much notice from me to help get my cable installed. I feel very confident in the staff and their ability to manage the building. Also, paying the rent online is quick and easy. Renting an apartment and living in a clean, comfortable space has been a breeze with Empire West. They are professional, attentive, proactive and ultimately, just nice people. Any time there is maintenance to be done on the building, a note is left on my door detailing the specifics of what work will be done and how long it will take. Management is very accommodating and I couldn't be happier with my move and renting experience. I highly recommend them!

    Olivia and whoever the hell Lupe is at Empire West are so dedicated to raising the rent while…read moreleaving their buildings' infrastructures to rot from all the heavy rain we've been having. They've known about this for at LEAST a month and have done absolutely nothing to address the fact that: 1. My window sill is DETACHING from the building I live in 2. The wood is warping and rotting from all the heavy rain, which will eventually lead to mold 3. The roach problem has appeared to exacerbate as a result 4. There are random, frequent leaks in areas of both buildings 5. They respond inconsistently to emails 6. They've offered ZERO solutions for this very real, worsening problem, and quite frankly, don't seem to have any interest in even doing so.
