Governors Gate Apartments is a true Hidden GEM. The property is older than some of the newer apts but newer doe not mean better. The property is very well maintained, large property, great amenities, great staff, great location and proximity to hospital, restaurant, highways, colleges , downtown and beach (20min or les), etc. The apartment buildings are spread out, plenty of parking, greener, immaculate POOLSx2, municipal size DOG park, large Modern well kept Clubhouse separate from the Main office building, several car wash station, large enclosed pet wash room, tennis court, 2 gyms, 2 small laundry rooms,etc. Very quiet, cozy and feel safe overall. Residents don't speed and there are speed bumps in place to keep people in check. I'm just loving this place And getting my money's worth. read more

Things require repair from time to time, no one issue was a problem, and maintenance was always quick and polite when they fixed the issue. Front office, always profession. I lived at this complex for years, started out fine and ended in a nightmare. If you want your money handled correctly, I'd look elsewhere. Only after receiving MULTIPLE emails riddled with false information, mistakes and unprofessional attitudes, we still get to wait weeks to settle our deposit. I seemed to have the best experience with apartment living among my peers, who all lived in other places. The area is quiet on the weekends and there are a lot of dog owners outside after work. There are a lot of trees that make the community look great. Maintenance staff is usually prompt, serving you within 24 hours of ticket submission. The only gripe I have is that my unit, and perhaps many others, tended to have persistent water problems. Leaking pipes kept soaking my carpet for months because there was so much difficulty in finding the root cause. Move out procedure is fairly relaxed here. For the price you would expect luxury accommodations. NO!! The cabinets in the kitchen had peeling finishes. I have never had a kitchen so tiny. I had an 800 square foot apartment in Anchorage with twice the kitchen space. The place reeked of mold from day one. I had a moldy ceiling in the shower that they sprayed with bleach. They upstairs neighbors could be heard stomping around their apartment day and night. The place was infested with roaches and fleas! My indoor only cats never had a flea on them until Governor's Gate. The fire alarm system pull stations were inoperable the last few months I lived there. The pictures on the website look nothing like Section one. My apartment overlooked the "courtyard" where some homeless looking people hung out day and night. Renters beware!! read more

I have lived here two years and never had any issues that weren't resolved quickly! The staff is friendly and patient. Maintenance always came so quick and even went above and beyond for us. The complex is very conducive for running, walking, biking because it is pretty large. Having 2 gym and 2 pool options was great, especially if your a little introverted and want to go to the gym/pool that's less crowded. I never had any noisy neighbors and I lived right by the pool and hardly ever heard any partying/music coming from it. I did live here as a graduate student, but could see myself living here with a family and all just because of how calm and safe the complex is. It may be a little pricier than some apartments, but for good reason. It is so well kept and has the best amenities!!! read more

I have lived at Governors Gate for almost four years and have absolutely loved it! The staff is beyond incredible and go above and beyond to ensure their tenants are taken care of! The amenities are well-kept and I love having two gyms as well as two pools and a huge dog park. Definitely a safe community- being gated was a huge bonus for me since lived alone. Super sad to leave my home here and will definitely miss the staff!!! Highly recommend Governors Gate to anyone, especially people new to the area! read more

I would not recommend this apartment complex to family or friends. #1 reason: I don't feel comfortable or safe. I will say that given the available apartments in the area there are few options depending on what you're looking for. If price is no object I would not recommend staying here. If price is an object I would not recommend staying here. If the location suits your needs, then by all means this is the place for you. My current rent of a 2BR2BA in a below ground level apartment: (Rent $1187)+(Garage $100)+(Washer/dryer $40)(Bill processing $2.75, sub meter $3.50, trash $4.00) (Wastewater $13.39 water $6.79) = Total $1,357.40 [amount billed by governors] Although I have many reasons as to why I don't feel comfortable or safe most of these reasons stem from a property management that does not care for its residence requests. (Fixing broken appliances, broken windows, speed bumps not to code, no deadbolt lock, etc.) I would gladly contribute more to the bottom line price of my already inflated rent to feel comfortable. In fact if you have recommendations on an apartments with garages that allows pets please recommend to your hearts content. This complex and apartment 1602 will continue to be my residence until I find a suitable home. I wish others searching the best of luck. read more

I was going to write a good review about this place since I overall had a good experience while I was living there. I was offered a better job closer to home in Arizona and had to break my lease. I checked a box to cover 60 days from when I gave my notice. I was told that I may not have to pay this whole amount if they found someone to live in that unit. I covered 30 days and never heard from them again so I assumed they found someone else to live there. I am now in the process of trying to purchase a home. When working with my lender I found out that I had about a $2000 debt in a national collections agency. Apparently this was a breaking a lease fee that no one told me about and nobody called me about before handing it over to collections. I was surprised since the apartment used to often call me or my mom about things like packages or renewing my lease. I ended up paying off the collections debt but my lender said this may not impact my credit score much at this point. This incident brought my credit score of over 800 down to about 600 and will therefore increase my monthly cost for my home by about $50 per month for the next 30 years of the mortgage. I am still working with my lender on removing this as interest rates continue to rise. The response from Governors Gate as to why they never informed me of this was that they had a very large change of staff. They also said I signed a certified document about this which I never did. Then they couldn't find anything about this in their records and said that the numbers in their excel spreadsheet must have been entered wrong. I don't really think they care that they have made my process of getting a home much more challenging and expensive than it should have been. Know that if you live here there is a breaking the lease fee. I am filing a complaint with the attorney general and hope this doesn't happen to anyone else. read more

After reading the reviews, I felt it necessary to add to the discussion. - All (or the absolute vast majority of well run complexes) will go up at time of lease renewal. It can vary from a few dollars to large jumps depending on where the community is at on renovations. This is absolutely not a way to gouge or "punish" good tenants. It's the simple fact of real estate and inflation. EVERYTHING gets more expensive as time goes on. Operating costs, taxation, ect create a price increase over time as a property becomes more valuable. It is not a hidden agenda out to get people. - Apartment communities disclose their rental guidelines prior to running an application. It is up to the applicant to review to see if those requirements are met. A community should never tell you not to apply, it goes against Fair Housing laws and honestly, will never know who will or won't pass. Everyone's situation is vastly different. It could be a variety of reasons why someone doesn't pass. It might seem like a "stupid" reason to someone why they failed but whatever it was gave a red flag of possible future issues (bad rental history, owing another property money, lack of history of making on time payments, ect.) So please do not judge a property based on negative reviews that are misleading without all of the information. If you are ever in doubt ask a leasing agent, they are there to help you. Pros: The apartments are nice and in good condition. Cons: The staff finds reasons to constantly be coming into your home to check something or certify something else. Very nosy folk. There is only one dumpster that is inconveniently located. Over priced for what you get. You can pay with a card, but they charge you a ~30 dollar fee. If you're in the military this place really isn't near NAS or Whitting. Kind of a triangle with a 25-30 min commute to either place. Overall I have absolutely nothing positive to say about the staff. I am moving out when my lease is up! Pros: The apartments are nice and they have many different layouts to choose from. They also have very nice landscaping. I love that it is a gated community! It's close to UWF. The gym is open 24/7. And there are washer/ dryer connections in every apartment. It's located in the lovely Pensacola, FL. Cons: The COCKROACHES! These things are huge!!!!! The size of a man's palm. Once I found one crawling on my silverware. I haven't even lived here for 6 months, but I have seen over 10+ roaches so far. I have gone to the office several times and they send a person on Friday. That doesn't seem to help. I am a very clean person. There shouldn't be more than 1 or 2 roaches in a year! A staff member said it was because "the apartments are near the beach." That is NOT true. I only saw 1 roach in 5 years when I lived in Perdido key- which is right on the beach. So that excuse is BS! There shouldn't be any roaches in such expensive apartments. These apartments FLOOD BADLY! There is a SINKHOLE near building 15. The staff finds reasons to persistently come into your apartment to check something or certify something else. More like check on you. They normally only give you only a day advance notice. I had just gotten a Kitten and the maintenance man came in to fix something. He went straight to the office to tell I got a cat. I hadn't had time to go up the office yet. A few hours later they left a note on my door saying I better pay $300 PET FEE or move out. There is no covered parking unless you want to pay 80+ a month for a tiny garage. The pantry is not even half the size of a normal pantry. My apartment was nasty when I moved in. There was PUBIC HAIR from the previous tenant on the toilet. There was food left in the draws. The floor was not swept. I had to clean for 5 hours just to make it sanitary after I moved in. There was yellow paint on the white ceiling. The door hadn't been repainted. The bathtub has rust stains and the showerhead is awful. There are stains on the counters. My dishwasher was broken. I had to complain 4 times before they would order me a new dishwasher. They offered to send in the cleaning crew again, but not for 2 days. I cleaned it myself because I wasn't going to wait to days for them to clean my apartment. They don't take care of thing quickly and they don't communicate properly. read more

I moved into the apartment complex recently. The experience has been great. The process to move in was very simple. I have had a few small things that needed to be fixed, they responded right away and were very professional. The management at the complex is superb. The apartment is spacious and clean, my view is gorgeous, the layout of my apartment is well thought out. I am on the top floor and my ceiling is pitched (slanted) which gives it more space. Location is private. No complaints. Only good vibes here! read more

Do NOT apply for an apartment at this community, they will steal your money if you're not approved for an apartment with them! My husband and I applied for one of their apartments and were denied for bs reasons (you have to be perfect in every way or they won't rent to you). We were charged an application fee and also another fee which was supposed to be a security deposit for the apartment. We were told that if we weren't approved for an apartment, our deposit ($250) would be returned to us. It's been almost 3 weeks and we haven't received any money back! We have contacted them several times and they don't even have the courtesy to respond to us. We will be contacting the BBB and do whatever we have to, to get our money back! And, just so you know what type of people run this place...two days after being denied an apartment with them, we got approved for an apartment in a much nicer community! They rented to us with no issues and we only had to put down the minimum security deposit! STAY AWAY FROM THIS PLACE!! read more

Don't expect anyone to go out of their way to make you feel at home. They will nickel and dime you for whatever they can find. Oh ya and your rent will go up every year so get ready for that. They are unaccommodating, overpriced and just a disappointment. Being a good tenant will get you nowhere except a bigger rent check next month. We have lived here for over two months and love it so far. The community is big and very quiet and well landscaped. All the staff is friendly and has been wonderful. We live in the Phase II side and our apartment was very clean when we moved in, our appliances are great and the walk in closets are awesome. So much storage space. My parents will be moving to this area soon and are also planning on getting a place here. As for some of the other reviews....we have never seen a cock roach and we have talked with several residents who have been here for many years and they have been extremely happy here. There are garages....they are 1 car size and fairly priced in comparison to other apartment complexes. As for the one trash area, we lived where there are many trash areas, people throw trash outside of the disposal containers and they can stink near your place, so I liked the idea of one near the front gate....easy to drive up to and throw your trash in, there is a nice turnaround area for that, and it's easily monitored to make sure people are using them properly. As for the dog cleanup....everywhere we've lived in apartment complexes there are people who don't think they have to follow the rules in cleaning up after their dog; unfortunately these people are hard to catch in the act, so you can't blame the management.....they can't follow people around 24 seven. It's a part of living in a multiple family place. The pools are wonderful land they keep everything nice. I would highly recommend living here. read more

When we sold our house three years ago, we needed a place to stay immediately. I came to Governors Gate on the recommendation of a friend, and I have loved every minute of it! The pools (yes, I there are TWO pools) make you feel as if you are on vacation at a posh resort. I have been in complexes that completely disregard the pool and it never gets used. Our pools here are always being enjoyed by our neighbors and it makes a great place to hang out and visit with them. My favorite part of Governors Gate is the neighborhood feel. The mature trees and the landscape is so welcoming. It is a joy to walk my dog around the property. It's gated, so I never worry about my safety, and the scenery is beautiful! The dog park is a great place to bring your dog and get to know other pet owners. I met a lifelong friend there and even though she moved, we have continued our friendship across the miles! Our dogs need a safe place to run and we have the largest dog park in Pensacola! I have raved about the community, but one of the most important things about living in an apartment complex is the staff. Both the office staff and maintenance are excellent! We have had a couple situations where we needed maintenance and they were there within a few hours and fixed whatever problem we had with quality work. The office staff does an exemplary job with 400+ residents. Sandra, especially, has gone out of her way to accommodate our specific needs during our stay. We have downsized from a 3 BR to a 2 BR and she has done everything to ensure we had a great apartment when we moved and had no problems with timing. When we needed to extend our lease, she helped us work that out as well. These ladies have done an excellent job with all of my day to day needs and I can't brag enough about them! The apartments have been around for a while, but I still feel I am in a nice modern home. They are designed well and maintained well. They have plenty of storage and even have garages to rent! I can't say enough good about this place. The best apartment community in the area- hands down! read more
