Imagine paying a monthly fee to a group of people whose biggest concern is whether the vehicle you actually drive is parked in the driveway of the home you own. This isn't the first time our home has been targeted over my Jeep, yet a drive through the neighborhood reveals vehicles that haven't moved in weeks since they want to "enforce a 48 hour rule" ( didn't know you lived with me and knew when where I drove or if you decide to sit and watch my home that's stalking) yet boats , RVs, overgrown lawns, and countless other violations that somehow escape notice. Selective enforcement isn't community management; it's harassment. The irony is we maintain our property, respect our neighbors, and keep to ourselves. None of that seems to matter when the HOA has decided your house is the one they'll monitor. We pay HOA fees for zero amenities, they mow one common area and the company they use a kid with a mower would do a better job. If you're considering buying a home that this company has anything to do with, understand that you'll be paying an organization that feels they decide how you use the property you already own while applying the rules however they see fit. That's not protecting property values. It's protecting its fake power.

    locked me in to a lease where i have no a/c or heat tried to charge me 200$ to switch apartment…read more had me move all of my thing to a new apartment to then find out with in 24 hr that ,the new apt had no a/c . was made to do a walk throught of mulitple apartment then was assured they would be preparing the apartment for me. just to get a call that i would be moving in the beginning of the month. they never moved me. Then i went to them to ask why i wasnt moved at the end of the month. I was met with aggravation and blantant gas lighting. And accordingly to them i was over reacting and states that i was aggressive. As a black women it is was so text book. Just to get me off thier back about my apartment .they told me they werent working on the apartment we agreed to. but a completely different apartment. and the apartment was also not complete. At this point i just had to shut up, because the next thing out of my mouth could land me who knows where. Homeless. With this rhetoric it made me uncomfortable and just sad cause i feel like im not allowed to be angry about something that anyone with a fiber of compassion would be upset about.

From time to time things do need to fixed and I gotta say this company has two wonderful people to assist in that. Darlene is a gem! I cant say enough good things about her. She responds quickly, gets the help that's needed AND follows up. I don't think we have ever had a person as good as she is when it comes to maintenance in a house we rent. I really feel like I need to send her something to express how much her help is appreciated. The other person that is fantastic is the maintenance guy, Donnie. He is so calm, informative and just overall a nice person to deal with. His work is always done extremely well and timely! Overall, I would definitely recommend this company to anyone just based on my experience.

Lawn mower, leaf blowers, weights amongst other things were stolen from my property and their response was "well you rented it as is". They couldn't even list the property properly on major rental websites and when I asked them to fix this I was told I had to pay extra to get them individually listed lol. I was deployed to a war zone while my wife was moving back in and they couldn't waste their precious Saturday to give her the keys back. Wouldn't trust them to walk my dog down the street.

For the most part, those 2.5 years were just me paying my rent on time and not really having much interaction beyond that. At one point, my septic tank was full and the was a bit of backup in my sinks and tubs. Pretty gross, but I called Sunquest and Teresa was very helpful and got someone out to pump the tank immediately. No disputes about paying for it, no hold up, no delay. They even paid for some septic treatment packets to be added each month. Since most of the reviews seem to focus on the checkout and deposit, I'll say I didn't really have problems on that front. My inspection was scheduled in a very rushed manner because my mortgage company kept changing dates on me, but Tina was very flexible and made an appointment to meet my deadlines. She simply came into the house, took a bunch of pictures with her digital camera and told me they would be compared to the pictures from the last checkout to determine what my responsibilities were. She was very friendly and courteous. Now, I will say that we worked HARD on getting that house ready. We filled in all the holes we made, painted over them, cleaned the windows, etc. But the thing is, these items are all specified in the documentation I got at the time I moved in, so while strict, I knew what I was getting myself into. At the time of inspection, there definitely was some normal wear and tear. The walls had some dull or shiny spots from normal wear or fresh paint. Little marks here or there, and there were a number of items from the previous tenant. Namely, they had "patched" the carpet just by stuffing a square of carpet under the baseboard, some paint stains in one of the bedrooms, and some weird depressions in the bathroom wall. On top of the normal stuff, there were some other things I just outright damaged and can't really excuse. Most notably, my 16 year old sister-in-law spilled some ramen noodles on the carpet 3 days before my inspection, and the stain was rather obvious. I haven't gotten my official paperwork back yet, but I was notified this morning by Sunquest that they'd be returning all but $160 of my initial deposit. Really, it's fair and I'm happy. Your experience may vary, and I'm not claiming that Sunquest is perfect. However, the claims of "criminal" and being illegally billed "thousands" of dollars certainly doesn't match my experience. Given how professional and nice all of those ladies were to me during my stay, I'd assume the other reviewers must have trashed those houses, honestly. I'd recommend Sunquest Properties to my family members.

We were celebrating my son's 30th birthday and my son in laws 40th birthday. We arrived, checked in and hurried to the first condo 2/ 1902. We checked it out and everything was good except the second bedroom door to the balcony did not close. My daughter and I then left to go to the second condo 2/ 601 to set up the surprise for the birthday boys. Upon arriving, we first noticed the entrance was filt. The walls were all scuffed and dirty. We proceeded to the living room to start setup. We didn't have much time to go through the entire condo because of time but when we did... oh my gosh, the carpet and wall were extremely nasty. Most of the issues were cosmetic and i knew that calling them would not fix the issue while we were there so I didn't call. We just dealt with it. On saturday morning I got up to make breakfast only to realize the number 4 on the oven didn't work so I cooked on 399. Not that big a deal. Then that night, I washed our pool towels only to find the washer did not wring the towels. They were sitting in water and I had to wring them by hand. Then I had to run the dryer 5 times just to get them dry. Once I returned home, I contacted the office just to let them know of the issues and a very sweet young lady told me she would look into the matter and that we should get some type of compensation. I never asked for anything. I was told someone would call me back. That call never came. I waited over a week and called back. I spoke to Jacob Beckham ( the manager). Who told me to send the pic I had. I did and agsin, no call back. I did receive an email from him saying he received my pics. I called several times and was always told he would call back but he was away, then it was he is too busy because of the 4th of July weekend. Then they just didnt put him on the phone. Finally I spoke to a woman name Yvonne. She was the rudest person until Jacob picked up. He was worse than Yvonne. I have never treated so bad in my entire life life. I can't even explain the anger I felt when hanging up with them. They are a horrible representation of that company and if I could speak to the owners of the condo, i would tell them to find another management company because I would never ever go back to pensa beach property. What's sad is the others have complained ab the exact same issues and still they're doing nothing about it. DO NOT RENT WITH THIS COMPANY. THEY ARE HORRIBLE PEOPLE AND I WILL NEVER EVER DO BUSINESS WITH THEM.

I then received a call from Stephanie stating the advertised and agreed upon rates are incorrect, the booking has been cancelled, and the new rate is $4772.15! Oh, but they will take $100 off for the mishap. Don't book with them, they don't hold up their end of an agreed upon contract.

I notified them and made them aware of the situation and that her doctors did not authorize her for travel upon her release from the hospital. Stephanie said, well, that's too bad, you should have gotten trip insurance because we cannot refund your payment or push your reservation to another time. SO, if you are considering EVER using this company, know that they will NOT give you a refund of 100%....it will be 50%, doesn't even matter if it is for a DEATH in your family. They just do not care why OR about you. So, do not book with this company unless, a.) you get trip insurance OR b.) you have so much money that you don't care that you lose thousands of dollars. Note: At no point during the booking process was travel insurance mentioned, offered, or recommended--something that could have made a significant difference in how this was handled. Only after I requested a change due to my daughter's hospitalization was insurance brought up, which felt reactionary rather than proactive.
