    Avoid. I recently rented a property from here. This realty group, the landlord violated Florida…read morestatute 83.51. the realtor claimed that the owner cleaned the place before we moved in, hence it was dirty. They also hired a cleaner. It looks like the cleaner only cleaned the outside patio as requested. It looks like no one had been inside the place for months. It literally looked like a door had been left open for a month during thunderstorms to give you a visual idea. It is completely inhabitable. Yes, a pre-inspection was done. Here is how 83.51 had been violated: As soon as I walked into the place, I could immediately smell a damp moldy environment. The windows appear mildewy. Green/white. Hole in the ceiling with protrusion which indicates a ceiling leak. These indicators violate health code and is considered inhabitable. Also, The floor was covered with dead bugs, leaves, dirt, bathroom completely disgusting. That, I had no choice but to clean myself. The homes condition described violate the landlord's basic obligations under Florida Statute, regardless of the lease's "as-is" or "pre-inspection" clauses. The realtor did offer a full refund for us to move, but this isn't reasonable since we spent a considerable amount to move our things here + physical exertion. I'm a disabled veteran and my co-tenant also has disabilities. I also have a puppy who has to sleep in this environment. It's almost as if the realtor/landlord were hoping to find a tenant who they could swindle who would rent the place and clean it up themselves, so the realtor/landlord could turn a profit. It isn't the tenants responsibility to cure inhabitable conditions prior to move in. I don't mind some damages as long as the place were habitable in compliance with 83.51. If this situation isn't remedied in a timely manner, I will be reporting TBS to the better business bureau; as well as any realtors / owner who is responsible for this violation to DBPR/FREC to be investigated. TBS Realty has not yet responded to my email. The incompetency is wild. It would have been a sweet place if they had some integrity; and didn't follow the ethics of a used car salesmen.     I was matched with Paul Hostman from ERA Legacy in Pensacola through the Navy Federal Realty Plus…read morereferral program to purchase a home. Initially, Paul was responsive, promptly arranging viewings for homes we selected online. However, his service declined significantly after we submitted an offer. Paul failed to explain critical Florida-specific regulations regarding post-inspection repairs, particularly the dollar amount limitations for repair requests. Had we been informed, we would have structured our offer differently. We provided Paul with a prioritized list of repairs, but he included non-essential items and was vague in describing the repair expectations. Throughout the process, we received unclear responses about the status of repairs and no documentation, such as receipts or invoices, to confirm completion. Despite assurances that all repairs were done, our final walkthrough revealed that key issues, including an unsafe exterior deck and missing window caulking, were not addressed. The opposing agent pushed for an early closing, which we agreed to, trusting Paul's assurances. However, the promised caulking was never completed, and Paul stopped responding to our follow-ups. Regarding the deck, I offered to handle the labor if costs were covered, and Paul agreed, stating that if he couldn't get the other agent to cover the costs his brokerage would (ERA Legacy Realty). After submitting receipts for the work I completed, he never responded or followed through on reimbursement. Once the home closed, I was completely ghosted. Paul's lack of transparency, poor communication, and unfulfilled promises--seemingly to rush the closing--left us feeling misled and unsupported. I cannot recommend his services based on this experience. Two stars only because he did an ok job getting us access to homes we wanted to look at.

Then i went to them to ask why i wasnt moved at the end of the month. I was met with aggravation and blantant gas lighting. And accordingly to them i was over reacting and states that i was aggressive. As a black women it is was so text book. Just to get me off thier back about my apartment .they told me they werent working on the apartment we agreed to. but a completely different apartment. and the apartment was also not complete. At this point i just had to shut up, because the next thing out of my mouth could land me who knows where. Homeless. With this rhetoric it made me uncomfortable and just sad cause i feel like im not allowed to be angry about something that anyone with a fiber of compassion would be upset about.

As an example, I set up an automatic recurring bank payment to cover my monthly rent and, despite this, received notifications of delinquent rent on multiple occasions, informing me of late fees, etc. Deluna ultimately corrected these errors, but they didn't respond immediately. This sort of thing was stressful but only a minor inconvenience. My major complaint: at the end of my lease, Deluna withheld funds from my security deposit for cleaning fees. On the invoice, things like "light cleaning bathrooms/kitchen" were cited. In Florida, landlords aren't allowed to charge tenants for cleaning unless there is damage beyond normal wear and tear. There was no damage to the property, and they produced no evidence of damage. They simply billed me to cover their routine operating costs between tenants. This kind of unethical practice is too inconvenient and expensive for the average tenant to litigate in court. Deluna understands this, so I wouldn't expect future tenants' experiences to differ from mine. At the time of this review, there is a 5-star Yelp review of this business written by one of the co-owners, "Clayton H." This violates Yelp's terms of service, so I reported the review. Mr. H writes "Honest and proficient property management company! No extra hidden fees for owners or tenants!" This was clearly not my experience. What do you think the chances are that it'll be yours?

    Nicole Gilchrest with Emerald Coast Realty Pros grossly misrepresented us in the purchase of our…read more$1.2 home. She did not do her due diligence and research property lines. She repeatedly showed us and spoke of property lines that were incorrect. The day before closing she stated that she was unaware and it was her fault for not checking further. She also stated she would give us her commission due to this negligence. On closing day, not only did she not forward her commission, we didn't even receive a welcome gift or a thank you card. From this point on, she has defended her stance with complete untruths, although the lender and title company are also aware of her misguidance. I hope that others choose a better realtor that does the legwork that you hire and pay them to do.

I found out quickly that he was always available to answer questions. He was extremely personable and helped me every time I had a question. I truly felt like I had finally found someone willing to work hard for me. We saw countless homes and I drove many more without him checking out the area. After 6-8 months of looking. Bugging the crap out of Todd and always feeling like I was his only client. I found the perfect home for me and he worked even harder to finish the sale. I HIGHLY recommend Todd and the staff at Emerald Coast.
