From time to time things do need to fixed and I gotta say this company has two wonderful people to assist in that. Darlene is a gem! I cant say enough good things about her. She responds quickly, gets the help that's needed AND follows up. I don't think we have ever had a person as good as she is when it comes to maintenance in a house we rent. I really feel like I need to send her something to express how much her help is appreciated. The other person that is fantastic is the maintenance guy, Donnie. He is so calm, informative and just overall a nice person to deal with. His work is always done extremely well and timely! Overall, I would definitely recommend this company to anyone just based on my experience.

The ladies that run the office are nice enough but it's about privacy and the constant invasion that I can't tolerate any longer. luckily they sold our property so hopefully the new owners won't run it like slumlords. In all of my 30 years of renting I have never experienced such an invasion of privacy!!!!!! You have been warned if you choose to go down this road.

    During my 18 months in a My Home Spot rental, they did one single walk through. While I didn't mind…read morethe lack of invasion, the lease stated their would be at least two walk throughs a year. As a home owner myself, I would be upset to know my home went uninspected. The only reason they came to inspect it, was because the owner was wanting to sell it. I had a dog and cats too, I would really want to know the animals were't destroying my home. The worst part was when I moved out. I left the house spotless, even leaving behind the extra cleaners for the next people. MHS thanked me by charging me $75 to dispose of trash. (the cleaning supplies) $40 to Repair/replace closet shelf. There were no broken closet shelves in the home upon my exit. There was one shelf not hanging, just as it was when I took possession of the home. This charge is ridiculous and invalid. $50 burnt microwave door. Absent pictures, I am unable to determine exactly what you mean by a burnt microwave door. I will say that I left the kitchen spotless and if there was a "burn" on the microwave door, it is from normal usage of the kitchen and any of the appliances so this charge is for normal wear and tear. $85 Repair/repaint doorframe. Which doorframe? Upon move in, I noted a damaged doorframe in the home. $200 House Please clarify exactly what this is. I am disputing the charge for "house." $20 untangle blind cords Seriously? The dishwasher didn't work the entire time I lived there and it was never repaired. The oven element went out twice when I lived there. It would just break. The second time, it was faster for me to order the part myself on amazon and install it. In the 18 1/2 months I lived in the home, there was one inspection, 14 months in. These issues should have been brought up at that time.

I've also spoken with some current and former Innerarity Association board members and know they are not very happy with you! They always mailed us a bill since we live out of state and agree we should have been afforded the same courtesy from you. The property is a vacant lot that is listed for sale. We are not disputing that we owe dues but the additional fees are unwarranted as, contrary to your response. We never received physical or E-mail notices of being past due. A check for $515 will be in the mail today. My credit score is 837 and my wife's is over 800 as well - didn't get that by not paying our bills!

As an example, I set up an automatic recurring bank payment to cover my monthly rent and, despite this, received notifications of delinquent rent on multiple occasions, informing me of late fees, etc. Deluna ultimately corrected these errors, but they didn't respond immediately. This sort of thing was stressful but only a minor inconvenience. My major complaint: at the end of my lease, Deluna withheld funds from my security deposit for cleaning fees. On the invoice, things like "light cleaning bathrooms/kitchen" were cited. In Florida, landlords aren't allowed to charge tenants for cleaning unless there is damage beyond normal wear and tear. There was no damage to the property, and they produced no evidence of damage. They simply billed me to cover their routine operating costs between tenants. This kind of unethical practice is too inconvenient and expensive for the average tenant to litigate in court. Deluna understands this, so I wouldn't expect future tenants' experiences to differ from mine. At the time of this review, there is a 5-star Yelp review of this business written by one of the co-owners, "Clayton H." This violates Yelp's terms of service, so I reported the review. Mr. H writes "Honest and proficient property management company! No extra hidden fees for owners or tenants!" This was clearly not my experience. What do you think the chances are that it'll be yours?

I've put in multiple…read moremaintenance requests and haven't gotten any answers from them other than 'troubleshooting tips'. Today my air conditioner went out and it's 78 degrees in my house. I'm 8 months pregnant and have a toddler. When I called emergency maintenance no one answered the phone so I left a voicemail. 2 hours later haven't heard anything back. Also, if you're ever a day late on rent they'll charge you 10% of your rent as a late fee. Skip renting with them.

    I've only been in this home for 2 weeks. First, after partially filling out the application, I got…read moreurgent emails about finishing the application, so I did and paid the application fee. Shortly-there-after- after paying the application fee, I get an email stating that other people are ahead of me in applying for renting the home. So they knew this when they were hounding me by email. I scrambled looking for other properties to rent and was in the process of filling out an application for another rental when out of the blue I get an email congratulations on your rental approval. I was already over the time of my apartment lease and waiting longer would cost me $1800 and this rental was significantly closer to work, against my better judgment I went for it. They sent several emails asking if we were able to tour the house. I requested several times to view but didnt get a response. There was an occupant, so we viewed the virtual tour.. They sent another urgent email that I had 48 hours to pay the deposit. Saturday was the cut off, I'm an elementary school teacher and just started the school year and lived an hour away, so we couldn't take time off, Saturday we rush to get to the office and made it 15 minutes before closing. The extremely rude guy working in the office finally answered the door dressed in casual t shirt (some type of martial arts looking) shorts said "I'm closing up, there's a drop box upstairs" and closed the door before we could ask a question. Shortly after he gets in his black Ford truck and speedily leaves. I get a message that the keys will be ready to pick up Monday. So we made plans to get them that morning, but then get another message on Monday that due to a problem with a vendor the keys wouldn't be ready until that afternoon. So we had to scramble again to find time to pick them up. Then Tuesday directly after work,(i work an hour away) I drove down to see the inside of the house for the first time and drop off a jeep load of stuff, only to find none of the Walmart-made keys worked. I tried calling, but the office was closed, I called my fiancé to see if he could come after work and check them, and they didn't work. When I returned to my apartment ( an hour away) my dog was ill. His vet was closed by that time. By the time I could get him seen it was too late. Had I dropped off the stuff and headed back home, he'd probably still be here. Their lazy neglect in checking the keys played a huge role in losing my best friend . To make matters worse, they kept massaging me that they messed up on the contract and I needed to sign the corrected one. Checking messages was not a priority as I was trying to get my baby blood transfusions and to boot, I had no internet nor data. They played a huge role in why my best friend had to be put down.To rub salt in the wound, they send a message that the fkg trash cans (that were in the place they left them) had to be put away because we live in an HOA. Then the message, sorry about the dog, but you need to sign the new contract- because they messed up on the first one. When we finally got in the house the floors are all jacked up and dead German cockroaches were in the cabinets along with roach bait. I'm in complete misery because of this companies neglectfulness and there's not a damn thing I can do about it until the end of this fkg lease. I don't even want to exist anymore. If it weren't for the negligence, much of this could've been avoided. My life has been negatively altered forever.
