If I could give zero stars, I would. Living here has been nothing but frustrating. The hallways are constantly messy, gross, and never properly taken care of. It feels like the bare minimum of cleanliness is too much to ask for. On top of that, the parking lots have had multiple break-ins, and nothing ever seems to change. No added security, no real communication--just "oh well" energy from management. Speaking of management... they seem to invent new rules out of nowhere and expect everyone to just deal with it. Even worse, they openly encourage residents to snitch on each other and take pictures of people "breaking rules." Seriously--who wants to feel watched and photographed in the place they PAY to live in? It's creepy, uncomfortable, and absolutely not what anyone signs up for. And the cherry on top: the last-minute tow notice before the parking lot was plowed. ONE email the night before, after previously giving days of warning with bright neon signs posted on every entrance. This time? Nothing but a late email and a "too bad" attitude. Totally unacceptable. This place is turning into a stressful, unpleasant environment, and management clearly does not care about residents--only enforcing random rules and shifting blame. Save yourself the headache. This place is going downhill fast. read more

We were in a second floor, 1b/1b apartment for a 3 month lease. We liked living close to but just outside of St. Cloud. The location felt very safe as we are next to another apartment complex, a fire dept, and the river. Grounds were fairly clean and amenities (gym, pool, hot tub) were appreciated. Parking in the lot was always easy to find. The front office was efficient and organized when it came to us asking questions, signing a lease, and moving in. Our only issues was that it was fairly noisy with kids running and dogs barking outside of quiet hours. Not a huge deal but definitely a frequent occurrence. Would recommend to others and would live here again. read more

This is a huge place with a small staff. Most of the residents are filthy and trash the place. There is a pool, hot tub, gym and steam room. Children are constantly left unattended in these areas (and also locked outside screaming at the tops of their little lungs for hours). Imagine how nasty they all are when residents pollute them. Rather than regularly maintain them, they are allowed to be run down to the point of where they must be shut down for weeks at a time. Now imagine having to pay thousands of dollars a month as a clean resident and try to enjoy living here... now, find a better place to live. This place is shit. read more

Still One Star Very good news has been given to me today. The regional manager called me today and informed me of what the actuality of our situation is. First, there is no waiting time for Enzo to be considered at this complex. Not only was this unjustified and unfair, but illegal as well according to the Fair Housing Act laws that protect people and their emotional support animals. Another unlawful restriction they have in place includes excluding specific breeds and weights of dogs over 50lbs. Unless they have standing laws stating these restrictions, they are false guidelines nobody has to follow. And if they do have certain laws, they clash with federal laws that apply to people with ESAs, and in extension to the animals. The regional manager was very polite and understanding, and even insisted I call back if I needed further assistance. However there has not been any apology made for this indiscretion with the on-site team (Dorothy and Sarah). Besides these unlawful rules and being marginalized by the staff, they also specify that the official note from a medical provider must be, "within the last 30-60 days,." This is also unlawful as well, these letters last for one year. Clearly this staff has not taken any time to understand these regulations and laws, and have come up with their own rules on a whim. We look forward to returning home with Enzo soon. read more

My husband and I recently moved out of this apartment after living there for a year and a half. We loved it until the new management took over. They are rude and don't return calls. We were charged the electric bill for the residents after us and they refused to give us a refund, they waited two weeks before sending our rental history to our new apartment, and they missed the final walk through appointment. Don't live here if you care about good management. read more

I am reading some reviews people are writing unrealistic stuff. I have been in this apartment complex for last one year and planning to live one more year as I will be moving to north east next year. I have been living in different apartment complexes in different states as I moved to different states due to nature of my job. This apartment complex is one of my most favorite one. They have nice and clean apartments. Nice and clean attached garages which are very economical. Not to forget about indoor pool, gym and children play area. Management is awesome, particularly Dorothy and Sarah who always helped me whenever I called them to fix some thing in my apartment. I don't remember if I have ever called them again to remind them to fix some thing. I will highly recommend this place and I hope if you move here you will never regret. Tariq read more

If you want professionalism and great communication, do not look here for it. My girlfriend and I were well over qualified to sublease an apartment. We applied for the unit we were suppose to sublease. Didn't hear anything for 2 days. We had to call ourselves and that's when we found out they gave it to someone else and that person moved in the next day. Who knows if we didn't call would they even have called us back. read more

I moved to Grand River Estates in July 2017 and signed for a 1-year lease that was SET on ending June 30, 2018. When my boyfriend and I first moved in, everything seemed perfect! In-unit washer and dryer, 2 gyms, pool, sauna, etc., however, it was not enough for the horrible management at Grand River Estates. I have had a horrible experience with all management there (and I'm the kind of person who likes to get along with everyone). First, there was an older lady who was very accommodating and nice and responsive. She would call me back when I left a message and I hardly ever had to leave a message for the office. And then there was the younger lady who was... NOT so accommodating. Example: My boyfriend and I worked an hour away for nearly 12 hours a day, 6 days a week. To get our mailbox key, we had to turn in the form indicating any wear and tears. My boyfriend and I BOTH got the ok finally to leave work early to make it back to the office in time (they closed at 5). I called the office at 4 O'clock asking them if they would still be there and said they would be there even a couple minutes after 5. We hit A LITTLE bit of traffic and just to be safe, I called the office to let them know. The younger girl then said that they would not wait and would close at 5 and for us to try again on Saturday, when the office was open, but guess what? We work on saturday! And that was just the management BEFORE this NIGHTMARE of a management group came in. When the apartments were taken over by Weidner, I didn't think it would make a huge difference. Actually, I hoped management would get better. COMPLETELY WRONG. So many things were messed up in the process. My bf and I paid first and last month's rent (so naturally, the last month was June 2018) HOWEVER, for some reason, weidner applied the June credit for May and then said that they couldn't access any records from before the move. I was extremely patient and really tried to understand, because yes, I get that with new acquisitions, there is going to be some confusion somewhere, but this just seemed like they just wanted to avoid the problem. So I ended up paying for June because the the rent that was supposed to be for our last month, got bumped up. No warning, no idea AT ALL, so you can imagine our budget was extremely tight. We had been planning our move-out since the beginning because I only had one year of school left. I have had an overall horrible experience with weidner and the new management team at Grand River. One of the worst times was when I emailed them (because they offer an online rent payment option where we can contact the office through email). I didn't receive a response from the email so I called, but guess what? No answer. I left an extensive voicemail saying everything I did in my email and even asking if they received the email. I called the office a few hours after that and finally, someone answered. I introduced myself, asked if they received the email, they said no. I asked if they received my voicemail, they said no. Now imagine my frustration. Honestly, this place isn't too shabby for 1 bed-1 bath for $720 ($745 including detached garage) and with all the amenities... but just beware of the crappy management and "service." I just moved to this apartment complex. The management that was there when I originally looked at it, before making my decision, were wonderful. Everything seemed pretty nice. Once I moved in, management had changed. The new older lady in the office has worked for the company for awhile I was told, at a different location. She struggles with the most simplest of tasks. Can't reach anyone in the office hardly ever. Phone calls don't get returned. I've had SEVERAL maintenance issues that go unresolved, maintenance guy comes and leaves a nasty note that there was nothing wrong. Lose cupboard hinges, my oven takes over 40min+ to preheat to 400. The carpet that they said was clean is so gross and matted down. They should replace more often. My washer and dryer is a total joke. My washer is so loud that I cannot wash in the evening/night because its so noisy. Plus, it moves across the laundry room and I constantly have to move it back. The washer dial panel is nearly falling off, have to use to hands to dial so it doesn't fall off. The dryer takes sometimes 2 hours to dry just a medium load!!!!! I can't even imagine what my electric bill will be. Have leaky faucets that I've had to try and repair myself. Lightbulbs stuck in light fixtures. All this for the low price of $1330 a month!! That's a freaking mortgage. People, at least replace carpet periodically and update your damn appliances!! These are original to the building, are outdated and not energy efficient.
