Based on my experience, I cannot recommend Grant property Management. [[HIGHLIGHT]]After less than 60 days of working with them, communication has been extremely poor. Phone calls and emails frequently go unanswered, making it difficult to obtain even basic information.[[ENDHIGHLIGHT]] [[HIGHLIGHT]]As a member of the Board of Directors, I rely on timely communication from management to fulfill my responsibilities to the association. Instead, I have found the company to be largely unresponsive and difficult to work with.[[ENDHIGHLIGHT]] [[HIGHLIGHT]]There appears to be little communication, limited follow-through, and no clear system for addressing requests or keeping the Board informed.[[ENDHIGHLIGHT]] The overall impression is one of apathy and a lack of organization. Unfortunately, my experience has not inspired confidence in their ability to effectively manage a community. Our condo HOA was just stuck with them and they are so different than our last company. They are more of a bill collecting company than one that you would call with issues or problems with your condominium complex. read more

Our condominium recently changed to Grant. From their presentation they sounded competent, however, it became clear within a few months they are not. By far the worst management company I have ever had to deal with. Everything at grant is bad. The property managers, accounting staff and staff in general. I have no idea why any community would choose them to run an hoa. They are a mess. I have had much better experiences with other management companies. read more

UPDATE 8/19/23: I was able to obtain more HOA records. They show GPM has been buying "holiday gift cards" ranging from $610 to $1,015 every year (since 2016, GPM spent over $5624 on gift cards, some worth $400 each). Who are these gift cards going to? Board members volunteer to serve without pay and we already pay GPM. In 2018 GPM also spent $400 on Starbucks gift cards for people sitting on the HOA fine committee - GPM rewards/incentivizes people to fine their neighbors. Also, in violation of FL law, GPM failed to maintain our bank records for 7 years (they only go back 5 years). read more

My wife and I have had dealings with Grant Property Management for a while now. The previous owner didn't quite meet our expectations to put lightly, but things have really improved since the change in ownership a little over a year ago. I listened to the owner of grant management at our annual meeting, he was arguing with the treasurer and the outgoing president over how to run an election. He told the incoming Board members it was a private meeting when it came to selecting officers, he told one of those members she couldn't vote for herself. I have been on this property for over 30 years and this is the worst experience with a property manager I have ever witnessed. I hope the new Board members get them out of here they are horrible. Disrespectful and the owner definitely narcissistic. This company cannot even process a payment to our accounts in a timely manner. Grant property management is very unprofessional. They are bias on who they respond to if they respond at all. GPM has allowed vehicles to park in the walkway in front of my unit for almost a now. I cant even get groceries in my front door because there is alway a car parked in my walkway. Some of those cars are not even registered to the complex. The manager is unable to manage this property correctly and the owner refuses to fix the issues here. Do not use this management company. You will regret it. read more

I am specifically writing this review in regarded to Melanie Kamburian; who is the treasurer of Grant Property Management. I was simply walking my dogs through my homes complex, when she aggressively approached me and claimed I did not live here. She stated I was not allowed to walk my dogs past her home because she was the "President of the HOA". I reassured her I clean up after them and am just doing my routine walk around the complex. She continued to interrogate me and demanded proof that I lived there, since she's never seen my dogs before. Then she proceeds to get closer to me. I responded saying I do not have to disclose my personal address with you because I do not know who you are. I asked her politely to please give me and my dogs space, that she does not need to be in my face to discuss the issue. She proceeded to raise her voice and threating me. Also, stating she was going to take this "issue" up with the HOA. She was extremely aggressive and entitled. She should be stripped of her position on the board for how unprofessional she is threating her own neighbors! read more

I have been trying for 2 MONTHS to have a single bush replaced. This company has no idea what they are doing, when you call the people who answer the phone just seem to not have a clue of what to do. They say they will take cate of it and NOTHING happens. Hire this company if you want your property value to drop. POOR professionalism. read more

Grant Property Mgt co. is like many property management companies, can be difficult to communicate with and get follow-through on requests and projects. Although we were unable to prove that GPM had done anything illegal, their business practices ride the boundary of unethical. If you are not a big community, you will not have a fighting chance to get the law on your side in a dispute against them. They have financial resources and time that most associations are unable to defend their rights. · We had no signed contract with GPM, yet they threatened to make us pay to the end of a three-year term. · For the services they provide, they have been the most expensive and the most difficult to work with of all the management companies we had in 40 years. · They were largely unresponsive, while numerous projects were left undone for over a year. Emails containing Board approvals for work were lost. · They charged us extra money for services that offered no tangible benefits. · We requested documents that were not provided within the time delay given by Florida Statutes. · GPM put off our election for six months without cause, while remaining complicit with our old Board president who was holding onto power. · GPM switched our property managers four times in the first 18 months of working for Versailles Villas HOA. The property manager scheduled maintenance without the approval of the Board, while putting off more urgent work requests that the Board did approve. · GPM accounting has not helped the Board to work on details of their budget, even though this is part of the "services" offered as stated on the website. · In the first few months of a new Board, they used the authority of previous Board members to validate checks to vendors, even though our governing documents require the two signature on each check and cannot be done electronically. · GPM does not do regular inspections of the property as promised on their website. HOA Services include: "Supervising/inspecting the physical condition of the common areas to ensure they meet the standards determined by the Board. Ensuring that ...the established standards are addressed properly, responsibly and, most importantly, in a timely manner." · GPM website also agrees to Free Up The Board's Time: "A management company should address day-to-day matters and keep the Board's involvement in these mundane issues to a minimum... In this way, we can bring all the satisfactory alternative to the Board's attention enabling the Board Members to retain their roles as decision-makers and not as administrators, project coordinators or unpaid supervisors!" We had to contact vendors ourselves to get needed work done, because the manager did not follow through on work requests. · GPM website agrees to Relieve The Management Burden: "Responding to resident issues on a timely basis." This has not been done as we have communication from residents with roof leaks who attempted to contact GPM repeatedly without response or action until pressure was put on the manager by members of the Board. In sum, Versailles Villas HOA Board of Directors cannot in good conscience recommend GPM. read more

Every time I call their office the staff are friendly and helpful. Our property manager is very responsive and always follows-up with me. We were dealing with a private matter inside our unit and our property manager took the extra time to make sure we had everything figured out...it's the little things that make a difference! read more
