The neighborhood is beautiful and the maintenance lady is kind but the office staff is dismissive, they simply don't care about your happiness or safety. They scam with the water + sewage bill being over $100 a month but it's not a regulated utility so nothing to do but waste time and money suing. They have a pool open to all residents yet they charge you a fee when you use it!? Also charge a pest control fee yet the stairways and patio are filled with wasps & spiders!! Have three different water charges and also a utility fee when I pay for all my utilities, the only thing added to rent is water bill but it's three separate fees??? Very confused. Oh I also have bite marks on my blinds from past residents, water damage in kitchen, right by the fridge the floor is tore, etcc.. I could go on and on. The whole experience here has been wonderful. I applied and moved in within a week after getting approved. Apartment was clean, except they could have changed the carpet. The staff was very friendly and efficient, especially Taylor. The maintenance crew is responsive and fast. For the most the grounds stay and manicured. But you always have some residents that don't care. And yes sometimes the gates aren't working, as with a lot of other apartments. Pricing to me was reasonable. Overall I would definitely recommend this complex. read more

PLS READ!!This place is the worst place I have ever lived. They tell you the rent is 1450 and somehow sneak in 100 or more of hidden fees. I paid a 500 pet deposit that is non-refundable which they always, but it is to replace anything as needed. I have one cat and we are very clean the apartment was very clean when we left . The office manager informed me that they keeping my 500 pet deposit and it was not to be used on ANYTHING the carpet they said I owed 366 on top of keeping my separate 200 dollar deposit. Charged me 100 to clean a clean stove! I have lived plenty of places and as a single female I have never hear of them keeping a 500 and not using it ON ANYTHING!!! Then charging me 366 on top of that. I want anyone that lives here or just moved out to email me at ednafaath@gmail. I found a lawyer and I am going to sue them. WE SHOULD NOT BE SCAMMED LIKE THS!!! Was great until the move-in date. Still have not moved in on the day of this post. I will NEVER recommend this place to anyone if this is how we will start things. As a middle school educator, taking care of important things during the day is very hard. We are at school before everything opens and at school as everything closes. To get something done we have to request those days off. Very upset that I was called last week about signing my lease and getting utilities in my name before Monday 2/26/2024 my scheduled move-in date. With that, I would expect the apartment to be ready if I am given deadlines in my welcome letter. I showed up Monday at 9 am when the office opens but found out that they open at 8:30 am. Grayson Park, please update your Google Page to accurate information. Before I walked into the office, the Rooms-to-go delivery service was kind enough to extend my delivery time. I planned for this bed delivery service two weeks in advance for 2/26/2024. They were going to wait for me so I could get my bed. When I walked into the office and spoke to Taylor, she told me that I was scheduled to move in at noon. Since when did I have a specific time to move in when you told me everything was good to go? The only thing they were waiting for was for me to take care of stuff on my end. So, I had to call my bed delivery after them being kind enough to wait for me, but I had to cancel the delivery. The icing on the cake was when a lady from the office called me to inform me that I could not move in on my scheduled day but later this week. She gave all this run around how the apartment needs to be cleaned, but WHY was I told everything was ready to go last week if that is not the case today? I could have gone to work and taken tomorrow off to move. Now, I will not be able to move into the apartment until Saturday, March 1st due to teacher obligations during the week. Then I will not receive my bed until March 9th, another two weeks out due to the inconvenience due to Grayson Park Estates. This is extremely unprofessional on their end, but it is ok to take people's money. My aunt spoke highly of this place, but this place has ruined any kind of positivity I have to share. Very cheaply built apartments. Very noisy because carpets are super thin. They will raise the rent $400 with only a month to accept or decline the offer after receiving lease renewal letter. Asked for some paint from the front office and they still haven't responded. Broken gates. Jacuzzi broken. Nice looking on the outside of the apartment but not high quality. Very inconvenienced by constantly having to move vehicle due to apartment complex fixing things. Overall, not at all satisfied with Grayson Park Estates. read more

The electrical sockets in my living room have not been working. This is also a fire hazard. I had maintenance look at it 3 times and when I finally had the maintenance supervisor come, I called the office to ask if someone had checked it out. The person I spoke with was Natalie. She said yes and when I asked if it was working and if not then what would the next step be she responded with an I don't know. I told her that was an unacceptable. She went on to raise her voice, talk over me and yell. When I called her out on it she became irate and began to argue with me. She refused to apologize and acknowledge that she was being rude. She said i could record her and I let her know I would be speaking to her manager. If I have to I will involve a lawyer because this type of service is not right. I wouldn't recommend living here, it's absolutely terrible. Apartments are infested with insects, gates are always broken and the staff is rude and doesn't help. They overcharge for mediocre services. I say use the extra $200 a month in the Dylans across the street. Wouldn't even recommend this place to my worst enemy. AVOID AT ALL COSTS. IT IS ALL LIES. PLEASE LISTEN. This is my only one star review, and it would be a zero if that were an option. I wish I would have listened to the bad reviews because they ALL are true. This place is not only over priced, but it is outdated and the gate is ALWAYS broken. When you move in, be prepared to do A LOT of cleaning to make it livable. BE AWARE of the one million hidden fees in your rent. My 1,491$ rent is somehow 1,619$ this month, which is up from the 1,558$ it was last month. It is impossible to budget with ever changing rent. NOTHING is covered under rent and you will even end up paying their insurance. My appliances are outdated from 2006. My carpet is disgusting no matter how many times I clean it. Bugs in my lights at move in. Mold in my dishwasher, that I had to fight to replace. My AC cannot keep up and runs all day, even on a reasonable 71 setting with it being 70 outside. Your water pressure? Trash. The grounds and upkeep? Trash. Go take a peak at the fountain. Multiple rotten railings, and moldy/algae on all signs. They will nickel and dime the hell out of you You sign a FIFTEEN month lease. If I hadn't of lived there, I would think this place is a really bad scam. read more

I want to say renters beware. I lived at Grayson Apartments for eight years. The first couple years were great.. The water bills were so fake. I was getting 120 $119 bills every month come on they're adjusted at the office by the manager. Because I called and complained about it. The one manager at the time lowered the bill to $90 and soon as he wasn't around anymore, they up the bill back to 119. The gates are never fixed. They're always open. Or broken. We had a shooting there right by my house . Georgia CSI van was in my driveway along with one cop car with all their paperwork they were planning out. My whole place was taped off and yellow tape. I watched everything happened. Never have I seen anything like that before in my life. The car that had all the bullet holes in. It is still there. I sent a letter to tell them how I felt. They tell me it happens everywhere. OKwhere I lived and that's not secure. if it was secure, they would've never got in. There was a man across the street the older man that had gunpowder on his face. He was taking his dog for a walk and got caught in the middle of it. I watched the kids throw the the drugs on the opposite side of me with a gun. Prior to the shooting our second our third toilet in the downstairs had something go wrong with it and we ended up with 3 inches of feces and urine all over our whole downstairs, it was ankle deep. It was coming out the toilet horrendous. all they did is come in and mop. It does the cleaning ladies they gave us nothing for the food we lost that was in the closet. They didn't come in and give us a new floor. Nothing was offered to us. It was it was terrible. And that in the spring, we always had a outbreak of termites everywhere and when I say everywhere in the living room, we call the office and Dion told me I'd have my business and I have to take care of it instead of sending pest control out to our apartment to see what was going on they never they never did that. so I'm saying renters beware it is it is not what it is. It's not updated. It has no ceiling fans. Everything is old old old old and where I live now is like I have a center island. I have up-to-date fixtures. It's beautiful and not half as expensive of what Grayson charges . So renters beware and one more thing when I was down in the office to give my final keys and everything it was Dion and the manager and someone else and they were all laughing in there and I'm sure they were saying well you know we'll get her whatever because they were laughing they come out and they charge me $5000 to leave the apartments. They told me that I had two water bills for 119.00 . We were not there . Stay away look somewhere else. And Grayson Park states please don't reply. I don't care about it. read more

I moved here in 2015. I was very pleased with the appearance of the property and the convenient location. That has all changed now. The upkeep and feel of the complex has gone downhill dramatically. When concerns and/or issues are raised, you are lead to feel more like a nag than a customer. I consistently have to become extremely persistent when I have an issue and email follow-ups in writing to get the appropriate response. The rent is constantly being raised, which I can expect, but I honestly don't know where the extra money is going. The gates are not operating more than when I first moved in and the trash is overflowing weekly. I am not one to write negative reviews just for the heck of it, but enough is enough. read more

Gates are always broken, maintenance is incompetent, the manager is never available, the phones are never answered, the laundry room is filled with the same broken machines since I moved here, and the office staff, including Dionne are a bunch of idiots. I had a leak that progressively got worse. The first maintenance person came to the apt and said they didn't see a leak in my bathroom yet when I arrived home, the bucket under the facet had overflowed. I called that evening, no response. I called the office during the day and left numerous messages, no reaponse. Finally, I had to show up in the office and the only response I got was we can fix it Monday. My lease is almost finished and my family and I will be somewhere else. Don't let the quiet, scenic layout fool you. They run this place like the slums and raise your water bill and rent every year.
