That is, until she completely ghosted us and dropped the ball on the application process. We were told multiple times, at the tour and leading up to applying, that we could recover our administrative fees (not the application fees) if we decided not to move forward or if our application was denied. Well, once we saw how poorly things were going and how the leasing consultant dropped off the map, we got a bad feeling and decided to back out and request our money back. After no response initially when asking when we would get the fees back, the leasing consultant tried to be clever and left a message for my (grown but much younger) roommate /family member whom she had never dealt with the entire time except for meeting them at the tour. As she was being avoidant with me, I guess she thought this was the weakest link.(This is absolutely untrue! Interestingly, as soon as we pulled up for the tour - before even going inside - my roommate said "THIS IS A NO". This is a very intuitive and wise person whose vibes about something are always very strong and accurate.) She stated in the voice message that the application never went through and that because of this, we couldn't get our administrative fees back. We did our part and had evidence we did. So, why? I'll tell you why. SHE didn't do her part to get it to the next stage of processing, whether purposely for some reason or inadvertently, and as a result, we had to pay the price for this - literally and figuratively. She took no ownership for this, but if it was purposeful, then why would she? I wonder what happens to the money because it doesn't just end up in a black hole. Someone has it. Seems unfair and unethical. I called their home office about it, but no one ever responded. Can't say that's surprising because the pattern of poor service often trickles down from the top. I'm actually glad we didn't end up living here. Even though the overall score on other review platforms is acceptable and some are high, many of the specific, less positive reviews share common themes. Additionally, everyone has a different standard of excellence depending on their personality and prior experiences elsewhere. Sometimes that thing that seems great, really isn't. It's only an improvement from the prior. (For example, if we were previously unhoused, then ANY home - no matter how bad - might seem amazing.) In summary, this place seems professional and nice at first, but the true colors eventually come out and the facade is evident. Definitely beware of wolves in sheep clothing here. I do not recommend it, no matter how pretty, new, and shiny it is.

I would not call these luxury apartments. the ceiling in my apartment is very botched. The pools have been closed a lot this past summer due to maintenance. The areas where they keep the gas grills are not kept nice. (people do not take care of the things they are allowed to use) The furniture all needs to be replaced but then it would probably make our rent payments go up. The only noise problems I have had are the people they hire to do lawn maintenance loud talkers, the cars that don't have mufflers are loud and the people playing their music in their cars with their windows down are too loud. LOL I had a person in their parked car, playing music so loud the base was rattling my windows. Oh and the windows?? the seals are all broken and they have moisture and dirt between the double panes. I have on nice clear window because it was damaged. I am sure there are nicer apartments here but the two that I have rented over the past 3 years have been outdated.

I SO wanted to give Park Trace Apartments a positive review, as my overall living experience there…read morewas generally fine. However, my move-out experience raised serious concerns about communication, integrity, transparency, and how charges were handled. One issue involved a $200 charge for a paper parking sticker. We were given nearly four pages of detailed move-out instructions and possible fees, and at no point was a parking sticker ever mentioned as something that could be charged for or required to be retained/returned. That omission felt like either a lapse in oversight or a lack of clarity around fees. We were never informed about this charge beforehand, and it was only removed after I questioned it. For future residents, don't toss your parking sticker--because apparently it's worth charging you for later, even though it's almost certainly never reused and feels wildly overpriced for what it actually is. There was also a carpet "damage" charge at move-out. The only documentation provided was a statement noting that the carpet had been replaced approximately five years prior and was due for an upgrade, which aligns with typical apartment carpet replacement cycles and normal wear-and-tear timelines. However, no evidence was provided showing that we were actually liable for "damage" beyond normal use or what the "damage" even was. Despite requesting clarification and proof multiple times, the charge was still insisted upon, and I was told the account would be sent to collections if it was not paid. After that, communication was cut off, which felt unprofessional given that I was trying to resolve the issue in a civil and respectful manner. Overall, while living there was fine, the move-out billing process felt unclear and inconsistent, especially regarding documentation and dispute resolution. I hope management improves transparency and communication so future residents have a clearer understanding of potential charges upfront.

Carpet shown in bedroom pictures, none in apartment. Vaulted ceilings are also mentioned, however none seen in website videos. I suspect if there are any, vaulted ceilings will be top floor apartments. Regardless, the advertising gives the perception vaulted ceilings are commonplace. Cockroaches climbing wall outside apartment door. Let's not forget quality craftsmanship-see photos.

Tina, Kayla and Jasmine from the administrative team, and George and Jamal, from maintenance are top-notch, super friendly and easy to deal with. We love the complex's atmosphere, the lovely layout, and how peaceful it is, day and night. Bonus: I always look forward to the fun social events they promote at the holidays! :) I highly recommend it!

He was in the office alone and there were people in and out making payments since it was the first of the month. He was very Professional and Patience. We were able to do the tour, he took the time to explain everything and answer all of my questions and gave me his card to call him if I had any questions, He also told me how to go online to start the application process, which I did immediately. I was really impressed with the management team. The neighborhood is nice and peaceful and it looks like the maintenace team does a good job keeping the grounds and the pool clean. My yorkie and I are in the process of moving back from Central Georgia and since I work from home, I need a peaceful and claim place. This looks like the place for us. I can't wait to move in
